Old Town Design Review Committee
March 11, 2019
Item 1:
The Old Town Design Review Committee was called to order at 4:00 p.m. with the following
members present: Erum Ali, Randy Tetzlaff, and Jack Tidwell. Members Amanda Ferguson and
Sharon Ellis were absent.
Staff present: Michele Berry, Planning Manager; Stephanie Grigsby, Residential Plans Examiner
Item 2:
The second item on the agenda was the approval of the minutes from the February 25, 2019
meeting. A motion was made by Randy Tetzlaff and seconded by Jack Tidwell to approve the
minutes. The motion passed unanimously (3-0).
Item 3:
The third item on the agenda was Consideration of a Letter of Design Approval for the Exterior
Modification of an Existing Building at 123 W. Main Street as Requested by William Peck on
behalf of Ana Mier, the Applicant.
Staff gave a brief overview of the proposed exterior modification. The architect was present and
available to answer questions. Discussion was held regarding the vestibule, and ADA
requirements. A motion could not be made on the item at this time as the property address is 131
W. Main Street. The item was scheduled to reappear at the next Old Town Design Review
Committee meeting on Monday, March 25, 2019.
There being no other items to discuss, the meeting was adjourned at 4:27 p.m.

Please let this letter serve as a narrative for consideration for the exterior renovation of the existing building at 131 W. Main St.
Front Elevation: The new double door with wood trim around will be added in line with existing storefront windows. The existing metal slip cover will be removed and new wood paneling and trim will be added to the area below windows as shown in the drawings.

SUBJECT: Consideration of a Letter of Design Approval for a Window Sign and a Door
Sign for Natural Reserve LLC; Located at 140 W. Main Street; as Requested
by Paul and Diana Matte on behalf of Alison Grant, the Property Owner.
BACKGROUND
Natural Reserve is a new business located at 140 W Main Street, previously occupied by Flourish.
The applicant is seeking approval for a window sign and a door sign.
ANALYSIS
Window Sign
The window sign is located to the east of the main entrance. The proposed sign features
their logo, the business name “Natural Reserve” and the letters “CBD” below. The letters are in
san-serif font in gradient colors of yellow to light green. The existing window is approximately 30 square feet, measured 76 inches by 58 inches. The sign area is less than 10
square feet and meets the 30 percent maximum area requirement.
Door Sign
A door sign will be located on the public entrance door. The door sign features the logo, business
name and business hours. The sign is 28-inches by 24-inches, approximately 4.67 square feet and
meets the area requirement.
RECOMMENDATION
Staff recommends that the Old Town Design Review Committee consider a letter of design
approval for the window sign and for the door sign as presented.

Company Overview
Natural Reserve is a retail company offering natural supplements to improve overall health, mind, and body. Our
products contain CBD which is an incredible compound packed with vitamins, omegas, and essential fatty acids that are
known to have beneficial impacts on the skin, hair, and overall body as well as it acts as a natural anti-inflammatory.
Our products are grown and processed directly on a farm in Colorado, regulated by the Colorado Department of
Agriculture. On-site chemists, and an independent third-party lab, test each batch to ensure that our products are free
of any pesticides, heavy metals, bio-contaminants, or unwanted solvents.
People will use these products to aid with the following:
Skin Treatment Acne Pain Management Inflammation Depression Anxiety Insomnia Heart Health
Psoriasis IBS Alcohol Withdrawals Curb Smoking

Financial Overview – Year 1
The below financial overview was created after talking with many other business owners in DFW offering similar
products as well as talking directly with the farm based on their other customers throughout the country.
The anticipated revenue reported is from a combination of sales via the storefront as well as an on-line store. The
projected numbers are also lower than many have recommended but I would rather go with the lower values to be safe.
These numbers also do not take into account a “distribution/wholesale” model that we will also be adding into the
portfolio once the business is up and running. The distribution/wholesale model has the potential to more than
double the revenue and does not add any additional expenses outside of what we currently are accounting for.
Additional Sources of Revenue not accounted for
I am purchasing these products directly from the farm at distribution rates, which means there is plenty of margin for
me to act as a local distributor/wholesaler. My plan is to approach local companies in the area who may benefit from
selling our product on their shelves. I currently have two sales people who will work part-time on a commission basis
selling my product to other stores and the stores discount levels will depend on the amount purchased. There is plenty
of margin for my sales team to get 20% of the sale, and every future sale, for every customer they bring in as well as
plenty of margin for the local store.
A few areas we will be targeting are local health shops, gyms, convenience stores, etc. Not only do our products provide
benefits to humans but there is also a line created for pets. Another area the sales team will be approaching is local pet
clinics, pet groomers, pet supplies, etc.
This whole “distribution/wholesale” model is not included in the above financial overview, which means the numbers
will actually be much higher than I have showed, but again I am going with the lower numbers to be cautious.
