1.A Home Inspection is a visual non-invasive visual examination of a residential dwelling, performedfor a fee, which is designed to identify observed material defects within specific components of saiddwelling. Components may include any combination of mechanical, structural, electrical, plumbing,or other essential systems or portions of the home, as identified and agreed to by the Client andInspector, prior to the inspection process. the condition of such components is reported as found onthe day of the inspection. The Home Inspector does not move furniture, storage items, or removewall coverings and flooring.____________________________________________________________________2.A home inspection is intended to assist in evaluation of the overall condition of the dwelling. Theinspection is based on observation of the visible and apparent condition of the structure and itscomponents on the date of the inspection and not the prediction of future conditions. A HomeInspection is not Technically Exhaustive._____________________________________________________________________3.A home inspection will not reveal every concern that exists or ever could exist, but only thosematerial defects observed on the day of the inspection. Some issues may not be obvious during theHome Inspection because they can only happen under certain weather conditions or when a specifictap or appliance is used in everyday life._____________________________________________________________________4.A material defect is a condition with a residential real property or any portion of it that would have asignificant adverse impact on the value of the real property or that involves an unreasonable risk topeople on the property. The fact that a structural element, system or subsystem is near, at or beyondthe end of the normal useful life of such a structural element, system or subsystem is not by itself amaterial defect. The Inspector is not required to offer estimates of repairs or replacements._____________________________________________________________________5.An Inspection report shall describe and identify in written format the inspected systems, structures, and components of the dwelling and shall identify material defects observed. Inspection reports maycontain recommendations regarding conditions reported or recommendations for correction, monitoring or further evaluation by professionals._____________________________________________________________________6.The Home Inspector does not make reference to updating of components like kitchen andbathroom cabinets, fixtures and fittings such as carpets or blinds, due to wear and tear, fashion orefficiency._____________________________________________________________________7.The Home Inspector does not conduct tests for mold, asbestos, UFFI, or pests like termites ormice. Identification of UFFI cannot be done without being invasive. These items require specializedtests and are beyond the scope of a Home Inspection as per the International Standards of practice._____________________________________________________________________8. This is NOT a Code Compliance Inspection. The Inspector does not try to determine whether ornot any aspect of the property complies with any past, present, or future codes, regulations, laws, by-laws or other regulatory requirements.___________________________________________________________________9. All repairs should be done by a licensed &bonded tradesman or qualified professional. Irecommend obtaining a copy of all receipts, warranties and permits for the work done._____________________________________________________________________10. The Ratings are Abbreviated as such:Good - Component is in good conditionFair - Component in fair condition. Some action requiredPoor - Component in poor condition. Immediate action requiredNI - Component Not Inspected (Reason provided)NP - Component Not Present

GlossaryGlossary
Term Definition
ABS Acronym for acrylonitrile butadiene styrene; rigid black plasticpipe used only for drain lines.
AFCI Arc-fault circuit interrupter: A device intended to provideprotection from the effects of arc faults by recognizingcharacteristics unique to arcing and by functioning to de-energizethe circuit when an arc fault is detected.
Bonding The permanent joining of metal parts together to form anelectrically conductive path that has the capacity to conductsafely any fault current likely to be imposed on it.
ESA Electrical Safety AuthorityGFCI A special device that is intended for the protection of personnel
by de-energizing a circuit, capable of opening the circuit wheneven a small amount of current is flowing through the groundingsystem.
PEX PEX stands for cross-linked polyethylene. It is a type of plastictubing made from high-density polyethylene. It is used for radiantfloor heat tubing and for water supply. PEX has a lot ofadvantages over copper piping, such as: It is far less expensiveas a raw material.
PVC Polyvinyl chloride, which is used in the manufacture of whiteplastic pipe typically used for water supply lines.
TPR Valve The thermostat in a water heater shuts off the heating sourcewhen the set temperature is reached. If the thermostat fails, thewater heater could have a continuous rise in temperature andpressure (from expansion of the water). The temperature andpressure could continue to rise until the pressure exceeds thepressure capacity of the tank (300 psi). If this should happen, thesuper-heated water would boil and expand with explosive force, and the tank would burst. To prevent these catastrophic failures, water heaters are required to be protected for both excesstemperature and pressure. Usually, the means of protection is acombination temperature- and pressure-relief valve (variouslyabbreviated as T&P, TPV, TPR, etc.). Most of these devices areset to operate at a water temperature above 200° F and/or apressure above 150 psi. Do not attempt to test the TPR valveyourself! Most water heating systems should be serviced once ayear as a part of an annual preventive maintenance inspection bya professional heating and cooling contractor.
