A beautiful place for living
beaulieu.uk.com
Beaulieu will set the new standard for living in Chelmsford. Representing a vibrant new district this unrivalled residential setting is set to become one of the most desired addresses in the city.
Inspired by its rich heritage, Beaulieu brings together truly inspirational architecture and landscape with exemplary community infrastructure. Set around the breathtaking former palace of King Henry VIII, the development will evolve into a series of neighbourhoods connecting seamlessly to the wider landscape and countryside for generations to come.
Beaulieu, a beautiful place for living.
A beautiful place for life.
OUR VISION FOR
BEAULIEU
2 3
Beaulieu will become a wonderful place for residents to experience the true meaning of community. A place where work-life balance and quality of life are achievable.
The many parks, village greens and open spaces planned at Beaulieu will allow residents to come together to enjoy an array of outdoor sports and recreational activities ranging from community gardening and arts projects to summer fetes and football matches.
No matter where you are in life, Beaulieu will offer a home for you that suits every lifestyle, allowing you to stay within the community as your life changes. One to five bedroom homes are being created alongside extensive community and recreational facilities for all ages as well as two proposed new primary schools and a secondary school, a new train station with direct links into London, and a leading-edge business centre.
A BEAUTIFUL PLACE FOR LIVING

Beaulieu will boast an extensive and diverse range of green open spaces ranging from formal parks, village greens, play areas, orchards and community gardens to natural meadows.
Playing a crucial role in bringing people together, the parks and open spaces will connect the new Beaulieu neighbourhoods and provide access to the wider landscape. A commitment has been made to preserve and enhance the valuable historic and natural assets which give Beaulieu its unique character.
In fact, parks and open spaces make up around 180 acres of Beaulieu, giving residents a wealth of choice in their outdoor activities. Wildlife and biodiversity is encouraged to flourish in various habitats, while landscaped gardens offer variety to the eye. For children, equipped play areas will be individually designed and creatively planned to make play stimulating and fun for all ages.
From walking the dog to gardening in your allotment, these thoughtfully designed open spaces will enhance lives and improve health and well-being.
Managing for the Future
Beaulieu will evolve over many years and its parks and open spaces will grow with it. Ownership of the majority of public open spaces will be transferred to an independent body which will manage, develop and preserve them indefinitely. They will be charged with maintaining Beaulieu’s reputation as a premium location, and to manage the open spaces in partnership with the local community.
ENJOY THE PARK LIFE

Beaulieu has been intelligently designed to be completely accessible without the need of a car. Existing public footpaths and bridleways have been preserved and enhanced, while a proposed network of new footpaths and cycle-ways create jogging trails, trim trails and the perfect setting for a leisurely walk on a summer’s day.
Connecting all of the neighbourhoods seamlessly will provide quick routes to Beaulieu’s amenities and open spaces, promoting a healthier lifestyle for all. These connections also extend beyond the boundaries of this new district where you can explore the surrounding countryside as well as cycle-ways and footpaths that lead into the city centre.
EXPLORE BEAULIEU AND BEYOND

Situated in a highly accessible location to the north east of Chelmsford, Beaulieu is perfectly placed to provide both residents and businesses travel connections to the city centre, London and the wider area.
Chelmsford is approximately 32 miles north east of London and is a popular commuter base benefiting from good local road links that enable easy access to the A130, A12, M11 and M25 motorways. London Stansted Airport is 16 miles from Beaulieu and Chelmsford railway station offers regular, direct services to London Liverpool Street within 30/35 minutes.
Commuting will be made even easier from Beaulieu with a brand new, fully funded, railway station anticipated to open by 2022. Planned with an approximate 10-minute frequency service during peak times, this will open up the route to London and beyond for both residents and the wider community. The approved plans for the station also incorporate a bus interchange and substantial cycle parking, as well as a dedicated pedestrian and cycle route which will connect both the residential areas and the new business park to the new railway station.
A new relief road will also mean quicker journey times for Beaulieu residents with a direct connection to Boreham Interchange (junction 19) of the A12, and the A130 leading to the A120 and M11. Alongside this, a high frequency bus service will serve the development connecting residents to the city centre and Chelmsford railway station.

Designed as the heart of the community, the Beaulieu Square Neighbourhood Centre will be the perfect place to meet new friends, shop and socialise.
Planned around a landscaped central square, the new Neighbourhood Centre will comprise a variety of shops and community facilities including a new Sainsbury’s Local, café/restaurant, day nursery, health centre and Beaulieu Community Centre.
The central square is inspired by the traditional village square providing a focal point for the community. As well as providing the entrance to the proposed new schools and community facilities the central square contains a performance space with the potential to host a wide range of community events.
In addition to Beaulieu Square, Beaulieu Exchange will provide a new business and commercial centre for Chelmsford whilst Beaulieu Central will provide further retail outlets and amenities, including a hotel situated next to the new railway station.

Beaulieu has been designed to be a place where people come together as a community. A place where you can get to know your neighbours, meet like-minded people, exchange ideas and discover new interests – or perhaps re-kindle an old one!
Within Beaulieu Square’s Neighbourhood Centre, a new community centre will overlook the central square providing organised activities and events for both residents and the wider community. This is the first of many facilities that will lead to building a vibrant community.
Allotments and a community orchard and gardens will encourage residents to get green fingered. If that’s not enough, Beaulieu has been designed so that the residents can make the most of their surroundings. New parks, sports and recreational facilities together with a network of footpaths, and cycleways will provide the Beaulieu community with the perfect opportunity to come together to enjoy a variety of outdoor events and sporting activities.
Beaulieu will be what you make it, a place that you will be proud to call home for years to come.

The concept of community life and ‘place-making’ at Beaulieu will be enhanced through the installation of public art across the development’s open spaces. Considered as important as the design of the landscape and the architecture of the buildings, this will create an exciting and dynamic sense of place – somewhere people will be proud to call home.
Talented artists have been recruited to interpret themes telling the Beaulieu story. These motifs will link together to reveal the history of the site plus the new development and its context and landscape. A combination of sculptural and functional art will create a distinctive character that is accessible and inclusive for all. Meanwhile, temporary installations and engaging activities will create ways for residents and visitors to take ownership of the public places.
Locals and visitors alike will be invited to explore the development through storytelling which will be revealed in ribbons of text, embedded images and way finders. This interactive approach will lead them to explore other aspects of the history and context of the development, and in turn to an emotional attachment and connection with Beaulieu.

A CITY OFCULTURE AND HISTORY
18 19
Chelmsford has been named in The Sunday Times guide as one the best places to live in Britain for education. Not only is it one of the few counties in England to have kept its grammar schools, King Edward VI and Chelmsford County High School for Girls are also among the top 20 state secondaries in the country.
As some of the most important decisions we have to make about our family centre on education, it is important to live in an area well-served by good quality schools which can offer a first-class education for children of all ages.
Beaulieu will not only benefit from the existing network of top class schools that exist in Chelmsford, it will also see the introduction of two new primary schools and a new secondary school for the benefit of residents which will strive to reach the excellent standard of existing education across the city.
With a superb selection of both state and private schools available for all ages including the renowned ‘Felsted School’, as well as excellent higher education facilities at the nearby Anglia Ruskin University, Chelmsford College and Writtle College, it is easy to see why Chelmsford is an obvious choice for growing families.

Occupying a central and prominent position within the Beaulieu development is New Hall School, a leading Catholic independent boarding and day school.
Founded in 1642, New Hall is one of the oldest Catholic schools in England. In 1799, it moved to its current location, which was originally the Palace of Beaulieu, previously owned by King Henry VIII. The historic significance of New Hall is recognised in the
Grade I status of the main building and its Grade II-listed park and garden, which covers the main campus and the mile-long, tree-lined avenue. The Royal Coat of Arms of Henry VIII can still be seen in the magnificent school chapel today.
New Hall is Chelmsford’s only independent senior school; in 2009 and 2010, it was the UK’s top performing co-educational Catholic boarding and day school for A-Level results.

At Beaulieu, we know that everyone is different, with their own tastes, opinions and preferences. Traditionalists will gravitate towards our colonial-style New England properties, while those with a love of all things 21st century will no doubt opt for one of our more contemporary homes. You can be assured that, whatever your own personal taste, there will be something for you across this vibrant new district.
Buying a home is one of the most important decisions you will
ever make, which is why all homes at Beaulieu are not only
planned to offer you maximum space, light, comfort and security,
but a true mix of property styles, with something to suit each and
every one of our customers.
Perfectly attuned to contemporary life, never compromising on
quality and providing a strong commitment to creating communities
are a handful of the merits that make Countryside different.
Each home we build boasts a carefully considered design and
quality specification, as well as being perfectly attuned to the
environment and put together with expertise and flair. You can be

Beaulieu Exchange and Beaulieu Central
As a well-designed working environment Beaulieu has provided the opportunity to create a memorable sense of place for business through architecture and landscape in a holistic design. Advantage is taken of the proposed railway station and the accessibility of Beaulieu at the heart of the county to provide business units of quality and quantity to meet the needs of contemporary enterprise.
Together, Beaulieu Exchange and Beaulieu Central will contain commercial space including a hotel and business park. With unrivalled access to road, bus and rail networks, the size, scale and quality of this commercial centre creates a strategic employment offer of significant regional importance.
The Neighbourhoods
With a uniqueness born of architecture and landscape, Beaulieu creates a harmonious relationship between the natural and built environment.
Added to these design cues are four new neighbourhoods interconnected with new green spaces, such as tree-lined avenues, parks, recreational places and play areas. Each neighbourhood will be filled with its own unique characteristics and will combine to create a transition from town to countryside.
From the strong hunting and equine story that runs through the area to the natural open spaces in the form of fields, heaths and meadows, it seemed fitting that the names of the four neighbourhoods should be inspired by Beaulieu’s historic and royal past.
