In the 1660’s three large mansions, including Burlington House(now the Royal Academy) were built on the north side of Piccadilly. These were followed by other smaller scale high quality,speculative residential developments. The early development wasgradual and piecemeal, but the pace and scale quickened from the second decade of the 18th century. The townscape of Mayfair derives from this gradual development and the subsequent renewal of many of its buildings over a long period of time. This has resulted in a generally formal street pattern containing an informal mixture of building types.
Clifford Street, New Bond Street and Conduit Street were developed from 1717 and the first houses in Hanover Square were completed in the same year. By 1750 development of the Berkeley Estate, including Charles Street and adjacent streets were under way.
The current street plan of Mayfair has been dictated largely by the pattern of land ownership. There are three distinct areas of typical 18th century grid-iron layout; the first based on andaround Grosvenor Square and Hanover Square, the second based on Berkeley Square and the third based on the line of the east end of Piccadilly.
In 1969 The Mayfair Conservation Area was designated. This was extended in 1974 to include areas to the south and east of Berkeley Square and east of Savile Row. In 1979 it was extended again to include the area from the north end ofSouth Molton Street to North Audley Street and small areas on Park Lane and Oxford Street.
Charles Street is situated in the south of the MayfairConservation Area, and directly south west of Berkeley Square. No. 9 Charles Street and No. 7 Hays Mews have been constructed on a single plot and were originally within one demise. Both buildings are unlisted.
Mayfair’s History
Mayfair derives its name from a fair held in May in the fields around the site of the present Shepherd Market.

It continued throughout the latter half of the 18th century. Some of the original structures survive and they are complemented with later development, significantly those from the late 19th century and early 20th century. Despite theevolution of the area over the centuries, the prevailing plan form and plot pattern remains unchanged.
No. 9 Charles Street and No. 7 Hays Mews are part of the diverse and architecturally important Mayfair Conservation Area, although they are unlisted. This area has changed with the prevailing style of the age and whilst this had brought about a variety of designs, the constant is a pattern of well-built, well-crafted buildings. Charles Street, while at first glance linedwith buildings of different styles, follows an emphasis on the architectural paradigm of verticality. The original 18th centuryplots are also still adhered to.
For this particular site, by 1870 the plot had been delineated with four possible building decisions. Between 1870 and 1894there is a distinct change of plan, indicating the period in which a new building was most probably erected. By 1894 there was one single construction although the cottage is still shown as a separate building. In the late 19th century the most significant development was the reconstruction of the principal façade. This was carried out in the “Queen Anne freestyle” which was becoming popular in the latter years of the 19th century throughout the West End and Mayfair.
