Every tiny detail of our sensitively restored mill tells another tale from its interesting and varied history, spanning 115 years. But its story doesn’t end here. Our stunning development simply turns another page, and gives you a chance to start a whole new chapter in style.

SPINNING YARNSFOR 115 YEARS

Originally built c.1903 for James Mathers, our impressive Edwardian building went on to become the largest textiles mill in the area. Also locally known as New Mill or Mathers Mill, Horsforth Mill produced thousands of metres of high quality fabrics every year, and built a reputation for an unmatched level of craftsmanship – a tradition we’re carrying on today with our attention to detail as we lovingly bring this old building back to life.

In 1927, the Lister Brothers made Mathers an offer he couldn’t refuse and bought the mill as part of their growing textiles empire – moving from their traditional single yarns (which were struggling to compete with new artificial silks) to modern double yarns. But it wasn’t long before double yarn prices also began to fall, forcing Horsforth Mill to drastically reduce its output.

Over the following few decades, the Lister Brothers struggled through the Great Depression, making parachutes during WW2, skills shortages and the challenges all traditional manufacturing faced generally, and in 1962 the decision was taken to wind up the business. Production at Horsforth Mill ceased in April of that year.

The building sat empty for many years until Gamestec Leisure, an arcade and amusement company, moved in.

In the summer of 2014 we started an ambitious project to save this iconic piece of local history, and give the building purpose – and a place in the fabric of the community once more.

INDIVIDUAL TOUCHESEvery aspect of the homes at Horsforth Mill has been carefully considered. This includes even the smallest details having been meticulously reviewed to ensure that these luxurious properties bring a lifetime of pleasure. The following sections detail the finishes and fittings you can look forward to. To allow you to personalise your home even before you move in, we also offer a carefully selected range of upgrades and options. These have to be chosen early enough in the build process to allow us to include them. Your Sales Adviser will be happy to tell you about their costs and the last possible dates by which they must be selected.

ELECTRICAL FITTINGSAll homes are fitted with a video intercom as well as mains-wired smoke and carbon monoxide detectors with battery backup for extra security. In addition to a front door video interface, all communal areas light automatically triggered by movement between dusk and dawn sensors. A BT socket is provided, and the living room, study and all of the bedrooms have television sockets connected to a Freeview aerial. The living room, study and master bedroom also have Virgin and Sky points installed and ready for use, so only a subscription is required to access these services. To keep energy costs down, photovoltaic panels have been installed which feed into the electricity supply.

KITCHENSThe stunning kitchen combines Italian styling with exceptional high quality materials to create the perfect hub for your home. All doors and drawers are handless with a matt finish for a clean, contemporary feel throughout. They are also soft close and are available in white, light grey or mid grey.

The solid worktops are made from hard wearing 100% acrylic in a choice of stylish colours with seamless joints offering grooved drainer slots direct into the worktop surface. A quality stainless steel under mounted sink helps complete the look. Little touches that mean so much include a pull out bin to keep things neat and tidy and a hidden cutlery drawer. In addition to all this, impressive LED lighting ensures your dream kitchen is always lit at its best light.

BATHROOMS AND EN-SUITEThe bathroom suites at Horsforth Mill have been selected from the Villeroy & Boch Architectura range, with LED sensor mirrors to complement the basins where the layout permits. Lever-operated chrome monobloc taps have been chosen for their elegant combination of convenience and style, while toilets are fitted with soft-close seats. The Hansgrohe showers incorporate a low-profile tray, exposed chrome mixer valve and clear glass wetroom panels or shower door, and there are shaver sockets in both the bathrooms and en-suites. Ceramic tiling extends to full height in shower area and half height elsewhere. LED downlights provide bright even lighting while reducing your energy consumption. Heated towel rails have been added to bathrooms and principal en-suites.

INTERIOR DÉCORInterior walls are painted in a contemporary palette of grey and white Farrow and Ball emulsions, with a smooth white finish on all ceilings, while all woodwork, including the contemporary rebated skirting boards and architraves, is painted satin white. Apartment entrance doors are contemporary grey laminate hard wearing finish and all interior doors are laminated in white with embossed detailing, finished with chrome lever-on-rose handles. To give your apartment a truly luxurious finish, engineered wooden flooring to the corridors and living rooms is available in light oak. In carpeted rooms you’ll enjoy the last word in comfort with the luxury Invictus Carpet from Sirius in stylish silver/grey! Your stunning views will also not be interrupted with our choice of sleek aluminium windows which will also keep you cosy with highest glazing standards.

HEATINGThe electrical heating installed throughout the home is controlled either by thermostatic radiators or a separate room thermostat.
