The East Side Submarket’s array of key features and amenities attracts some of the metro’s largest tenants. Holding nearly 28% of the the metro’s industrial space and nearly 50% of the metro’s logistic space. Demand has been strong throughout the recovery, with vacancies plunging to levels well below the historical average. Rent growth has been exceptional in East Side over recent years, typically ranking as one of the highest annual growth submarkets in Tampa.

The combination of tight vacancy and high rent growth has started to catch the eyes of developers, with over 1.5 million SF currently under construction. It has also spurred some speculative construction, such as the recently completed Grand Oaks One, a 169,000 SF warehouse which was one of the few started in the last decade with a speculative component.

The area is home to a CSX Intermodal Terminal and the Port of Tampa (including Port Sutton), which is Florida’s largest port by cargo tonnage and land, per the Florida Ports Council. In addition, the East Side’s western border is less than 10 miles from Tampa International Airport. The submarket is also serviced by I-4 and I-75, which provide access to major metros to the north, and I-275, which offers access to St. Pete. Major manufacturers and retailers/wholesalers have a presence in East Side, including International Paper Company, Ace Hardware, and Coca-Cola.
