CONTRACT OF LEASE KNOW ALL MEN BY THESE PRESENTS: This CONTRACT OF LEASE is made and executed by and between: THE LESSOR: KENNETH NAVARRO, of legal age, Filipino, single and a resident of #56 San Nicolas 2, Magalang, Pampanga; -and- THE LESSEE: DAVION NAVARRO, of legal age, Filipino, married and a resident of #66 San Pedro 2, Magalang, Pampanga; - W I T N E S S E T H - That the LESSOR do hereby leases unto LESSEE and the latter accept in lease from the former APARTMENT WALANG WALA MAGALANG, PAMPANGA under the following terms and conditions hereunder agreed upon; NOW, THEREFORE, for and in consideration of the premises and upon mutual agreement agreed upon by the herein parties, the LESSOR do, by these presents, lease and lets the aforesaid property unto the LESSEE which the latter accepts to lease the same, subject to the following terms and conditions, to wit: 1. CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE is made and executed by and between:

THE LESSOR: KENNETH NAVARRO, of legal age, Filipino, single and a resident of #56 San Nicolas 2, Magalang, Pampanga;

-and-

THE LESSEE: DAVION NAVARRO, of legal age, Filipino, married and a resident of #66 San Pedro 2, Magalang, Pampanga;

- W I T N E S S E T H -

That the LESSOR do hereby leases unto LESSEE and the latter accept in lease from the former APARTMENT WALANG WALA MAGALANG, PAMPANGA under the following terms and conditions hereunder agreed upon;

NOW, THEREFORE, for and in consideration of the premises and upon mutual agreement agreed upon by the herein parties, the LESSOR do, by these presents, lease and lets the aforesaid property unto the LESSEE which the latter accepts to lease the same, subject to the following terms and conditions, to wit:

1. TERM OF LEASE – the term of lease contract shall be for a period of ONE (1) YEAR, commencing on APRIL 14, 2012 and to expire on APRIL 14, 2013 renewable only upon mutual agreement of the parties herein and subject to new terms and conditions to be executed in writing;

2. RENTALS – The rate of rentals over the leased premises shall be in the amount of P 5,500 per month to be payable every thirtieth (30th) of the month to which it corresponds. Failure on the part of the LESSEE to pay one month rental of the lease premises the LESSEE shall peacefully vacate the premises;

3. DEPOSIT AND ADVANCE – That the LESSEE shall pay the LESSOR the amount of P 11,000 as two (2) months deposit and the amount of P 5,500 as one (1) month advance rental to be paid by the LESSEE upon signing of the contract; however, any damages that may suffer by

the leased premises during the term of this contract, the amount deposited shall be forfeited in favor of the LESSEE;

4. INCREASE IN RENTAL – The LESSEE shall be informed in writing at least one (1) month notice in advance for any increase in rentals on the lease premises;

5. STATUS OF LEASE PREMISES – The LESSEE acknowledges that the leased premises is in good and tenable condition and shall undertake the necessary repairs to maintain the lease premises in the same condition;

6. IMPROVEMENTS AND/OR ALTERATIONS – Any improvements and/or additions to be initiated or introduced by the LESSEE over the leased premises shall be subject to written approval of the LESSOR, and upon completion of any and all such improvements, alterations and/or additions, the same shall become an integral part of the leased premises and the LESSEE shall have no right to remove or be reimbursed for the cost or value for the same;

7. LESSEE’S RIGHT LIMITATION – The LESSEE is expressly prohibited to sublease, assign, sell or transfer his leased hold right over the leased premises, in whole or in part, to any third person or relative;

8. UTILITY SERVICES – The LESSEE shall, at their exclusive accounts and expenses and from time to time and during the term of this lease contract shall pay promptly all charges for water, electric bills, garbage collection, security, and other services;

9. DAMAGES ON THE LEASED PREMISES – The LESSEE shall be liable for any damages that would be caused by members of the LESSEE’S family, relatives, friends, visitors, on furnitures/appliances provided by the LESSOR if any and parts of the apartments (e.g.: windows, faucets, etc.);

10. OCCUPANTS OF THE HOUSE – The LESSEE shall state on this contract the number of occupants of the said house agreed upon by the LESSOR and LESSEE; Number of Occupants: THREE (3).

11. NOTICE TO VACATE – The LESSEE shall notify the LESSOR at least thirty (30) days in advance should the former decide to vacate the leased premises before the expiration of this lease contract, in which case any amount deposited by the LESSEE unto the LESSOR shall be considered as forfeited in favor of the LESSOR;

12. ILLEGAL ACTIVITIES - The LESSEE and his/her fellow occupants SHOULD NOT engage in drug pushing, carnapping, kidnapping, illegal collection of money, prostitution or other crimes which may result to the closure of and/or involve the leased premises in particular and the house in general;

13. LIABILITY OF LESSEE/LEGAL ACTION – Violation by the LESSEE of any of the terms and conditions herein setforth including the non-payment of monthly rentals within the stipulated period, shall be a ground for the LESSOR to automatically terminate this lease contract. And, in case it shall be come necessary to enforce this lease contract by legal/court action, the LESSEE agrees to pay all legal expenses, consequential and attorney’s fee of not less than P 5000;

IN WITNESS WHEREOF, the parties have hereunto set their hands this 16th day of November 2013 at Angeles City, Philippines.
