Numerous industries from office furniture, to computer hardware, and even in cars, see modular design simplifying the way things are constructed for time, cost, and quality benefits. But what does modularization mean within the construction industry and how is it improving the industry as a whole? Modular construction is an innovative process where a building is custom designed and prefabricated in units - known as modules. These modules are fabricated off-site and under controlled factory settings, rendering facilities that are built to ideally reflect the design intent, using the same materials of traditionally built ones. With this prefabrication process, there are five reasons as to why modularization is becoming an effective and highly popular construction process. 1. Faster Time saving is the chief benefit to modular construction. This is due to having both site preparation and fabrication of building modules run in parallel, resulting in a significantly reduced construction schedule. Besides, producing the building modules off-site mitigates risks of site disruptions and weather delays. In addition, modular buildings are completed 30-50% sooner than their traditional counterparts. That's nearly, if not completely, half the time for each building, allowing for greater turnaround times.

5 Ways Modularization is changing the construction industry

You may have heard the buzz term "modularization" as it has become more popular over the last few years. Numerous industries from office furniture, to computer hardware, and even in cars, see modular design simplifying the way things are constructed for time, cost, and quality benefits. But what does modularization mean within the construction industry and how is it improving the industry as a

whole? 2. Quality Control While the building modules are constructed in half the time of traditional building materials, the quality is not lessened. In fact, better quality management is achieved by off-site fabrication of building modules. The controlled environment offers better QA/QC (Quality Assurance and Quality Control) measures, and protects materials from wear out and deterioration prior to installation. 3. Cost Saving The reduced schedule, less supervision and labour requirements, as well as the controlled production environment, often results in significant cost savings. Additionally, one can better budget with modular construction, able to account for the amount of material, and remove downtime of construction that often results due to weather restrictions. Moreover, the accelerated project hand over means improved cash flow for the end user. 4. Flexibility Modular buildings are ideal for a wide range of occupational purposes; including residential, hospitality, commercial, educational, and health facilities. Flexibility is maximized since the intended facility can be expanded, or even geographically relocated. This creates a new opportunity for growing businesses, or businesses looking to relocate. 5. Greener The factory-controlled process inherently promotes sustainability by generating less material waste, enabling reuse and recycle, and reducing air pollutants. As companies are looking to become more "green" in their sustainability efforts, modular construction supports these initiatives.
