There are a lot of homebuying myths floating out there. I’m here to break down seven of them to expose the truth. Myth 1: You need to have 20 percent for a down payment before you can buy a house.
Reality: It is quite common for lenders to offer better interest rates and products based on the size of your down payment;
however, there are all types of
programs available to home buyers. Meet with at least two or three lenders so you don’t miss out on a program that fits your needs. Since every family’s financial picture looks different, sit down and speak with prospective lenders about your specific needs. Getting some insight from a bank you already have accounts with is smart. Slipping one or two local (smaller) banks into the mix is a great idea, since they may have the ability to move things around and cater to your needs easier than a national
bank would. You may be surprised to know that there are even zero percent options for buyers even if you’re not in the military. Myth 2: If you have student loans or other debts, you won’t get approved for a mortgage.
Reality: Debt is a factor in the mortgage approval process, but it’s not a deal breaker. Depending on your debt-to-income ratio (DTI), you may qualify for more than you thought. Your DTI is calculated by dividing your monthly financial commitments by the amount of your income. In short, the lender wants to know that your income can support your monthly expenses and that you won’t fall behind after adding more debt to the mix. Myth 3: Renting is cheaper than buying.
Reality: The truth behind this
myth varies depending on
the market you’re in. Some metropolitan areas have a higher
demand for rentals than they can accommodate, or vise versa. This inherently affects the rental rates, as well as existing home prices based simply on supply and demand. If you are in a market with very high rental rates, you
may have a lower mortgage payment than what you’re currently paying for rent. Having said that, you still need to factor in added costs of home ownership that don’t exist in the rental market, such as insurance, taxes, utilities, and maintenance. Myth 4: Your first step in the homebuying process is to start looking at homes.
Reality: It’s fun and exciting to start looking at homes, whether
online or in person, but there
are some serious problems with making this your first step in the process. If you start looking at homes and fall in love with one
but you have yet to meet with a
lender, two things can and will likely happen. One, you’ll fall in love with a house that’s outside your budget. Two, you’ll fall in love with a house that sells before you can line up a meeting with a lender to get pre-approved. Any offer on a home requires proof of finances, so starting a search prior to a pre-approval is the wrong way to go. Myth 5: Working with a real estate agent is expensive.
Reality: In most, but not all, real estate transactions, the seller is responsible for paying the Realtor’s commissions. This means that the seller is paying the commissions for both the buyer’s agent and their own agent. It’s true that you as a buyer won’t be paying agent commissions, but there are other costs associated with buying a home you should be aware of. Those can include closing costs, down payment, inspections, appraisal, and state deed tax. It’s important to speak

Myth 6: Spring is the best time
to buy a house.
Reality: Sometimes inventory is a
bit higher in the warmer months,
but that doesn’t necessarily mean
a better price for you. Consider
the supply and demand rules
here. In the spring there are many
buyers to compete with for the
same homes. More inventory
may help offset the affects of such
competition, but it usually means
multiple offers and having to
make quick decisions in terms of
offering and negotiating terms.
In the cooler months when most
think it’s the worst time to sell, you’ll find sellers are either more eager to sell because of need,
or you’ll have fewer buyers to
compete with. Either way, go into
each season knowing what to
expect, and you’ll set yourself up
for success.
Myth 7: In a seller’s market,
it’s smart to skip the home
inspection.
Reality: An offer without
contingencies looks better to a
seller. It may even win in multiple
offers. Does that mean it’s the
best decision for you and your
family? Probably not. A home
inspection is most times your only
way to safeguard your decision
to purchase the home, and it can
uncover minor and major issues
with the home that otherwise
would go unnoticed. Better to err
on the side of caution. This is most
likely the largest purchase of your
life, after all.

When staying at a five-star hotel, you expect quality, beauty, and more than a little bit of pampering. Your room is made up, the sheets feel like satin against your skin. There might be a piece of artisan chocolate on your pillow and some soft cello music on the stereo when you come back from dinner. So, how do you bring this experience into your own bedroom? “It really depends on the individual person’s definition of luxury,” says Amita Patel, area director of marketing for the Kahler Hospitality Group. Here are five luxurious options to turn your bedroom into a blissful oasis.Find a themeThemes show up in subtle ways in hotel décor. At Lora Hotel in
Stillwater, the hotel’s red, black, and white paint colors were inspired by Minnesota’s loon, says Naomi Thompson of the Strategy Factory. Your bedroom’s theme could come from a favorite painting or photograph, a piece of furniture or fabric. Patel chose a “glam” theme for her bedroom. Her theme inspired everything from a silvery platinum shag rug to a light grey furniture set with a grey tufted headboard. It’s all about the detailsBig art and small details are how hotel designers do what they do. Details make your space pop. Patel says she shops throughout the year, and the clearance sections at Home Goods and Hobby Lobby have yielded some of her best finds, like faux flowers
with a jewel in the center that get compliment after compliment. She also picked up a set of drapes following the holidays that add a touch of elegance and let her take a nap in the middle of the day. As far as art for your space, try printing your own family, vacation, or artistic photos on canvas. There are many online resources for printing, or find an art print you like at a store. This time, bigger really is better, so get the largest size your space allows. Keep it cleanOpen that door and say ahhhhh! Who doesn’t love coming back to your hotel room and finding your bed made and the room freshened? If you can hire a cleaning service at home, do it! If it isn’t in your budget, do a
thorough cleaning once a week. Even making your bed every morning makes a difference. Some other sweet touches to steal from that hotel experience? Place a piece of chocolate on your pillow (maybe even buy some chocolates when you are on vacation). Another small touch that makes a big difference in the feel of your space is how the master bath looks and feels—put the toilet seat down, close the cover, and take a moment to fold the toilet paper and set out the towels.Kick back and relaxFive-star rooms are as much about service as they are about design. Sandals Resorts have butlers to take care of a guest’s every need. They draw baths, spelling out words in rose petals, and do other things to make days delightful and relaxing. The key takeaway here is to make your room an oasis and create your own butler experience (without an actual butler). You could get out the fancy soaps and lotions you never use and keep them in your master bath. Much like a five-star hotel, add some cozy slippers or a soft area rug to your bedroom, suggests Nina Bouten, project interior designer for RSP Architects, who worked on the newly-opened Intercontinental Minneapolis-St. Paul hotel in Bloomington. Another nice touch would be creating some space for privacy and relaxation. “Soft seating such as a lounge chair or bench to create a zone for reading or having a cup of coffee,” Bouten says.Be true to your visionYou may not be sure what you like or don’t like. Patel says she starts by asking herself, “how can I pull off my vision?” She looks online for inspiration, as well as in magazines. Then she seeks out experts for guidance and resources for her space. They’ve lead her to ideas she would not have found on her own she says. And she’s definitely not afraid to say when something isn’t a fit – after all, there is Kardashian glam and there’s Marilyn Monroe glam. “You have to share your idea or vision with whoever is assisting you,” she says. “You have to really be honest about what you want so the other person can help you.”

Shopping for a mattress involves more than just testing out floor models for one that feels right.
Customization, trendy fabrics, and
convenient designs all contribute
to a good night’s sleep. Here are a
few things to keep in mind before
buying a new mattress.
1. The basics still hold true.
When you’re in the market for a
new mattress, look for one that
offers these long-held essentials:
good support, pressure relief,
comfort, and long-term durability.
2. Customize it to suit your individual needs.
Let’s say you like a mattress that
feels like you’re sleeping on a fluffy cloud, but your sleep mate prefers a surface with some
oomph. Neither of you needs to
compromise, thanks to dual-
support beds, which allows one side to be soft and the other firm, says Ana Cayeiro, an interior
designer. But the innovations
don’t stop there. “Larger
mattresses with heavier gauge
inner springs can be ordered
to support larger body frames,”
she says, “and new upholstery
materials can be placed in the
bed to help control a mattress’s
temperature.”
3. Some manufacturers tout eco-friendly mattresses that contain copper or aluminum.
Consumers are concerned
with any harmful effects of the
chemical and synthetic products
used in regular mattresses. But
keep your eyes open. “Eco-friendly is a term that’s not specifically defined,” says Cayeiro, “and currently there is no governing body that monitors this definition and those mattress constructions.”
If eco-friendly interests you,
research the manufacturer and
the product so you’re getting what
you expect.
4. Mattress exteriors are better than ever.
Fabric coverings have improved
over the years: They stretch and
recover better and are softer and
more durable, Cayeiro says. “The
fabrics are in synch with current
fashion trends in terms of color
and design.” They’re sometimes made of wool and bamboo fiber and other natural materials,
which gets a thumbs up from the
eco-friendly crowd.
5. Mattresses can be 18 inches high or more.
Typically, the most expensive
beds have the most upholstery
materials and those mattresses
can be higher than 18 inches tall,
Cayeiro says. “That said, mattress
manufacturers understand that their products must fit today’s sheets. Therefore, most
mattresses are manufactured at
12 to 16 inches tall.”
6. Some mattresses have multifunctional features.
They’re designed to fold into
other seating like sofas, sectionals,
wall beds, and recliners, Cayeiro
says. “The main feature of these
mattresses is their ability to bend
and/or provide a certain support level, which is generally firm and are typically queen or twin-sized.”
7. Bed-in-a-box foam mattresses are a thing.
They’re made to be convenient:
manufacturers ship the
mattresses, which you buy online
or from some retail stores. But be
aware of the cost versus quality,
so your expectations are met.
After all, not all mattresses are
created equally.

If you’re wondering what modern
farmhouse design looks like,
think of old blended with new,
like a big, tufted leather sofa
paired with an industrial coffee
table. It combines the farmhouse
aesthetic (the sofa) and the sleek
lines of contemporary design (the
table). Sarah Barnard of Sarah
Barnard Design in Los Angeles
calls it “an updated take on classic
American style.” It has an unfussy,
streamlined look that highlights
natural materials like wood, but
gives a nod to modern materials
like concrete. Here’s how to make
the dualistic style come to life in
your home.
Appreciate imperfectionsIf you see a gorgeous traditional
wood table with a few nicks in
it or a sweet cabinet with some
chipped paint, don’t think any
less of them because of their “flaws.” Modern farmhouse design celebrates well-used and loved
items. “The philosophy is that
it’s better for your belongings to
have a history than it is for you to
collect a bunch of new, soulless,
mass-manufactured things,” says
Barnard.
See what shiplap is all aboutIf you’ve ever watched HGTV’s
“Fixer Upper,” hosts Chip and
Joanna Gaines love to use
shiplap — rough-hewn wood
boards — on the interior walls
of homes they’re renovating.
Traditionally used on outdoor
buildings like barns, shiplap can
be painted, which tones down its
rustic natural color and give it a
21st-century vibe. Use it for walls, floors, or even bookcases.Stay neutralWhile a splash of vibrant color
will add modern styling to a
room, a neutral palette, especially
warm whites and creams, should
predominate since it underscores
the style’s simplicity. But don’t
stick to the same neutral —
modern farmhouse design
looks more contemporary and
interesting when you use different
tones and textures. “Variations in
saturations or textures can make
a monochromatic space seem
layered,” says Barnard. An easy
way to achieve that diversity:
choose something smooth and
something plush, and something
saturated and something less-
intensely colored.
Update with a pop of colorHere’s where you can insert that
bright hue to lend some modern
style to a traditional item, like a
hand-stitched quilt with strokes of red instead of pastel flowers, or natural wood kitchen stools
painted a sunshiny yellow.
Add industrial accentsWhile metal light fixtures or chairs would look out of place
in a purely country design, they fit right in when there’s a contemporary component to the
aesthetic. And you’ve got more
choices now, thanks to salvage
stores popping up in major
cities. But Barnard offers a word
of caution: “Everything is good
in moderation. Be careful not
to drown a space in too many
industrial pieces; instead have
them be sporadic and surprising
elements.”
Mix and match“The juxtaposition of modern
and farmhouse furniture is
a simple melding of styles,”
Barnard says, “like a barn door
on a modern sliding track. The
door gives the feeling of an old
farmhouse, and the track offers
the ease of modern convenience.”
Another example: a board-formed concrete fireplace. “The fireplace mixes the look and feel of wood
with the durability of concrete,”
Barnard adds.
Think ‘modern’ and ‘farmhouse’ don’t mix? They actually get along beautifully.

Decorating with multiple metals
in one room instantly makes the
space more interesting and gives it
more depth than any single metal
can. But with so many metals or finishes to choose from, how do you decide which work best together? Follow these tips from a design pro on how to get your
metals to shine.
1. Pick your favorite twosome.“My general rule of thumb is to keep it to two tones and use
combinations that work well together,” says Nicole S. O’Dwyer of NS Designs, an interior design firm in northeast Pennsylvania. A few that make dynamic duos: bronze and pewter, black and brushed nickel, and antique brass and stainless. Choose the bolder color of the pair – bronze, black, antique brass—for the more dominant role, such as on a kitchen faucet or sizable light fixture, to make more of a visual impact. Use the secondary tone on smaller
accessories.
2. Use metallic accents throughout the room.Rather than concentrate all the shine in one area, spread the tones around the entire room. That will
give the space energy and make the metals feel integrated.3. Add unexpected touches.“One of my favorite places to add a fun metallic finish is drapery hardware,” says O’Dwyer. That includes the curtain rod and rings, finials, and brackets. “Consider
what metals works best with your fabric. Gold tones tend to stand out against white and blue patterns, while silvers work nicely with shades of green.” Black metals add dramatic flair when paired with a neutral drape. Other places to work in metallic touches in a secondary color: towels, tablecloths, picture frames. 4. Warm up or cool down.If a room’s decor could use some heat, add oil-rubbed bronze or copper to the mix for warmth. O’Dwyer says that oil-rubbed bronze typically has a copper sheen, and the red undertones create some sizzle. If you need to turn down the heat, cool metals such as pewter and silver will put a little frost in the air. But be aware that all finishes may not look alike. It depends on the manufacturer – for example, some oil-rubbed bronzes may look very black while others have more of a brown base.5. Vary the finishes. Using a variety of matte, polished, and hammered finishes will make the room look even more interesting. “Consistency is key,” says O’Dwyer. “A good example is a bathroom vanity where there are multiple finishes in one confined area – the cabinet hardware, faucet, mirror, and light fixture. You could keep the cabinet hardware and light fixture the same finish and select a different one for the mirror and faucet.”

Have you ever walked into a room
in your home and felt like it needed
a little something to make it more
complete? What you might be
missing is depth from the lack
of texture. Texture in a room is
important because it adds a level
of dimension and allows elements
to play off of one another. Think shaggy area rug on the floor, a smooth leather couch, decorative wall décor or plants to brighten a

Area RugsIf you don’t have carpet and want to include the floor in your texturing balance, you can choose a plush or shag area rug that will contrast nicely with wood floors. Area rugs work well to help define a space, especially if you have an open floor plan. There are so many patterns and colors available that

PlantsWe love adding natural elements to
a space to make it feel cozier. Plants
add subtle texture to a room with
their vibrant color and depth. If live plants aren’t appealing to you, try a preserved boxwood plant. They
are a perfect choice for those who aren’t great “plant moms” or have allergies.
Window TreatmentsYou can always add texture
to a room using your window
treatments. If your living area is full of cozy, soft materials, then add texture by using a rougher material
to cover the windows like real or
faux wood blinds. If your space is filled with more texture than create a balance with softer draperies.
Wall DécorAn easy way to add texture and
depth to your home is by hanging art, photos or other wall décor. You can easily add tile, wood, or stones to one wall to create a focal
point and add visual depth to space
or even hang up a beautiful satin
tapestry that draws attention.
Varying Shades and FurnitureTexture is also added when you
use various shades of a color in a
room instead of trying to match the
exact shade throughout the room.
Have fun mixing and matching similar colors, adding depth and warmth to your home. In addition, add textured furniture pieces like a leather couch, velvet or satin chairs, or a rough wooden coffee table or bookshelf for the ultimate
look.
