    The Commissioning Process

The Commissioning Process is aquality-focused processforenhancing the delivery of a project byverifying and documenting that thefacility and all of its systems andassemblies are planned, designed,

installed, tested, operated, andmaintained to meet the OwnersProject Requirements.-- ASHRAE Guideline 0-2013: TheCommissioning Process

    What is Cx? RCx? ReCx?

Commissioningis performed specifically to ensure thatthe finished facility operates in accordance with the ownersdocumented project requirements (OPR) and theconstruction documents (BOD).

Retro-Commissioningis the commissioning processas applied to an existing facility that has never beencommissioned. Focus is on building performance and how toimprove utility/energy consumption.

Re-Commissioningis the commissioning process asapplied to an existing building that had been commissionedbut no longer meets owners current operational need.

What is an EnergyAudit / Survey?

It serves the purpose of identifying where a building or plantfacility uses energy and highlights energy conservationopportunities (ECOs). Albert Thumann

Detailed examination and analysis of how a facility usesenergy.

Identifies what the facility pays for that energy.

Recommends a program for changes in operational practices

and / or energy consuming equipment.

Audits vs. Retro-CommissioningSimilar but NOT the Same

Audits - Often Performed in Older Facilities Investigate what's there. Determine how it is performing. Determine

if it can be improved economically (Energy & Maintenance Savingsoffset capital investment ECMs / ECOs)

Product is an Implementation Document Similar to RCx Plan.

RCx Performed on Existing Buildings, relativelynew or old

Goal Make facility perform As Owner Intended. Ownerscontractor/ maintenance staff usually performs corrective action.

Product - Properly operating building, with documentation provingsame. Some investment might be necessary.
