    Building

    For the purposes of this review, the front of the structure faces east. All references to direction contained within thisreport reflect this orientation.

    The house has been vacant. This can make finding some problems such as plumbing leaks, etc, more difficult (if notimpossible) to detect.

    House is older and may have systems or components that by todays standards would be insufficient or improper. It isnot the responsibility of the home inspector to detail individual components or systems that were acceptable at timeof construction but may be considered improper or insufficient by todays standards.

    Older vintage home in a state of deferred maintenance needing a significant amount of repairs and upgrades, manyof a minor or cosmetic nature too numerous to mention.

    Porch

    Loose and warped deck boards noted at the east large deck creating trip hazards. Repairs advised for safety.

    Porch Railing

    Railing on porch is loose and requires rectification.

    Front Porch Receptacle

    Hot & neutral wires are reversed in outlet (outlet itself or something somewhere "upstream" from the outlet was wiredbackwards). This can cause some things to not work correctly and is a safety hazard. Correction required by alicensed electrician.

    Exterior 2.0

    Foundation Wall

    Foundation has typical cracks.

    Undermining noted at the west wall. Backfilling required to reduce the chance of settlement or damages.

    Ensure all openings to the crawl space are properly closed and covered to reduce the chance of vermin intrusion andrelated damages.

    Caulking appears to be separating at various places around the house. Recommend inspection and repair by alicensed & qualified siding contractor to reduce the chance of moisture problems.

    The upper edges of the siding on the east and west walls of the north addition are only protected from moistureintrusion by trims that are caulked in place but may still be allowing moisture intrusion. Review and correction by aqualified contractor advised.

    Covering

    Moss treatment & removal recommended to reduce the chance of premature damage to the roof.

    Recommend cleaning tree debris out of valleys and between shingles (the keyways) for improved water run-off.

    All tree branches should be kept trimmed back at least 6 to 8 feet from roof & gutters to extend their life, reducedebris & the chance of damage.

    Unable to determine exact number of layers but there appears to be 3 if not more.Many shingles do not appear to beproperly secured, have minimal fasteners, or are just installed wrong. Advise review by a qualified roofer todetermine the need for repair or replacement to reduce the chance of premature failure or damages.

    Ladder blocking was still in place on the north side of the west crawl space. This can cause a back up of debris andtrap moisture leading to leaks or damages. Removal and sealing of holes required to reduce the chance of damages.

    Crawlspace5.0

    Sill plate at the top of the stem walls as seen near the NE access hatch are damaged by past insect activity. I amunable to determine the extent of the damages. Removal and repair of all damaged materials required.

    Bearing Wall

    What appeared to be settlement noted at the stem walls as seen in the Northern most crawl space. No damageswere noted in relation to this, but it is one of the likely causes of the unlevel floors in the house. Shimming has beenadded to make joists as level as they could.

    Crawl Space

    Pooling waste water from damaged waste lines requires removal and area treated for any bacteria that may be leftdue to this.

    No vapor barrier was laid across the ground under the north addition and no insulation was installed on the sub floor.Installation of 6mm black visqueen vapor barrier with 6" (min) overlaps at seams required over all exposed dirt incrawlspace. Advise adding insulation as well for improved insulating values.

    Heating6.0

    Smoke Detectors

    Current smoke alarms do not meet the new standards.

    As of January 1, 2002, per HB2586 & ORS479-260 (revised) when a dwelling is sold, Oregon State Law nowrequires that ionization smoke alarms must include a hush feature, and, if solely battery-powered, must have a ten-year battery. For added occupant safety it is advised that all steps necessary to comply with this law be taken. Allnon-compliant alarms must be removed and if alarms are already hard-wired the replacement alarms must also behard-wired.

    Recommend placing smoke alarms on every level of the home, outside each sleeping area (ie. the hall outside thebedrooms) and in every bedroom for added safety.

    I am only able to determine if the electric heaters are operational and not their ability to actually heat the home.

    Minimal heating noted in the house. Review and as needed installation of additional heat sources advised by aqualified contractor.

    Leaking bibb handle noted at the SW corner. Repairs advised to reduce the chance of damages.

    Distribution Piping

    Water lines and waste line ran on the outside of the house. This is improper and very prone to damages. Removal or relocation required.

    Plumbing lines are not properly secured, this can lead to leaks, repair recommended by a licensed plumber.

    Waste Drainage

    Water was noted pooling in the crawl space from an open waste line under the bathroom. Review and repairs to thewaste line system required.

    Sewer odor was detected which suggests poor or improper venting. This could also suggest the lack of a trap.

    Slope of the waste piping is not conducive to good drainage, inspection and correction by a licensed plumber recommended.

    Old waste lines were noted in the SW corner of the crawl space. These were left open and may still be connected tothe main waste line which would allow sewer gases to enter the house or crawl space. If gases accumulate at theright levels it could, in the worst case scenario, run the risk of combusting. Removal and capping required.

    Floor surface is uneven and there are elevated moisture levels near the toilet and sink areas. I am unable todetermine if hidden damages exist. Invasive review and as needed repairs to all damaged materials required.

    Lighting

    Missing light fixture. Provide replacement.

    Receptacle

    Recommend installation of GFCI (Ground Fault Circuit Interrupter) receptacles within 6' of any water source (sink,tub, etc) to reduce the risk of electrical shock.

    Trap/Drain

    There is no trap in the plumbing line under the sink, this can allow sewer gases to enter the dwelling, correctionrequired by a licensed plumber.

    Kitchen9.0

    Receptacle

    Receptacles require covers.

    Loose outlets require securing.

    No power to fridge outlet and romex is spliced and wrapped in tape near the outlet. Repair required by a licensedelectrician.

    Faucet

    Faucet base leaks. Repairs required.

    Trap/Drain

    Waste line is held together with bungee cords and there is no trap. Repairs required by a qualified plumber.

    Waste line is leaking below the level of the cabinets. I am unable to determine the source of the leak, but at least theentire home slopes to the south side providing adequate slope for drainage to the bathroom.

    Possible mold or mildew noted on wall. Unable to determine if it is a type that can cause health problems or if hiddendamage has occurred. Elimination of mold required for health reasons and repair any damage if found. If concern stillexists have inspected by a contractor specializing in this type condition.

    Previously noted mold/mildew as well as staining was noted in the inner corners where the room meets the outer wallof the house as well as along the outer walls on the sides of the room where they meet the roof. I am unable todetermine the moisture source leading to these issues but it could be due to roof leaks, improper attic ventilation,lack of siding flashings at siding joints on the outer walls, or improper insulation and vapor barrier under the addition

    allowing moisture vapor to enter through the structure from below. Advise review by a qualified contractor.Repair/renovate as needed.
