The project has been given the blessing of the city council, the Land Use Subcommittee and Al Gardner, the president of the Beaconsfield Citizens Association. Gardner, who said he is speaking for himself, believes the developers have devoted a lot of time and effort to ad- dress any concerns that citizens put forward. “The feedback we got from var- ious information sessions is that indi- viduals looking to downsize their living arrangements in Beaconsfield do not have many options,” he said. “This is a good project for our community.” Adds resident Antonio Cordeiro: “Every- one wants their current property value to rise because they have an exquisite view of a classy building.” Located on the land that previously housed the Club West Island Fitness fa- cility on Alton Drive near Elm Avenue, the project will deliver its first phase by next summer and 140 units are expected when the facility is ultimately complet- ed. Urbanist Daniel Pare has submitted traffic reports on behalf of the promot- ers highlighting the reduction in traffic from Club West Island use to residen- tial. “The reduction was substantial,” says Sales Manager Bernard McHugh. “In this specific area, the housing values, like all other areas are affected by what is in the immediate area. With the re- moval of the old commercial and the in- troduction of a new modern residential project of high value, the overall neigh- bourhood property values will increase. McHugh notes that Club West Island utilized 100 percent of the land with building and asphalt whereas Adamus’ 65 percent green space represents Bea- consfield’s first ever TOD (Transit Ori- ented Development).
