Classic warehouse space with an elegant touchEagle Wharf Road is part of a new creative neighbourhood for Hoxton. Shaped by the vision of prized architects and already home to fashion houses and tech venture capitalists, the area surrounding Shoreditch Park is becoming a magnet for businesses fuelled by raw talent and a real flair for discovering that elusive big idea.
EWR offers c. 38,000 sq ft of classic warehouse-style offices across two phased buildings. Elegant interiors elevate the scheme above the more rough-and-ready conversions, while a meticulously designed reception provides great first impressions and a warm welcome.

Think Hoxton, with extra sophisticationIf Shoreditch is filled with the hyperactive bustle of emerging creative agencies and fresh-on-the-scene start-ups, EWR is where you can feed off that energy, yet have the space to stretch out and breathe. Let the upstarts have the run of hectic central Hoxton and instead, join a more grown-up crowd. Share a neighbourhood with trailblazing businesses who still love the buzz of being out east, but want a more sophisticated space.
The Area
Cutting-edge British restaurant, The Clove Club and a multi-purpose exhibition and event space, Hoxton Gallery, are both nearby

Fashion designers, Turner Prize-winners… and youVenture capitalists Forward Partners, the engine behind big-name start-ups, are based just down the road, while menswear designer Drake’s is crafting refined tailoring at their HQ nearby. With new luxury apartments by the acclaimed David Chipperfield Architects taking shape around the corner, and leading contemporary art gallery Victoria Miro representing Turner Prize-winning artists from their main space a few roads away, EWR is at the centre of it all.

A place designed for big ideasEWR typifies BuckleyGrayYeoman’s architectural approach. Taking inspiration from an industrial aesthetic, they have created something strong and bold. EWR is carefully proportioned to create a comfortable and productive environment for the people who live and work there.
A refined reception sets the tone for the property, giving visitors a sophisticated welcome that continues throughout the building. Impressive floor-to-ceiling Crittal-style windows reach 4 metres at ground level and 2.8 metres on all other floors, creating a real sense of space. Roof lights add even more natural light, all set in an exposed concrete frame to evoke the classic warehouse feel.
