AIR CONDITIONING
1. Condenser Coil fins will be cleaned and if needed, straightened. BENEFIT- Dirty condenser coils raise refrigerant pressures higher than needed and increase electric bills. 2. Evaporator Coil will be inspected and cleaned. BENEFIT- Since air filters only collect a portion of the particles in the air a small amount of dirt collecting on an evaporator coil can decrease efficiency and increase operating costs. Also a major cause of compressor failure. Customer should replace properly sized filters monthly.3. Blower Wheel will be inspected and cleaned if necessary. BENEFIT- Dirty blower wheels reduce air flow causing longer operation time and increasing cost. This problem can lead to lost comfort and compressor failure. 4. Refrigerant charge checked by superheat/ sub cooling method. BENEFIT- A too high or too low refrigerant charge can increase operating cost and cause compressor shut down. 5. Air Filter will be replaced at customer’s option. BENEFIT- A restricted air filter can cause your air conditioner to waste energy and shorten the compressor’s life. 6. Belts and pulleys will be inspected and adjusted as needed. BENEFIT- Loose belts and worn pulleys de-crease air flow, increase operating costs, and shorten compressor life. 7. Lubrication of motors and bearings if applicable.BENEFIT- Improperly lubricated rotating equipment will eventually fail. 8. Thermostat will be checked and calibrated as needed. BENEFIT- Improperly calibrated thermostats affect comfort and operating costs.9. Safety Controls will be inspected and tested. BENEFIT- Safety controls that don’t function properly can increase operating costs, cause other components to fail and can be dangerous.10. Motors will be cleaned and inspected. BENEFIT- Dirty motors are less efficient and will fail sooner. 11. Capacitors will be tested. BENEFIT- Bad capacitors can lead to compressor and motor failure. 12. Condensate drain will be checked and traps cleaned. BENEFIT- Algae can plug a drain and cause ex-pensive water damage. 13. Crankcase Heater will be operationally checked. BENEFIT- Crankcase heaters that do not work properly can lead to compressor failure. 14. Relays and Contacts will be inspected. BENEFIT- Worn contacts and loose wire connections can lead to motor or compressor failure. 15. Unit Disconnect will be inspected. BENEFIT- A warm or overheated disconnect blows fuses and is dangerous. 16. Unit Wiring will be inspected and loose connections tightened. BENEFIT- Loose connections can lead to motor or compressor failure.
17. Temperatures and Pressures will be recorded. BENEFIT - An accurate record of your equipment’s vital data can indicate potential problems, which can be eliminated. 18. Duct Work will be checked for leaks and proper insulation. BENEFIT- Duct leaks may exist from the time it was installed and insulation can fall down. Unrepaired duct work problems can increase operating costs by 30% or more. Accessible duct work will be inspected at least once the 1st year.

19. Defrost Timer will be checked. BENEFIT- A defrost timer that is not working properly can cause a loss of heat and can shorten the compressor’s life. 20. Reversing Valve will be operationally checked. BENEFIT- A reversing valve that isn’t operating properly will waste energy and cause a loss of heat. 21. Auxiliary Heat Strips will be checked. BENEFIT- Heat strips that are not operating properly can cause a loss of heat and increase operating costs.
GAS FURNACE
1. Heat Exchanger will be inspected for cracks and deterioration. BENEFIT- Heat exchangers can develop cracks with age and emit toxic fumes and soot. If they exist there is risk of serious illness and property damage.2. Air Filter will be replaced at customer’s option. BENEFIT- A dirty filter can increase energy costs and shorten system life.3. Burners will be cleaned. BENEFITS- Dirty burners can cause poor combustion and you pay for heat that goes up the stack. 4. Pilot Assembly and Thermocouple will be cleaned and adjusted as necessary. BENEFIT- A defective thermocouple will cause the furnace to shut down. A weak or dirty pilot can also cause shutdown. 5. Fan Switch will be checked and adjusted as needed. BENEFIT- A fan switch that is not properly adjusted can waste energy or cause annoying fan cycling and noise.6. Glow Bar will be inspected and Flame Sensor will be resurfaced. BENEFIT – A clean arc is necessary for optimum combustion and efficiency.7. Safety Controls will be operationally checked. BENEFIT- Safety controls that do not operate properly can increase operating costs, cause other components to fail and can be dangerous.8. Blower Wheel will be cleaned and motor lubricated. BENEFIT- Motor will last longer and temperatures will be more comfortable.
9. Gas Line will be leak checked from shutoff valve to burners. BENEFIT- Undetected gas leaks are dangerous. 10. Combustion Air openings will be checked. BENEFIT - Blocked or restricted combustion air openings can be dangerous. 11. Flue Pipe will be inspected. BENEFIT- Flue pipe corrosion or leaks are dangerous. 12. Secure all Panels. BENEFIT- Loose panels can increase operating costs and cause dangerous conditions. 13. Thermostat will be checked and calibrated if required. BENEFIT- Defective or improperly calibrated thermostats affect comfort and operating costs. 14. Temperatures and Performance will be re-corded. BENEFIT- An accurate record of vital data can indicate potential problems which can be eliminated.
OIL FURNACE

15. Change nozzle and clean Electrodes.BENEFIT – Nozzles and electrodes can plug with sediments causing a lesser burn and less efficiency. We will fine tune combustion for greatest efficiency.16. Ignition Control Box and Cad Cell will be inspected and cleaned. BENEFIT – A dirty cad cell cannot ‘see’ properly and can cause system shutdown.17. Change fuel oil Filter.BENEFIT – A dirty filter restricts fuel flow and lowers efficiency.18. Fuel lines will be inspected.BENEFIT – Undetected leaks can be costly and dangerous.19. HOT will be added at customer option.BENEFIT – A winter treatment that keeps the fuel oil from gelling in the tank.
