Location, Zoning and Use of the Subject Property:

The subject property is located at 2420 and 2450 Landwehr Road and zoned R-1 Single Family Residential District under the Northbrook Zoning Code. Each property is approximately 1.75 acres, and each is currently improved with a single-family residence.

Abutting Property uses and Zoning: The Subject Property is surrounded by single-family residences. To the east is the

Stonebrook subdivision, which is zoned R-4. To the south of the Subject Property is the Stonegate Subdivision, which is zoned R-4 and R-5. To the north and west is the Landwehr Estates subdivision, which is zoned R-2.

Proposed Use and Physical Changes:

K. Hovnanian Homes seeks to re-zone the Subject Property to R-4 and develop an 8-lot Single Family development. The existing residences will be demolished and the property will be designed and engineered to create a community which meets or exceeds the Village standards for R-4 development. Applicant will work with the Village and Cook County to ensure the community utilizes best management practices for stormwater management. The lots on the attached concept plan meet or exceed the required R-4 12,000 square feet lot sizes and 85’ widths. The Public Right Of Way also meets the Village Standard at 140’ in the cul-de-sac and 60’ elsewhere. The proposed road connects to Landwehr 125’ south of Doriann, per Village requirements.

The architecture that K. Hovnanian proposes to construct will complement the

homes in the surrounding residential neighborhoods. The homes will range in size from 3,509 – 4,018 square feet and contain 4 or more bedrooms. Some plans will have options for additional bedrooms, including 1st floor bedroom guest suites. Each home will have a 2.5 or 3 car attached garage.
