The PCA is a process by which an entity observes a property, interviews sources, and reviews available documentation for the purpose of developing an opinion and preparing a PCR of a property’s current physical condition.

The PCR is the report that incorporates the information obtained during the Walk-through Survey, the Document Review, Interviews and Opinions of Probable Costs.
