8:10 - 11:30 a.m. “Repaying Loans: The Role of Cashflow, Personal Guarantees & Collateral” Before approving any business loan request, a lender should be convinced of the business applicant’s ability (through cashflow) to service debt. If a business is not successful in generating enough cashflow to do this, however, a lender may need to rely on either personal guarantees or the security pledged as collateral in order to be repaid. This program will explore these three means of getting repaid and identify the challenges that lenders face in each scenario. Sample Topics:
• Cashflow: What it is and how to measure it • Sources of Hidden Cashflow • Collateral Coverage • How to quantify the worth of Collateral • Personal Financial Statements: What They Tell Us (and don’t tell us) about a borrower • Personal Guarantees: When they are useful and how to leverage them

1:30 - 3:30 p.m. “Top Ten Mistakes in Dealing with Appraisals” This program will help bankers deal with appraisal compliance issues, plus reviewing and interpreting commercial real estate (CRE) appraisals. Lenders and credit analysts that work with CRE loans will also benefit. The speaker has been involved with CRE appraisals throughout his 22-year banking career, plus actively training bankers on CRE appraisals since 2006. The top ten mistakes include:
• Not understanding that the purpose of an appraisal review is not to make regulators happy – there is a clear need, based on sound lending • Not utilizing the regulatory “invitation” to have different levels of review, or a “risk-focused” process • Not making the selection and engagement of the appraiser a bid process • Not developing an appraisal database as an automatic outcome of most reviews, including residential • Letting the residential mindset cloud your evaluation of commercial comparable sales • Not having a procedure or policy for handling appraisal mistakes or unsatisfactory appraisals
