A Moment with

A New Year, a new beginning! Hope-fully everyone has gotten the chance to visit with friends and family over the Holidays and is ready for what 2014 has in store! We have a lot of NEW stuff to look forward to in 2014! A Chocolate Par-ty, New Homeowner Orientations, and a Casino Cruise are only the beginning! Make sure to attend the monthly Lifestyle Planners so that you can help plan the details! I am also very excited to bring the International Potluck Dinner & the Wine Down back by popular demand!

I’d like to say a very special THANK YOU to everyone who has participated, and to those who continue to participate in the events & activities here at Ston-eybrook Hills. It is your participation that can make or break an event. Always re-member that if there is something planned, and you can’t attend due to date/time, but you WOULD attend if pos-sible, then absolutely let me know! We are also going to start sending out follow up emails for our bigger events so that we can get a better understanding of why some events are more successful than

others. Don’t hesitate to tell us when something needs improvement!

As I’m sure most of you have seen, we have installed a new Community Information sign at the entrance gate to the community. Keep an eye out for meet-ing notices, upcoming events, and im-portant information. If you have any sug-gestions on how we can improve the sign (font, colors, pictures, etc...) please let us know!

SBH Embraces GIS Technology On Veteran’s Day, a meeting was held at our clubhouse to continue an ongoing discussion

that attempts to foster a partnership between SBH’s homeowner volunteers, Access Manage-

ment and our newly selected landscaping contractor, RLC. Since 2008, several homeowners have

been advocating that our community embrace the Florida Water StarSM program. Florida Water

StarSM is a water conservation certification program for new and used homes and commercial

developments. Standards and guidelines for water use efficiency are included for: Indoor fix-

ture and appliances, Landscape design, and Irrigation systems. The Florida Water

StarSM Program was developed by the St. Johns River water Management District in 2006 and

became a statewide program in 2012. To learn more about this water conservation program

Since early 2008, our homeowner volunteers have been embracing GIS technologies

(Geographic Information Systems) to assist with the daily operations of a Crime Watch Com-

mittee, Accounts-in-arrears tracking, Walk for Cancer fund raising event, street light mainte-

nance, real estate sales comparisons, fire hydrant & associated IOS rating, reserve funding

calculations, as well as landscaping and irrigation mapping. GIS is a tool that enables an organi-

zation to link tabular database attributes to spatial locations on the ground. When this infor-

mation is joined together, visual correlations can easily be realized, which enables educated de-

cisions to be made on the fly that can help solve many of our world’s problems. When a GIS sys-

tem grows and contains past and present data, future trends can be accurately predicted ena-

bling manager’s to make proactive decisions, and help reverse destructive paths such as the

economic downturn we are currently attempting to dig out of.

Although our volunteers have been reaching out to all of our past HOA Manager’s and land-

scaping and irrigation contractors, we were unable to make the first baby step forward and

form a partnership. The volunteers felt that if we kept putting GIS out in front of our HOA

Board and volunteer committees, that eventually they would receive support, and slowly mentor

a partnership. In July 2013, Access Mgmt. held a meet and greet in the evening at our club-

house. During this meeting, Access introduced their goal of maintaining our HOA infrastructure

in a like new state, as they have already been doing in the hotel industry that Access also man-

ages. When I heard this statement, I immediately thought that Access is the partner we have

been waiting for. Most folks know that it is cheaper to maintain a home, business, or property

assets than it is to replace it!!! Our young and educated HOA mgmt. clubhouse staff is quick to

incorporate leading edge technologies in their daily routines. The final step in fostering a suc-

cessfully and long term partnership was educating our FC ( Finance Committee) about the Flori-

da Water StarSM Program via several RAC meetings, where videos and slideshows were shared

with our community. In mid-July our HOA Manager organized a landscaping fair to help educate

new homeowners on the daunting task of landscaping maintenance. During this fair, HO volun-

teers were able to share a plan to field capture the entire Phase 1, 2, and recreation common

area irrigation infrastructure which contains more than 5000 sprinkler heads divided up

amongst 50-60 irrigation zones.

During the landscaping contractor bidding process, our Finance Committee added Water

Star certification requirements to our RFP’s. We were very fortunate to select RLC as our new

landscaping partner, and they are already certified and practicing water conservation methods

with their existing clientele. We were also happy to learn that RLC stepped up to the plate and

offered us substantial savings by embracing modern technologies which enables them to do

more with less! RLC was given our volunteer map book which contained all of the data gleam

from the previous contractors and HOA Managers as well as all HOA common areas that are

irrigated mapped out for phase 2. Phase 1 and the recreation area irrigation maps are in pro-

gress, with a completion date of Dec 25th 2013. Volunteer HO’s will start the field digital data

capturing of phase 2’s irrigation infrastructure in between the Christmas & New Year’s holi-

days.

At the Veteran’s Day meeting, a volunteer suggested that we consider embracing ESRI’s

GIS Desktop & Cloud software application. ESRI offers their flagship software application as

a “Take it Home” feature to anyone that currently holds an existing license for the annual fee

of $100. This license requires all user’s considering purchasing the Take it Home to be used

for either further training or volunteering purposes. This software will allow the volunteers to

access to leading edge technology to capture the irrigation infrastructure live via the Internet

cloud using smartphones, tablets, notebooks, and laptops. This software will also allow us to not

only collect field data, but also use it to maintain the system daily, and possibly transition away

from expensive hard copy map books, and instead use tablets and smartphones with live inter-

active data via Wi-Fi in the cloud. In short, we have an opportunity to save $15K we would nor-

mally pay an irrigation company to capture our infrastructure, and save our resources for pos-

sibly purchasing a digital weather station. When we create and maintain digital infrastructure

features in GIS, we are leveling the playing field for all of our existing partners, as well as

opening the door for future partnerships with our builder/developer, Mount Dora Utilities,

Publix, McDonald’s, and SBH’s homeowners. Let history record a big step towards a partner-

ship that can lead by example, and plant local seeds that can grow globally. On Dec 10th, our

HOA Board of Director’s approved the request for the $100 annual license fee.

Please contact our clubhouse staff if you have any interest in volunteering some time to a

wonderful team effort that realizes the need to protect our precious natural resources. We

will be sharing progress updates for this project, as we build and strengthen our partnership

Applications for changes and/or additions to the property must have the appropriate forms filled legibly with all information requested, i.e. tele-phone number, email addresses, home address and owner requesting them.

ACC APPLICATIONS

PLANTS & PETS Living in Florida, most of us have pets that frequently go outside, such as a dog or a cat. When de-

ciding to put in a new plants, whether it be a tree or some annuals, picking out the type of plant

that you want is half the battle! But not all types of plants are pet friendly. When cats and dogs go

outside, sometimes they eat grass and plants. Your pet could ingest a potentially harmful plant sub-

stance and could end up with serious health issues. To avoid this from happening, you should re-

search your plans before you put them in. You can effectively research your plans online, or you can

go to your local Lowe’s or greenhouse/nursery and ask someone to assist you. After all, pets are

HAPPY NEW YEAR! I hope all the homeowners here at

Stoneybrook Hills had a blessed Hol-

iday Season and a wonderful New

Years!

2013 was quite an eventful year for the Asso-

ciation and myself. In April 2013 Association

Management was turned over to Access Resi-

dential Management, giving me the oppor-

tunity to become a part of the Stoneybrook

Hills family. I want to thank all of the home-

owners that welcomed ARM and our staff to

this beautiful community.

The resident committees and management

were hard at work in 2013 to create the 2014

Budget and work on other improvements

within the community. In 2013 the Landscap-

ing vendor was changed to RLC Landscaping,

saving a significant amount of money for the

homeowners. Some other exciting changes

were the change to 1StopPoolPros for our

pool care, the addition of Donald Marcone,

community maintenance tech, and the addi-

tion of the Violation Committee. One of the

more exciting avenues the HOA ventured

down in 2013 was purchasing a license to

have access to an ESRI GIS system through

one of our resident volunteers, Richard Helfst.

We have some very exciting events being

planned for 2014 including a Food Truck

Event. Our goal is to kick this off in the first

quarter and depending on participation, con-

tinue on a monthly or quarterly basis. The As-

sociation will be incorporating more off prop-

erty events this year such as shark fishing or a

casino cruise. If any homeowners have any

activity or event suggestions, please attend

the monthly “Lifestyle Planners” with Miranda

Lee and help coordinate these ideas.

The Board of Directors for Stoneybrook Hills

have scheduled all of the Quarterly Board

Meetings and Annual/Budget Meeting for

2014. Please reference the Community

Channel, Channel 732, for all the dates. We

encourage all homeowners to participate and

to have a voice!

Resident Advisory Council (RAC)

he Resident Advisory Committee members and your neighbors are John "Bud" Cunnally Chair, Frank Fillippelli Vice Chair, Sherron Malino Secretary, and Gary Grimm member at large. We have been very active in seeking out issues and effectively working to improve our community. Many residents have attended our meetings this past quarter and have offered suggestions on positive things we can do to improve the community.

Some discussions and decisions that took place over this last quarter are: The RAC investigated the feasibility of placing an electronic announcement sign at the entrance. Initial bids were received and were in the order of $8,000.00 to $10,000.00. This was discussed at the Octo-ber meeting. Management offered a more affordable alternative of placing a Ranger Style of announce-ment kiosk at the entrance. The new sign is at the entrance and the results will be evaluated over the next several months. A RAC sponsored water quality seminar was held during October in the Clubhouse. It featured a repre-sentative from the Mt. Dora Water Department and several water filtration vendors, who explained what their various systems would do to soften and purify our community's drinkable water. It was a good turn out from the residents and all of us learned quite a bit about where and how our most necessary utility is provided to us. John Peters, Director of the Mt. Dora Public Works & Utility Department gave an outstanding presentation on our water and the testing that is performed by his department and the state of Florida. He also presented a broad overview of all of the various sources, which comprise the makeup of our water system. He is looking forward to the commissioning of a new well early next year off Rt. 44 that will give Mount Dora an additional water source. Thanks to Gary Grimm, for organizing this very informative meeting. A group of homeowners presented a proposed new set of ballroom rules and charges in the rental prices. The Council reviewed it and made some minor additions that were suggested by other homeowners. These new regulations have been publicized by the Stoneybrook Hills (SBH) Board of Directors (BOD) and can be viewed on our web page. A resident voiced concern about possible tailgating by un-authorized vehicles at the main gate. Man-agement has initiated along with the RAC an investigation as to what can possibly be done to improve the gate system. Gate companies have been solicited for their opinion and a suggestion from one of them that we look into having larger and heavier torque motors on the gates. This issue is an ongoing discussion. Frank Fillippelli is leading the effort on this. Parking regulations are being addressed with particular emphases on the street parking times during the day and in the evening hours. A consensus needs to be met as to the times vehicles are not allowed to park on the streets. Gary Grimm has taken this project on. Bud Cunnally presented a brief statement as to the new Florida HOA laws that have just gone into effect on 1 July 2013. Please see the following web page link for additional information: http://www.peytonbolin.com/images/2013-HOA-Legal-Update.pdf Bud Cunnally also presented a comprehensive presentation in regards to the infestation of pocket gofers at the end of Town Hill Blvd. The wood rats are destroying the landscaping and grass in this area. The RAC and Management will be presenting bids from licensed pest removal compa-nies to begin controlling these pests, initially at the devastated site and then in phases throughout the community. These gofers are not your caddy shack cute little animal they are dangerous destructive rodents. The RAC also presented a comprehensive report to the HOA BOD in Sep-tember as to the workings of the Council. It was received with much ap-preciation from the BOD.

This website is a free service provided through a partnership between the Flori-da Department of Law Enforcement, the Florida Sheriffs Association, and the

Florida Police Chiefs Association. You can use this web site to subscribe for an e-mail alert in the event that an of-

fender or predator moves close to any address in Florida you choose to moni-tor. For example, your home, workplace, school, daycare, etc.

You can also subscribe to receive an e-mail alert in the event that the offender or predator reports updated address information in the registry.

Do NOT call the gate attendant directly. The direct

line to the gate attendant is for them to contact resi-

dents for guests and vendors that have not been

called in. Gate attendants can NOT add guests.

REMINDERS!

Long-term and overnight street parking is prohibited.

Make sure your vehicles are parked correctly so they are

not blocking the sidewalk or parked in the street. If you

are having issues with a neighbor blocking the sidewalk

or parking in the street, contact management and we will

work to get the parking issue remedied.

ALL tenants, new AND renewing are required to submit a

lease application and pass a background check completed

by the HOA in order to seek approval to live in the com-

munity. The Board of Directors reviews each application

submitted before approving or denying an application.

New applicants that are denied are not permitted to

move in and denied renewing applicants are required to

move out. Approved applicants receive a lease approval

letter from management in order to gain access into the

community from the gate attendants. Lease applications

are available from the management office or on the

HOA's website at stoneybrookhills.org. Contact the of-

fice for more information.

When at any of the recreational facilities, always be sure that you and your

guests are following the rules. Guests are required to ALWAYS have a resi-

dent with them while at rec facilities. If someone is trying to gain access, and

you don’t think they belong there, or you know that they are NOT a resident,

you can report it to management (if during office hours) or you can report the

trespassing to Orange County’s non-emergency number at (407) 836-9000.

Management randomly checks Access Cards at the rec facilities. Non-

residents, or guests without an accompanying resident will be asked to leave

the premises. Trespassers will be prosecuted.

If you see something that you believe is suspicious, it

is best to report it to both Orange County and to

management, as soon as possible. Contact Orange

County’s non-emergency number at (407) 836-9000,

or call 911 if it is an emergency.

If you’re trying to get healthy, lose weight, and get fit, but all you’re doing is cut-ting calories, or exercising, then you need a reality check. According to U.S. Institute of Medicine, for you to lose weight by just exercising, you would need to do ninety minutes of rigorous exercise every single day. Can you? Do you have 90 min. every day? Similarly, with a poor “low-fat”, “low-carb” or “High-protein” diets, even if you lose weight you might be creating a nutrition imbalance. Most of us think we eat healthy, but it is different when you have extra weight to lose. Lincoln and I, being Certified Health Coaches and Personal Trainers, we see peo-ple going on diets or starting to work out, but lacking to achieve the desired sus-tainable healthy weight loss and toning at the end. From experience, as well as based on clinical studies, the way to a healthy weight loss and maintenance is the combination of what we eat, when we eat and doing physical fitness training with proper form and techniques in addition to turning these behaviors into daily habits. Here are couple tips that may get you started towards a healthy lifestyle (Please consult with you physician before practicing any of these)

Eat foods that are low calorie, low sodium, low carbohydrate, and high in pro-tein every 2 to 3 hours

Drink about 64 oz. of water every day Do strength training twice a week for 30 min Do cardiovascular exercises 3 times a week for one hour Sleep 7-8 hours everyday

Surround yourself with healthy and active people Above all, Lincoln and I believe the most important step is for you to MAKE THE DECISION TO BE HEALTHY.

“What on earth is going on at the high school? Don’t they know it’s Sunday? There shouldn’t be any activity there on a Sunday, that’s the “Holy Day” of the week.” I am sure that if you grew up like I did, these words have either come from your parents mouths, or maybe even your own. More and more with the change in dynamics of the church and the church culture, we are seeing a viewpoint that says, “why aren’t we doing this like they did in the Bible?” What a grandiose idea. So with that question looming, what has now been the response of the church? Or should I say, what is our response? Glad you asked.

You see, the church was never supposed to be repre-sented by a building. It was suppose to be represented by the people within those walls. The people are sup-posed to be the church. And when the people of the church begin to understand that, then they are meant to go way beyond the walls of a building, and actually live out what they continue to profess on a regular basis. We have called the people of Journey Christian Church to do just that by partnering with us to launch a whole new site of the church, right here in the heart of Lake County.

Welcome to Journey Christian Church Mount Dora. Starting on January 5th, 2014 at 10:30am, we are offi-

cially launching our multi-site venue here at Mount Dora High School in the auditorium. Patterned after our original site in Apopka; Journey Christian Church Mount Dora will feature energetic contemporary music, a message that is Biblically-based and reality-tested, and a children’s ministry that kids love to participate in and invite their friends to join them. All elements of the worship service are live except for the sermon which is videoed at our Journey Apopka campus.

We know that everyone has their own story, and we want to help develop our stories into a growing commu-nity of people on a life-changing journey with Jesus, as we Love God, Love People, and Serve the World, here in Lake County. Everyone is welcome, nobody is perfect, and anything is possible.

3. Have a question? Use the Interactive Tax Assistant available on the IRS website to find answers to your tax questions about credits, deductions, general filing questions and more.

4. Use Free File Let Free File do the hard work for you with brand-name tax software or online fillable forms. It's available exclusively at www.irs.gov. Everyone can find an option to prepare their tax return and e-file it for free. If you made $57,000 or less, you qualify to use free tax software offered through a private-public partnership with manufacturers. If you made more or are comfortable preparing your own tax return, there's Free File Filla-ble Forms, the electronic versions of IRS paper forms. Visit www.irs.gov/freefile to review your options.

5. Try IRS e-file IRS e-file is the safe, easy and most common way to file a tax return. Last year, 79 percent of taxpayers - 106 million people - used IRS e-file. Many tax prepar-ers are now required to use e-file. If you owe taxes, you have payment options to file im-mediately and pay by the tax deadline. Best of all, the IRS issues refunds to 98 percent of electronic filers by direct deposit within 14 days, if there are no problems, and some may be issued in as few as 10 days.

9. Remember this number: 17 Check out IRS Publication 17, Your Federal Income Tax, on the IRS website. It’s a comprehensive resource for taxpayers, highlighting everything you’ll need to know when filing your return.

10. Review! Review! Review! Don’t rush. We all make mistakes when we rush. Mistakes slow down the processing of your return. Be sure to double check all the Social Security numbers and math calculations on your return as these are the most common errors. Don’t panic! If you run into a problem, remember the IRS is here to help. Start with www.irs.gov.
