CORE COURSES

CI 101: FINANCIAL ANALYSIS FOR COMMERCIAL INVESTMENT REAL ESTATE

Want to learn financial analysis concepts and tools so you can make smart investment decisions? In CI 101, you’ll use CCIM’s Real Estate Cash Flow Model to perform a before-and-after tax financial analysis of a real estate investment. You will learn to apply this model to determine “Investment Value,” which is unique to each investor.

“ The number one take-away from CI 101 is to give the students information that they can use in the course of their regular business. Maybe it’s an idea, concept, calculation, form or term – something, anything that they can use to make them a better real estate practitioner.” – Alec J. Pacella, CCIM Instructor, Senior Vice President of NAI Daus in Cleveland

CI 102: MARKET ANALYSIS FOR COMMERCIAL INVESTMENT REAL ESTATE

Want to make more informed real estate decisions? In CI 102, you’ll learn how to apply CCIM’s Strategic Analysis Model to test market, location/site, legal/political, and financial feasibility for a proposed development or existing property acquisition. This strategic analysis process is taught using case-study formats featuring residential, retail, industrial, and office property types.

“ In all CCIM courses, we focus not only on the mechanics of commercial real estate investment, but also the concepts underlying the mechanics.” – Jeff Engelstad, Ph.D., CCIM Instructor, Clinical Professor at Burns School of Real Estate & Construction Management at the University of Denver in Denver

CI 103: USER DECISION ANALYSIS FOR COMMERCIAL INVESTMENT REAL ESTATE

Do you know how to evaluate and compare lease proposals from a user’s perspective? In CI 103, you will learn to apply the tools needed to help users of real estate determine lowest cost of occupancy for acquiring space. Case-study applications include comparative lease analysis, lease versus purchase analysis, and sale-leaseback analysis. Excel spreadsheets are used for all activities and case studies to facilitate the analysis.

“ I credit my first million-dollar transaction to a concept I learned in CI 103, which saved an otherwise dead deal.” – Suzanne Scott, CCIM, Owner of South Texas CRE in New Braunfels, Texas

Why get your CCIM designation? CCIM offers the following benefits, which are sure to bolster your career and refine your skills:• Well-designed curriculum that guides students

Are you holding real estate assets without analyzing all of your disposition alternatives? In CI 104, you will take a close look at the life cycle of a real estate investment which includes the acquisition, ownership, and disposition phases. You’ll learn to quantify the economic impact of alternatives such as, continuing to own a property with no change in structure, refinancing a property, selling a property, or exchanging a property for another property.

“ One student told me recently that he had an MBA, but that the CCIM courses have taught him how to hone in and really use the key learnings. Students are given an application approach in these CCIM courses.” – Joseph Larkin, CCIM Instructor, CIPS, MCR, SIOR, President of Larkin Commercial in Albany, N.Y.
