Dear Friends, In the heart of winter in Jackson Hole, snow blankets the valley and wildlife and people find

opportunities to take shelter, curling up under trees and shrubs… or by a fireplace. This is a

wonderful, peaceful time at the Jackson Hole Land Trust, when we can take a moment to re-

flect on the accomplishments of the past fiscal year and set our sights on the year ahead.

It can also be a very exciting time, as many projects eyed for protection for the current fiscal

year have already closed in our first quarter.

Our Annual Report highlights the work of each of our departments in the past fiscal year –

October 1st, 2010 through September 30th, 2011. We are grateful for our dedicated staff and

board, which continue to effectively implement new projects, campaigns, and events under

the guidance of our strategic plan. In our 2011 fiscal year, we placed 3 new properties under

permanent protection – the Flat Creek Corridor, Bar B Bar Ranch, and Lazy G Ranch properties.

These projects demonstrate the power of small but strategic parcels of high conservation

value. While the Land Trust will always focus on our core mission to protect properties for their

open space, scenic, ranching, and wildlife values, we also welcome opportunities to protect

community-accessed open spaces like Emily’s Pond, Flat Creek Corridor, and River Springs that

give us all a chance to meaningfully connect to the land, right where we live, work, and play.

Glancing over our list of supporters, it is both humbling and inspiring to see the enduring

commitment to land conservation that enables us to operate successfully, year after year,

generation after generation. Your continued generosity allows us to respond quickly and

credibly to new opportunities for land protection, and steward the amazing properties in and

around Jackson Hole that have been placed under protection since our first conservation

Flat Creek CorridorWhen the Flat Creek property went

on the market, both the Land Trust

and the Town of Jackson knew

immediately that protecting it from

development was a high priority.

To preserve this important property,

centrally located within the Town

of Jackson, the Land Trust partnered

with the Town of Jackson to acquire

it from the private seller in phases

spread over a period of four years,

giving both parties time to raise

the necessary remaining funds by

2014. The property will eventually

be owned by the Town with the

Land Trust holding a conservation

easement on it. The first phase

of the Flat Creek Corridor Project

was finalized in December 2010,

which conserves approximately 30

acres of prime wildlife and riparian

habitat along Flat Creek important

to native cutthroat trout, mule deer,

and moose, and protects a beloved

trail system on the northwest slope

of Snow King Mountain. Planned

improvements to the property will

also support water quality and flood

control improvements on Flat Creek.

Land ProtectionThe Jackson Hole Land Trust has protected

over 22,000 acres of land since our founding

in 1980, and currently holds 198 conservation

easements that preserve open space and

the scenic, ranching, and wildlife values of

Jackson Hole and the surrounding areas

of the Greater Yellowstone. We work with

landowners to conserve parcels both large

and small that contribute to the valley’s

character, habitat, and vibrant culture…

and do so in perpetuity.

In fiscal year 2011, we conserved three new properties totaling 82 acres. These relatively small parcels have

high conservation impacts - protecting critical

wildlife habitat and migration corridors,

treasured open space in Jackson Hole, and

ranching heritage in the Upper Wind River

Valley. We also secured commitments for over

$14 million in public funding

for conservation projects. In an effort to

educate Wyoming professionals about the

benefits and complexities of conservation

easements, we co-sponsored the Wyoming

Conservation Easement Conference, held at

the University of Wyoming in June 2011.

Wyoming Conservation Easement Conference

We partnered with The University

of Wyoming College of Law Rural

Law Center and the Wyoming Stock

Growers Agricultural Land Trust to

present the Wyoming Conservation

Easement Conference, held in

Laramie, Wyoming in June 2011.

The full-day conference was a

unique opportunity for Wyoming

professionals and others interested

in land conservation to learn about

the complexities and benefits of

conservation easements, through

expert lectures and presentations

covering conservation easement

basics, contributions and sales,

appraisal issues, tax incentives,

energy development, ethics and more.

In the same spirit of collaboration,

we partnered with the Wyoming

Stock Growers Agricultural Land Trust

to produce “The Future is Open: Using

Conservation Easements to Plan

for the Future of Your Ranch,” an

educational publication for ranching

and agricultural landowners.

Bar B Bar RanchWe accepted a 37-acre conservation

easement from John and Bobbie

Nau in December 2010 on their Bar B

Bar Ranch property. This easement

conserves the majority of a parcel

of land owned by the Naus along the

Snake River north of Jackson,

preserving habitat for boreal toads,

Snake River fine-spotted cutthroat

trout, and elk, which utilize the

property for rutting, calving, and

migration routes between Grand

Teton National Park and the National

Elk Refuge. The easement was

conveyed pursuant to Teton County’s

planned residential development

(PRD) land use tool, which encourages

clustered development and open

space protection.

Lazy G Ranch The 15-acre Lazy G Ranch, owned

by Robert and Mary Lou McGee, is

situated on Six Mile Creek in the

heart of Fremont County’s Dunoir

Valley and is home to an array of

wildlife including elk, eagles, wolves,

bears, mule deer, pronghorn and

moose. The breathtaking Dunoir

Valley is surrounded by the jagged

peaks and escarpments of the

Absaroka Mountains, and is one of

the most wildlife rich areas in the

state of Wyoming, boasting premiere

habitat for ungulates, predators,

raptors and fish. The valley is

comprised of private ranches

surrounded by public lands. The

significant wildlife and open space

value of this property made it a

priority for the Wind River Program

of the Jackson Hole Land Trust;

the conservation easement on this

property was generously donated

by the McGees in December 2010.

Looking ahead to fiscal year 2012, we have our sights set on 12 active protection projects representing over 10,000 acres

in Jackson Hole and the Upper Wind River Valley. The year is already off to a

strong start, with three new properties closed on in December 2011, including

the River Springs Project, the second phase of the Flat Creek Corridor Project,

and River Rock Ranch IV.

Acquiring the River Springs Project has been an exciting and dynamic process.

We recognized that this property, centrally located between Jackson, Wilson, and

Teton Village on the Snake River, presented a rare opportunity for an incredible

investment, given the property’s strategic location, the value the community

places on the property, and the opportunity to guarantee community access in

perpetuity. The Rendezvous Lands Conservancy, a non-profit entity created by

The LOR Foundation and the Jackson Hole Land Trust, is the new owner of the

property and will oversee the management of the property, its reclamation, and

its public use, while the Land Trust will hold the property’s conservation easement.

The long-term vision for the site is to work with local community groups to

transform it into a community centerpiece, with a new community park, pathways

connections, and boat launch improvements. We are grateful for the timely

support of The LOR Foundation, The Conservation Fund, and our supporters that

enabled us to successfully close the land deal.

We continue to assess land conservation priorities in Jackson Hole and more

recently, the Upper Wind River Valley, and seek to partner with the owners

of remaining important parcels to preserve their land. We believe that by

communicating with individual landowners, hosting community seminars, and

doing other community outreach, we can ensure that the owners of Jackson

Hole’s and the Upper Wind River Valley’s most critical properties are aware of

conservation alternatives and the associated benefits. If landowners are

interested in collaborating with us to protect their properties, we work extensively

with them to find solutions that meet both parties’ needs. With more than 30,000

acres of Teton County’s agricultural and open lands vulnerable to development,

there remains critical work to be done by the Land Trust that is made possible

by your support.

Wind River ProgramIn response to growing interest in the expansion of our work, the Land Trust initiated

the Wind River Program in 2007. From our office in Dubois, Program Director Ellen

Vanuga’s primary focus is protecting the extraordinary conservation values of the

Upper Wind River Valley, while also responding to requests from landowners in

other parts of Fremont County. It was a bumper year in terms of securing public

funding for conservation easements in the Wind River drainage: over $12 million in

state and federal funding was awarded to easement projects facilitated through

the Wind River Program.

Having completed two exemplary projects in

the Torrey Creek Valley in 2009, the focus for

the past fiscal year shifted upstream to the

first major tributary of the Wind River, the

Dunoir Valley. Protection of this valley enjoys

support throughout the state and region.

We are extremely fortunate for the opportune

timing of interested, conservation-minded

landowners coinciding with the availability

of public funding. As we look forward to 2012, the successful protection of

several thousand acres in the Dunoir Valley now rests on acquiring matching

funds from the private sector.

In lower Fremont County near Lander, a landowner recently approached us about

permanently protecting a large cattle ranch from the prospect of subdividing. It is

very rewarding to work with three generations of family on a project which,

combined with adjacent conservation acquisitions in the foothills of the Wind

River Mountains, will accomplish landscape-scale protection.

Our work continues to gain acceptance and visibility in Wind River country, an area known to be

important wintering grounds for wildlife from an extensive swath of western

Wyoming. We anticipate continued momentum as landowners and communities

recognize the benefits derived from permanent protection of wildlife habitat,

ranchlands, and scenic open space.

Our community events are a fun and compelling way for us to

connect with our supporters and local community members – and an opportunity to give

visibility to the valued, reputable work that we do.

This year, we kept longstanding traditions alive while exploring new

ways to connect people to the land and to our work at our events.

We kicked off the season with the Farm Fresh Dinner,

co-hosted with Slow Food of the Tetons and hosted at the Snake

River Ranch – a sold-out event showcasing a menu entirely made of

local produce and meat. Next up was a preview party in celebration

of our Open Space Council and Board of Directors at the Diehl

Gallery, featuring nationally celebrated artist Hung Liu. Our 31st

Annual Picnic, held every year since 1980 on the second

Sunday in August, was celebrated at the beautiful Parker Property,

with delicious barbeque, music by Anne and Pete Sibley, and a live

demonstration by the Teton Raptor Center. Together with the Teton

Raptor Center, we invited families to the Hardeman Barns property

for a late summer picnic and an up-close look at ospreys, eagles,

and other raptors. We ended the season at Kate and Brad Mead’s

ranch with A Taste of Kentucky, another sold-out

event with a whiskey tasting guided by Steve and Donna Nally of

Wyoming Whiskey.

In Dubois, the Wind River Program launched its third season of the

popular historic ranch tours, in cooperation with the

Dubois Museum. As usual, the three tours, each featuring two different

ranches, sold out well in advance and proved to be a fascinating

glimpse into Wind River history and an insight into the current value

of ranchland as open space. In early July, the Absaroka Ranch in the

Dunoir Valley sponsored a full day of horseback riding across the

wildlife rich ridges and foothills overlooking the drainage, with stunning

views in every direction and a picnic lunch in an aspen grove.

Community Events Each conservation property has its own set of values, and each

conservation easement has its own set of terms. The active

stewardship of our conservation properties is critical to ensuring that the long-term legacy of

our organization’s work is upheld.

When a conservation easement is finalized, the Land Trust

takes on the obligation to uphold the conservation values

of that property forever. Because of the success of our land

protection efforts each year, the costs of stewardship increase

approximately 15% per year. This stewardship responsibility

requires staff and board members to conduct annual monitoring

visits to each protected property, and to build long-term

relationships with the landowners. In the 2011 monitoring season,

we visited 196 easement areas during

122 monitoring visits, along with conducting

numerous baseline inventories on proposed projects.

We cultivated over 115 landowner

relationships, striving to be a resource to owners

of conserved property, fielding inquiries and responding to

requests, and working to remedy any compliance issues.

In managing the lands owned by the Land Trust, we seek to be

a model of good stewardship. Much of our land is leased to

working ranches, supporting local agriculture and providing

revenue to fund the Land Trust’s conservation work. We

constantly evaluate our land management practices to ensure

a healthy relationship between agricultural productivity and

providing quality habitat for wildlife and scenic views.

Stewardship

Hardeman Barns Restoration ProjectAs part of our stewardship program, we also undertake

specific projects to preserve and enhance the health and

productivity of protected lands by, for example, restoring

degraded spring creeks, erecting raptor perches, and helping

landowners develop and implement best management

practices. In 2011, we continued work on the restoration of

a spring creek on the iconic Hardeman Barns property in

Wilson, WY, owned by the Land Trust since 1989. This restoration

project contributes to the health of the Fish Creek watershed

as well as the wildlife that depend on it. The project includes

several components to restore ecological function to the site,

while improving the agricultural productivity at the same

time. The project was made possible through support

from the Natural Resource Conservation Service, the Wyoming

Governor’s Stock Water Pumping Initiative, and off-site

mitigation activities. To date, livestock has been fenced out

of the riparian area and the stock watering system replaced,

using wells, tanks, and a solar water pump to better distribute

grazing pressure and enhance water quality in Fish Creek.

At the same time, connectivity with the creek has been

improved through the replacement of an undersized culvert,

and the riparian area enhanced through the construction

of new wetlands.

82% of expenditures were used directly to support programmatic expenses.

The Land Trust was able to secure commitments for over

$14M in public funding which will allow us to leverage at least

$2.6 M in additional private dollars.

Investments in marketable equity or debt securities were

$6,068,243 at fiscal year-end.

The Land Trust spent approximately $373,528 on stewardship of conservation properties,

allowing for nearly 6,500 total staff hours devoted to monitoring

new or existing easements.
