It is time to paint the iron fences located in our community.

Iron fences enclosing owner yards are owner responsibility, i.e., each owner must pay for painting of his/her iron fence.

Board needs to ensure that all back yard fences are painted in 2010.

If we don’t maintain fences they will rust and need replacement, resulting in higher costs to homeowners.

Maintenance of metal portions of fences enclosing an owner yard is a homeowner responsibility.(CC&R Article X, Section 3(b)) (p.155)

Metal surfaces of all fences must be painted as needed to eliminate cracking, chipping and oxidation, and at least every two years.CC&R Article X, Section 4(e) (p.157)

Board will hire a painter to measure each back yard iron fence.

Each owner with iron yard fence will be billed in advance for painting work based on linear footage.

Owners who do not wish to participate in the board organized painting may “opt out”.

Opt out procedure will include inspection to ensure fence has been painted and no cracking, peeling or oxidation exists.
