The decision was made to pursue LEED as a response to tenant demand for a high-performance building offering occupant comfort, a healthy workplace and efficient operations. 20% REDUCTION STRATEGY

An investment grade water audit and turnkey services were contracted for the water efficiency projects in this building. By implementing the recommended efficiency measures, the building has improved its energy performance. Energy efficiency projects include the installation of premium efficiency motors, heat exchanger repairs/return to service and the replacement of T12 lamps with more efficient T8s.

The building has achieved water savings in excess of 20 percent, a milestone in meeting the ABBC water reduction goal. The

investment to upgrade and replace building restroom fixtures has already paid for itself with the significant reduction in water consumption, approximately 5 million gallons in the first year alone. The upgrades to the existing irrigation system include a soil moisture monitoring system along with more efficient spray heads, resulting in 64 percent less water use than a conventional system. A condensate capture system installed to supply make up water to the cooling tower is projected to save an additional 15 percent. The implementation of this project has helped push the Bank of America Plaza to the impressive savings they are seeing.
