7Challenges

• World energy consumption has risen 45% since 1980. It is projected to be70% higher by 2030.

• Emerging markets (including China and India) account for more than 75%of new demand placing new pressures on global resources. Meanwhile, mature markets such as North America, Europe and Japan will also faceincreased demand and limited resources. These mature markets willcontinue legislating to reduce consumption, shift to alternative energysources, and improve energy security.

• Increased resources competition and political instability will cause oil and

natural gas prices to remain at or above current levels for the foreseeablefuture. Coal will continue to be a cheap and plentiful resource especiallyin emerging markets. This will maintain pressure on reducing emissionsand sustain the need for global climate change actions.

• More than ever, global warming is at the top of the agenda. Environmentalconcerns and public opinion on climate change will drive continued actionsby legislators, opinion leaders, and special interest groups forcing industryto respond.

The trends we see now will continue for the next 25 years.

The premise behind the entire project was tocreate a low-energy building that would beecologically friendly, energy efcient and containeddesign aesthetics that would stand the test of time; a building that would continue to offer themost up-to-date convenience for the owners andtenants throughout the building’s useful life.

In order to guarantee the building’s economicefciency, the owner, architect and planner tooka lifecycle view from the very beginning. Overa building’s lifecycle, investment costs accountfor roughly 30% of the total, and consequentialcosts for 70%, with a large portion of this moneygoing for energy costs. So from the start, theproject needed to have a signicant focus onenergy efciency, energy optimization and theeffective interaction of all components used, whileleveraging complimentary and existing resources:• Energy requirements of 65 euro cents/m 2 permonth or a further 20% below the requirementsof EnEV (German Energy Saving Act)• Virtually automatic operation of the entirebuilding• Low maintenance expense and disruption• Custom solutions to keep the space utilizationexible and accommodate architectural designelements• Adaptation to new space planningcongurations• Convenient access and layout• Optimal temperature control• High availability and reliability

31How can I optimize my energy consumption and spending?

Energy use analysis & tariff optimization withpower management

systems

Diagnosing energy consumption andcost allocation is a key rst step to achievereduction.

• Energy Use Analysis solutions provide themeans to understand energy consumption of all relevant utilities (Water, Air, Gas, Electricity,Steam). Cost allocation and sub-billing reportsenable building or factory owners to hold tenantsand cost centres more accountable for energycosts. Subsequent actions can reduce overallenergy usage by 8 to 10%!

In addition, minimizing risk and maximizing valuethrough secure stable electricity contractsis a high priority for energy managers andexecutives.

• Energy Tariff Optimization solutions canhave signicant impact on overall utility costs.Businesses can optimize the cost of their energyif they have the knowledge and expertise tonegotiate advantageous supply agreements.Maximum savings can be gained with strategiesto fully leverage the best available tariffs.

33How to improve my electrical network performance and upgrade energy efficiency?

Energy qualitywith power factorcorrection andharmonics filteringMost utilities have specic policies for billingfor reactive energy. Price penalties are appliedif the active power / apparent power ratio is notwithin the guidelines.

• Power Factor Correction solutions modifyand control the reactive power to avoid utilitypenalties, and reduce overall kVA demand.

These solutions result in lowering utility powerbills by 5 to 10%.

Harmonics stress the electrical network andpotentially damage equipment.

• Harmonic Filtering solutions are a meansto reduce and eliminate the harmonics. Theyincrease the service life of equipment upto 32% for singlephase machines, up to 18%for three phase machines and up to 5% fortransformers.

Power Factor Correction: Varplus2, Varpact, Varlogic,Rectimat2Every electric machine needs active and reactivepower to operate. Power factor measurementidenties the level of reactive power and optimizesit to minimize cost and avoid penalties. If thepower factor drops below the limit set by theutility (example in France: 0,92), then the powerfactor correction bank modies the level to avoidpenalties. By correcting poor power factor, thesesolutions also reduce kVA demand. ReducedkVA demand results in a 5 to 10%, lower utilitypower bill, cooler equipment operation andlonger equipment life. In addition proper powerfactor correction helps optimize electrical networkloading and improves reliability.

Harmonic ltering: Varset, UPS Sinewave, AccusineEquipment such as drives, inverters, UPS, arcfurnaces, transformers, lters and discharge l ampsgenerate voltage distortion or harmonics. Theseharmonics stress the network, overload cablesand transformers, cause outages and disturbmany types of equipment such as computers, telephones, and rotating machines. The life of equipment can be greatly reduced. Harmonicltering is a means to reduce and eliminate theharmonics. These solutions increase servicelife of equipment up to 32% for single-phasemachines, up to 18% for three phase machinesand up to 5% for transformers.
