Situated on the fringe of this beautiful village, Grantchester, which is mentioned in the Domesday Book, is a truly delightful place to live. A quintessential English village, with local shops, several public houses and other village amenities which are well supported by the local community. Being positioned on the cusp of the famous University City of Cambridge, Grantchester is a stone’s throw from the city centre and makes it a firm favourite for commuters, cycling or walking into the city centre. It is obvious to see why the area is in such high demand.

A real gem, the property is tucked away off the main road and down a small narrow lane and is secluded from any nearby roads and has open fields to the front, side and rear. A cluster of popular nearby villages ensures there are ample bridle paths and cycle ways to explore the surrounding countryside.

As you pull onto the large gravel driveway, and step onto the drive, you are struck by the quietness all around, broken only by the song of the numerous birds in the surrounding hedgerows. This may be a surprise for many, bearing in mind the city centre is only a couple of miles away. The driveway is ideal for visiting family and friends as it can accommodate numerous vehicles.overview

GROUND FLOOR

The spacious semi-detached has been beautifully upgraded and refurbished to an exceptionally high standard and offers flexible accommodation to cater for all types of families. The front ENTRANCE PORCH is ideal for visitors to leave shoes and wet umbrellas.

Leading through into the DINING AREA / RECEPTION HALL which could also be used as an additional sitting area. The quality wooden floor, recessed bookshelf, open tread balustrade staircase rising to the first floor and the inset down lights, brings sharpness to the room which retains a feeling of warmth and comfort. With the newly fitted duel fuel log burner, it is obvious to see that this room has multiple uses.

The stylishly fitted open plan KITCHEN / BREAKFAST ROOM has been fitted in a contemporary style and is bathed in natural light as it enjoys a dual aspect with multiple windows. With a range of quality base and eye level, soft close storage units to include pan drawers and glass fronted display cabinets, the kitchen remains the hub of the house. There are ample Granite work surfaces, built in appliances to include eye level oven and microwave, fitted induction hob and built in dishwasher, the kitchen is ideal for the rigours of everyday family life.

Off the kitchen is a full width SITTING ROOM which is of excellent size and could also accommodate a dining table if one so wished. With twin uPVC double glazed double doors to the rear and side elevation this room is also bathed in natural light and gives the impression that the fields to the side are included within your garden. Many evenings have been sat with family and friends watching the fabulous sun sets and the barn owl flying overhead. Multi pane double doors return to the dining / reception hall and in keeping with modern family living, our client has created a UTILITY / SHOWER ROOM to the rear of the house which has been stylishly fitted and is ideal when working in the garden.

FIRST FLOOR

The LANDING is a lovely open space which would be ideal for a study area or possibly children’s reading area as it overlooks the fields to the side.

The GUEST BEDROOM could be used as the master bedroom as it is the bigger of the bedrooms and benefits from a walk-in shower cubicle and wash hand basin.

The MASTER BEDROOM is the preferred room as it enjoys a dual aspect with windows to the side and rear overlooking the fields and captures the evening sunsets.

BEDROOM THREE has a single aspect over the rear garden.

The BATHROOM has been stylishly fitted in a similar style to the ground floor shower room.

The attractive village of Grantchester is one of the most sought after villages in Cambridgeshire and properties do not often come onto the market. When

Rosemary, the present owner, lived in Cambridge

she had fallen in love with Grantchester: and

when the property came on the market, she

stood outside the house, looked at the delightful

location and made an immediate offer. She

has remained charmed by the house and the

countryside that surrounds it.

It is an idyllic way of life. Along a quiet lane, the house is

bordered by fields, enabling you to become completely at one with

the natural world around you. Rosemary says that it has been

a thrill to find a hare on the driveway, have horses nuzzling you

across the garden fence, watch the evening flight of the resident

barn owl and see red kites wheeling in the sky above you.

This rural and tranquil oasis is only a few miles from the centre of vibrant Cambridge, where there is always a cultural event, theatre or excellent

restaurant to visit. If you want to be energetic, it is a pretty walk, or cycle ride into

town along the banks of the river.

Rosemary has put her mark on the house and created a modern, chic and comfortable home, where all the rooms are enjoyed and used to the full. The sitting room

has dual aspect with the garden and fields making a glorious backdrop. This west facing room is at its best in the early evening, when it is filled with the rosy hues of the setting sun. It is the ideal

place and time to enjoy a glass of wine and shed the stress of a working day. The majority of rooms have views to the attractive garden and fields, and the house seems to blend gently into its

surroundings. Visitors always say that they think it has the best position in the village, and as you are in walking distance of three bistro pubs and the famous Orchard Garden, they could be right. The

village has a busy, socially active community, and with a variety of clubs, there is always something to do. For the commuter, there is easy access to the M11 and Stansted Airport, and a fast rail

service into Kings Cross from Cambridge. Rosemary will sorely miss the serenity of the location, combined with the buzz of the city only a few miles away.

The village of Grantchester is listed in the 1086 Domesday Book as Grantesete and is on the route of the River Cam or as previously known the River Granta. The village meadows are a firm favourite for picnicking with students and tourists often travelling by punt from Cambridge. Grantchester is said to have the world’s highest concentration of Nobel Prize winners, most of these presumably being current or retired academics from the nearby University of Cambridge.

Every year on Boxing Day, Grantchester holds an inter-village barrel race which is around 40 minutes long and ends with a hog roast at the Rupert Brooke pub. This tradition dates back to the 1960’s.
