Playing with Contrast

One of the best things about living in a big,dynamic city is the amazing architectural diver-sity. In one short block it’s not unusual to see200-year-old Georgian houses sitting besidecontemporary glass-and-steel masterpieces: oldand new contrasting against one another.Contrast is essential to good design, and it is

just as striking indoors as it is outdoors. It’s al-so the principle I chose to transform a coldbasement into a modern space for my clients,Sandra and Bob.The young couple have a lovely 1970s-style

home, but their basement was stuck in a timewarp, dating back to the year ’’ugly.’’ I generallydig retro, but the large room was just passe,complete with a popcorn stucco ceiling, an oldwooden bar and a drafty fireplace. Sandra andBob wanted a contemporary room with cleanlines, but didn’t want it to feel sterile. So I as-sembled my crew and geared up to give themthe ultimate modern — and warm— basementspace.Before I could start designing, there was a lot

of stucco to get rid of, walls to paint in a lightfawn and beautiful dark gray broadloom to in-stall. Dark shades on the floor serve to reallymake light walls seem brighter, in much thesame way that a nice tan can make your teethappear whiter.The couple wanted the room to work as the

ultimate entertainment space, so I mapped outtwo main zones: a lounge/media area and abar/games area. In the lounge area, the fireplace

became my focal point. My contractor did somecreative construction, and built out in front ofthe existing fireplace, concealing everythingunderneath. I then installed a super-stream-lined gas insert, clad it in gray and white stonetiles from floor to ceiling and flanked it withcustom cabinetry.

I then fashioned a sitting area with abisectional sofa in a warm sandy color and acool mirrored coffee table. I decided to usepre-antiqued wood flooring planks on thewall behind the sofa. I then added two amazingpolished chrome sconces for an additional

touch of contrast.Across from the sectional, I put in two un-

conventional modern wicker chairs and hung astunning chrome-and-crystal chandelier be-tween them for drama. The great thing aboutcontrast is that it doesn’t have to be limited tocolors and patterns. One of the most importanttypes of contrast in modern design is the juxta-position of different materials. Mixing naturalmaterials like wood and stone with manmadeelements like steel and glass helps to create aspace that is modern, but still has warmth.Against the wall opposite to the fireplace, I

put in a big mirror that is flanked with whitebookcases to which I added silver grass clothwallpaper detailing. On one side of this space Icreated a modern bar/games area by ripping outthe room’s old wooden bar and replacing it witha long, plastic laminate counter in light gray,and adding two stainless-steel and black-leather-upholstered barstools. Across from thebar, I put in a gorgeous round games table

sporting a rustic wood top with a contrastingchrome base. French chairs upholstered inblack linen, a wood side table, a metal cabinetand a modern pendant light finished the lookand voila! — instant modernity.

With a few more final accents, the room wasready. By contrasting styles, colors and materialsI created a fabulous entertainment room forSandra and Bob that is contemporary and warm.

garding FHA streamline refi-nancing. There is one glaringmistake. You wrote, “if youhave 25 years left to repayyour loan, you’ll still have 25years — you’ll just pay inter-est at a lower ratefor those years.”This is totally

false; when a per-son does astreamline refi,the new loan is forwhatever the newloan term is,which in most cas-es is a 30-yearmortgage.Speaking of the

FHA streamlinerefinance, did you know thatFHA requires that there mustbe a savings of 5 percent be-tween the old and new loan?They not only count principaland interest but also mort-gage insurance into the equa-tion.Did you know the FHA

changed the mortgage insur-ance requirements and nowthe annual insurance fee is1.15 percent whereas beforethe annual fee was 0.55 per-cent for a long time? Con-sumers who are paying at the0.55 percent rate would needto lower their interest ratesubstantially (2 to 3 percent)

for the new loan to makesense.When FHA changed the

mortgage insurance struc-ture, they hurt many existingborrowers in their ability tostreamline refinance.

A: Thank you foryour comment andfor clarifying the is-sue. You are correctthat a streamline refi-nancing of an FHAwould effectivelygive a borrower anew loan term. Theborrower couldchoose a shorterterm for his or herloan, but the month-ly loan payment

could not go up by much. Thereare various other rules that gointo a streamline refinancing,and for that reason we alwaysrecommend that a borrowertalk to a qualified mortgage bro-ker or mortgage lender.In the specific article that you

commented on, the borrowerhad an interest rate over 5 per-cent. He didn’t indicate howlarge of a loan he had, but, giv-en the information you havesupplied, he might not get a lowenough rate to benefit from refi-nancing his FHA loan. It wouldbe prudent for this borrower toseek the assistance of a qualifiedFHA lender.
