Council’s last meeting of 2016occurred on December 19.
Although Jim Moss, our presi-dent, was present, he gave methe gavel to lead the meeting.I have proudly served on theCouncil since its inceptionin 1980, but it has been over20 years since I have been president. And it remindedme of how many extra respon-sibilities that office has! We are fortunate to have been so ablyserved in recent years, particu-larly by Robert Greenbaumfor 19 years, and most recentlyby Jim Moss. As I write thePresident’s Message, I recall mypush to initiate this communi-cation in our earliest Councilmeeting over thirty years ago.
The most important voteat December’s meeting wasthe unanimous decision byCouncil to adopt Option 1,the replacement of the two-pipesystem, including substantialupgrades to our fan units (convectors), the most impor-tant capital project undertakensince the Towers was convertedto condominiums. Council believed that this was the overwhelming sentiment ofthe participants at our generalmeeting held in Society HillSheraton on November 21 andwas confirmed by unit ownerfeedback since that meeting.This decision also comportedwith the view that Councilhad tentatively reached in itsmeetings with our consultantHoward Alderson.
Although this option does notgive us the ability to individu-ally control whether heatingor cooling can be selected, theupgrades in the fan units andrisers carrying hot and coldwater should greatly enhancethe heating, and especially the air-conditioning in individualunits, while retaining all the aspects of the Towers that weunit owners love: Maximumviews from our floor-to-ceilingwindows and adherence to theaward-winning design andstructure that I.M. Pei plannedmore than 50 years ago.
In light of the upcoming HVACcapital project, Council discussedways to enhance communicationwith unit owners and renters.Now that the Towers has awell-functioning website (SocietyHillTowers.com andthen login through BuildingLink), we decided owners andresidents should be updated viathe internet. This informationwill include a detailed schedule,when it is available, and a section of FAQs (FrequentlyAsked Questions) that wouldalso list our responses to unitowner’s past queries.
At this meeting, Council alsodiscussed the recent loss of theTowers supermarket. Althoughwe seek a high-grade purveyorof fresh food and groceries, re-altors have told us that with thelack of sufficient foot traffic inthe area, such a find is unlikely.Several realtors told us if we
would open the shoppingplaza to Thomas Paine Place,our chances would improve.But that is a major undertakingthat Council, at least at thistime, did not believe appropriate.If a food store cannot be found,we will widen our search toother firms that would be ofuse to residents at the Towers,possibly a restaurant, or smallerconvenience store. We will certainly keep you updatedon our progress.
The council also discussed resident and owner communi-cations. When letters arrivein the Management Officeor via email from residents,Management first responds,if necessary after consultingwith the Council presidenton the appropriate answers.If communications are addressed to Council, theyare put in the Council Bookand discussed at the next Council meeting. In that case,Management informs the resident that they’ll be hearingfrom us after that meeting.
We wish all residents—ownersand renters—Merry Christmas,Happy Chanukah and HappyNew Year. To be sure, 2017will be a busy year for Councilas we strive not only to keepSociety Hill Towers as themost beautiful condominiumin the Philadelphia, but striveto make it even better!

Film Group Continues
The Film Group had a great meeting in December, with a vigorous discussion of Manchesterby the Sea. All agreed that Casey Affleck, the star, deserves an Academy Award, along withKenneth Lonergan, the director. There are many fine movies arriving at the Ritz. The selectionfor discussion at the group’s next meeting will be announced soon. n
