SUMMARYThe property includes 10 buildings comprising approximately 133,000 square feet. The plant is located on a 30-acre parcel. The property fronts on Highway 101 and is located approximately 5 miles south of the town of Ukiah.

OWNERSHIPThe property is owned by the Max and Joan Schlienger Trust and has been in the Schlienger family for more than 40 years. Additional parcels to the east and south of the plant are also owned by the Schlienger family.

MAINTENANCE AND MANAGEMENTThe property has been managed by the owners, and maintenance of the exterior grounds is performed by staff employed by the owners. This includes mowing and tree care.

POWERPower is provided by PG&E. The primary power as supplied is 12kV from power lines located along Henry Station Road. The site power originates at this line and there is a disconnect and metering shed on the property near the road. The main transmission line for the site runs along Pringle Creek. There are four 480V secondary transformers and one 5000kVA transformer with a secondary voltage of 4160 tapped off of this main line. These transformers are variously configured to supply machine tools and test equipment as well as providing the power for lighting and 120-volt devices.

NATURAL GASNatural gas is provided by PG&E.

WATERPotable water is supplied to the plant by a private water company, Flight Ridge Water, that was formed by the owners. Water is pumped from wells located near the Russian River, to a 30,000-gallon tank located on top of the hill to the south of the plant. It then flows by gravity to the plant via an 8-inch pipe. The tenant pays directly the electricity bills for pumping the water. Water is taken pursuant to a contract between the owner and the Russian River Flood Control District, for 40 acre-feet per year.

SEWERThere are six tanks and six pumps sharing a single leach field. The main tank is 10,000 gallons. The leach field is near the railroad tracks on the northeast edge of the property. There is a blueprint showing the precise location of the tanks, pump and leach field.

SECURITYThe two entrances to the plant are secured by rolling gates, as well as a chain link fence. No security services are employed.

MENDOCINO COUNTYMendocino County is a county located on the North Coast of the U.S. state of California. As of the 2010 census, the population was 87,841.[4] The county seat is Ukiah.

Mendocino County consists wholly of the Ukiah, CA Micropolitan Statistical Area (USA) for the purposes of the U.S. Census Bureau. It is located approximately equidistant from the San Francisco Bay Area and California/Oregon border, separated from the Sacramento Valley to the east by the California Coast Ranges. While smaller areas of redwood forest are found further south, it is the southernmost California county to be included in the World Wildlife Fund’s Pacific temperate rainforests ecoregion, the largest temperate rainforest ecoregion on the planet.

The county is noted for its distinctive Pacific Ocean coastline, its location along California’s “Lost Coast”, Redwood forests, wine production, microbrews, and liberal views about the use of cannabis and support for its legalization. In 2009, it was estimated that roughly one-third of the economy was based on the cultivation of marijuana.

The notable historic and recreational attraction of the “Skunk Train” connects Fort Bragg with Willits in Mendocino County via a steam-locomotive engine, along with other vehicles.
