    Building Energy Management System (BEMS) BEMS Overview

    1. BEMS OverviewThe Building Energy Management System is an analysis tool producing charts and

    reports to evaluate energy usage in buildings, campuses and other facilities.

    This Building Energy Management System (BEMS) Software runs in association withWebAccess HMI & SCADA software. This is a software product requiring users to

    install appropriate energy monitoring hardware (such as electric kilowatt-hour

    meters, gas flow meters , etc) that can be connected to IO or automation hardware.These sensors are then read by the WebAccess HMI & SCADA software which in turn

    makes this data available to the BEMS software.

    The BEMS software creates a set of ODBC databases (MS Access is the default)independent of the WebAccess HMI & SCADA databases.

    The BEMS software creates a set of pre-formatted charts and reports commonly usedin Energy Analysis of Buildings and Facilities. These preformatted displays are best

    viewed at 1280 x 1024 pixels resolution or greater.

    1.1 BEMS Analysis Displays and Reports

    There are ten (10) preformatted analysis displays, many with multiple options andmost with a report version , yielding several dozen possible analyses and reports.

    The ten basic displays are:

    Energy Profile - shows energy usage usually compared to a reference value.Energy Ranking - compares energy measurements in ascending or descending

    order.

    Energy Comparison - energy use versus different time periods or different sources.Average Daily Profile - energy use over a given day for one or more sources.

    Differential Analysis - calculates the difference of actual energy use versus atarget value.

    Max / Min Analysis - calculates the top Maxima or Minima for a Group of energysources over the selected time period.

    Primary Energy Profile - displays energy use in equivalent use of Coal, Oil, CO2 orHeat.

    Cost Profile - displays the cost of energy for selected sources and time periods.Cost Ranking displays energy costs in ascending or descending order for theselected period .

    Statistics Report - displays summary of energy use and costs for selected period.

    1.1.1 Energy Profile

    Energy Profile shows energy usage usually compared to a reference value:Management Value (a preconfigured target), Load Factor, Temperature or Humidity.

    Energy Use Intensity, which is energy usage divided by area is another option in thisDisplay.

    Average Daily Profile

    Average Daily Profile shows Energy use over a given day for one or more EnergySources.

    Differential Analysis

    Differential Analysis calculates the displays energy use for each hour and

    calculates the difference with a Management Value (i.e. target value). The periodsexceeding the Management Value have their difference highlighted in yellow.

    calculations of Cost are not enabled in this version of BEMS.

    Statistics Report displays summary of energy use and costs for selected period.

    Rate calculations of Cost are not enabled in this version of BEMS. The Rate part ofthe report will be all zeroes.

    BEMS Architecture

    The BEMS uses a set of ODBC databases on the Project Node to collect real-

    time data (the default is Microsoft Access). These databases are separate andindependent of the databases used for Analog Tag log, Scheduled reports and

    Data Log Trends.

    The SCADA node collects the data for the BEMS and sends it to the Project

    Node via the WebAccess Network Service (webvrpcs.exe).

    The Project Node also generates the BEMS Analysis displays.

    Both the SCADA node (VIEW and ViewDAQ) and the Project Node (BEMS

    Project Manager) can display the BEMS reports. Although VIEW and ViewDAQare calling up an ASP page generated by the Project Node.

    The SCADA Node and the Project Node can be the same computer.

    Project Node stores data and generates displays

    The Project Node is a web server and database server. The BEMS datatablesare located at drive:\WebAccess\Node\bamdb on the Project Node.

    The Project Node also generates the BEMS Analysis displays and reports. Noconnection to the SCADA node is needed to generate the BEMS displays and

    reports. These BEMS displays are generated in ASP (Active Server Pages) onthe Project Node (Web Server) using VMC (Vector Markup Language).

    Data is stored via ODBC to Access database files located on the Project node

    at drive:\WebAccess\Node\BAMDB. The database files are typically named:BA_Data_0.mdb through BA_Data_4.mdbBA_Cfg.mdb

    BA_Rate_1.mdbBA_Rate_2.mdb

    The ODBC system DSNs are typically named:BA_Data_0_Access to BA_Data_4_Access

    SCADA Nodes collect data

    The SCADA node collects the data for the BEMS and sends it to the Project

    Node via the WebAccess Network Service (webvrpcs.exe).

    The SCADA node must be running to collect data. View data already collected

    in the past, only the Project node is needed.

    The SCADA Node communicates in real-time with automation equipment.

    The SCADA node is physically connected to automation hardware via Serial,Ethernet or proprietary communications. Typical automation equipment

    include Programmable Logic Controllers (PLCs), Single Loop Controllers,

    Direct Digital Control Systems (DDC), Distributed Control Systems (DCS) andIO (input / Output) systems.

    The SCADA Node is the computer directly connected to a plant control

    system. The SCADA Node typically has a serial, Ethernet or proprietarynetwork card communicating directly with PLCs, Controllers and IO racks. The

    SCADA Node also has a network connection to Clients. The SCADA Node

    retransmits data between the controllers and clients. In a sense, the SCADAnode is a "SCADA Server".

    KiloWatt-Hour meters

    The BEMS measurement and analysis of electrical power is designed to beused with Kilowatt-Hour meters. The BEMS takes a difference in readings

    every 5 to 15 minutes to calculate the Kilowatts used over that period.

    It is important that the Kilowatt-hour meters do not turnover, resulting innegative energy use calculated for that period.

    There is no provision in the BEMS to change the units or scaling.

    However Calculation tags could rescale the watt-hour meter to Kilowatt-hour

    and the Calculation block be used for input to the BEMS.

    Similarly, Accumulation tags could be used to calculate Kilowatt-Hours fromwatts or kilowatts.

    The drawback to using Accumulation Tags or other software methods tocalculate Kilowatt hours is if the PC stops or is restarted. If the calculated

    kilowatts are set to zero, then large negative values for Kilowatt-hour may becalculated for the next 5 or 15 minute period.

    Each SCADA node communicates to kilowatt-hour meters either directly orindirectly through automation equipment (PLCs, DCS, IO, etc) using the

    communication drivers supplied with WebAccess.

    WebAccess Configuration Manager

    The WebAccess Configuration Manager is used to create Projects, Items (i.e.

    energy meters) and Groups of energy meters. The ability to configure a BEMSproject is available even if the option was not purchased as part of the SCADA

    node license.

    The BEMS Project Manager is the development tool to create a BEMSproject by linking measurements of energy usage to items and groups.

    An Item is a single energy source, often with multiple measurements from

    the same meter, for example Kilowatt-Hours, Reactive Power (KVARs),maximum demand, costs etc.

    A Group is a related set of measurements, for a example a Building withmultiple measurements or a campus with multiple buildings. A Group usually

    consists of Items, although Groups can consist of other Groups and a mix ofItems and Groups.

    ViewDAQ accesses the BEMS analysis displays and reports from the toolbar

    menu: Tools -> BEMS

    Item

    An Item is a single energy resource. There are 5 energy resources in theBEMS:

    o Electricity

    o Water

    o Gas

    o Temperature

    o Humidity

    Electricity has potentially 5 measurements: Kilowatt-hours, KVARH, MaxDemand, Kilowatts and Load Factor.

    Additional System Requirements

    Project Node Additional System Requirements

    The project node will be storing the collected data in ODBC database files.These are in addition to the other ODBC data files (analog tag log, digital taglog, et al). These BEMS files record to the Hard Drive of the Project Node.

    BEMS data recording to ODBC database

    The BEMS package records a data value every 15 minutes for each Item andits associated measurements (for electric power a single Item has potentially

    5 measurements: KWH, KVARH, Max Demand, Kilowatts and Load Factor).

    These apply to the Project Node (for BEMS ODBC database files).

    BEMS Disk Space

    Each ODBC record requires about 34 bytes on the hard drive of the Project

    Node (a group of Access Database by default, in a subdirectory atdrive:\WebAcces\node\bamdb).

    20 tags * 34 bytes/sample * 4 samples/hour * 24 hours/day * 30days/month = 2 Megabytes in a month.

    20 tags * 34 bytes/sample * 4 samples/hour * 24 hours/day * 365

    days/year = 23 Megabytes in a year.

    The Maximum file size of an Access Database is 2 gigabytes.

    Note - The Log Data Maintenance feature in WebAccess currently does

    not support archiving or deleting of BEMS data..

    SCADA Nodes minimal additional Requirements

    There are additional communications required between the SCADA node and

    the Project Node. But these do not appear to be large, approximately 34

    bytes per record every 15 minutes.

    Client Additional System Requirements

    Display Resolution: The BEMS Analysis Displays are best viewed at 1280 x1024 pixels resolution or greater.

    Development License (Project Node)

    Users can begin configuration of a BEMS project without a license inWebAccess Configuration, which runs on the Project Node.

    There is no charge for a Project Node License. Users may install multiple

    Project Nodes at no additional charge if they own a valid SCADA node licenseand follow the License Agreement. The Project Node is the configuration

    tool. It may be copied to laptops and other PCs to allow off-line development,graphics building, testing and training. There is no Hardkey required for a

    Project Node.

    There is no WebAccess licensing limit to the number of Clients that may

    connect to a Project Node. However, since the Project Node uses IIS(Internet Information Server) or Peer Web Services as a Server for

    WebAccess configuration, Microsoft Licensing will limit the number of clients.

    The limit is 10 simultaneous connections in Windows 2000 and XPProfessional. In Windows 2000 and XP Server versions, the limit is dependant

    on your license (it can be un-limited).

    SCADA node License

    The BEMS (Building Energy Management System) is sold as an option to aWebAccess HMI & SCADA software package. It uses the same Hardkey as

    WebAccess HMI & SCADA software, but requires an addition to the LicenseControl file.

    The SCADA node is the only node in the system with a Hardkey. EachSCADA node must have its own Hardkey and matching software license

    control file. In the standard full-feature version, an unlimited number ofclients can connect to a SCADA node. However, the number of Clients might

    be limited by the License purchased for the SCADA node.

    HARD KEY

    The BEMS uses the same Hardkey as the WebAccess HMI & SCADA software

    (i.e. there is only one Hardkey per SCADA node). The hard key is a Sentinel

    SuperPro manufactured by Rainbow Technologies. The hard keys connect tothe SCADA Node computers parallel or USB port.

    The Hardkey serial number must match the serial number in the software

    license control file. The software license control file describes how manytags are in the license. You will need the Software License Control file during

    Installation of the SCADA node. The 'Control File" is usually distributed on aFloppy Diskette with your package. The "Control File" must match your

    Hardkey.

    If you have multiple SCADA nodes, you have to install a different 'Control

    File" on each SCADA node and the "Control File" serial number must matchyour Hardkey's serial number.

    If you do not have a Software License Control File, the "Demo License" will beinstalled. The Demo License is limited to 150 tags and runs for 2 hours.

    If user moves his Hardkey to another computer and does not move his license

    file, then the new computer will be forced into simulation.

    If the user wants to upgrade his WebAccess BEMS, he would purchase a new

    license file that he could copy to his computer, that matches his hardware keyand he could then use BEMS. Upgrades to BEMS can be accomplished via

    email by updating only the License Control File. The serial number of Hardkey

    and the license file must match.

    WebAccess to totalize this value. BEMS reads this tag once evrey 15minutes and subtracts the previous reading to calculate energy use over

    that time interval. A rate measurement will not work (potentially alwaysreading zero if the kilowatt use is constant.

    Rate, Reactive Energy (KiloVAR-hours), Active Power (Kilowatts), LoadFactor and Maximum Demand (Kilowatts) are not needed to view most of

    Data Points are a single Tag which reads a meter. Optionally, for electric ratecalculation a Data Point consist of multiple tags representing the multiple

    measurements used for calculating some electric power costs.

    Reactive Energy

    Rate calculations of Cost are not enabled in this version of BEMS. Since this

    Reactive Energy field is only used in Rate calculation of Costs, it is not

    Reactive Energy (kVArH ) is a reactive power, Q, over time = Q * h. Somerates are based on Reactive Power charges. And use wither kVArH, others on

    just KVAr.

    In BEMS, Reactive Energy is designed to be from an electric power meter in

    Active Power is the current kW (Kilowatts). This is current Rate from the

    meter used to measure Active Energy. The current value is read every 15minutes and entered in the BEMS database.

    Active Power is optional. It is needed only if your Electric Rate requires for

    calculating the Cost of Power and you want to calculate Power Costs. It doesnot show directly on any BEMS display or report. It is shown indirectly only if

    used in calculating costs.

    Load Factor

    Load Factor is Energy Used versus maximum allowed by rate contract duringa period.

    Load Factor = kWH / (Max allowed Demand * h)

    Load Factor Power is optional.

    Load Factor is used as a Reference Value in the Energy Profile Display.

    It is needed only if your Electric Rate requires for calculating the Cost ofPower and you want to calculate Power Costs. It does not show directly on

    any BEMS display or report. It is shown indirectly only if used in calculating

    rate is not present, click Add Rate to be taken to the Add Rate pageand create the rate. See the Rates section for more information. You

    can always come back and add a Rate. Rate is used to calculate Costsassociated with this Heat Consumption.

    Cooling Consumption

    In BEMS, Cooling Consumption is expected to be read from a totalizing

    meter (for example, cubic-meters, kilowatt-hours). The difference betweenthe current reading and the previous reading is calculated and recorded to the

    database for this time period (every 15 minutes is the default time period). Itmaybe be necessary to use and Accumulation Tag in WebAccess if you are

    measuring (like cubic meters per hour, m3/hr), then use the Accumulation

    Tag as the input to BEMS.

    To add another existing group as a item (subgroup) to this group, select

    Group from the Item Type pull down menu. This load the other groups inthe pull down menu of the Item Name field.

    The Description, Resource and Report Category will be that of the selectedGroup. The Item(s) associated will that group will populate the other fields

    3.5 Management Values

    Management Values allows the use of reference values to compared against actual

    values shown in the Energy Profile display. Typically these are the average,

    expected or desired values for each Item or Group. The Management Value istypically a Gray Column drawn next to the Actual Energy use in the Energy Profile

    Display. It shows in only the Stacked Column Chart of the Energy Profile (and not inthe report).

    Conversion Coefficients are used on the Primary Energy Profile displaysand reports to convert Kilo-Watt-Hours (kWh) to equivalent kilograms of Coal,

    Users

    BEMS Configuration

    Only Project Users and admin can create new Groups or Items in the BEMS

    configuration. These are assigned from the admin/Project User link on theWebAccess Project List page. See section 8.9 Add or Update a Project User in

    the Engineering Manual for more information.

    BEMS Users

    There are three user types for viewing the BEMS displays in a web browser:

    Power sees all groups and summaries.

    General sees only groups and summaries assigned.

    Operator sees only groups assigned. No summary displays.

    The admin account can also view the BEMS displays.

    All users of ViewDAQ can view the BEMS displays.

    Existing WebAccess Users are assigned to one of the three BEMS user types

    form a pull down menu. If an existing WebAccess user is not assigned as aBEMS users, then the user can not view BEMS displays from a web browser

    client.

    Only WebAccess Power Users and General Users should be assigned as BEMSusers. WebAccess Restricted users can not access the right-click menu in

    web browser VIEW, and consequently cannot access the tools menu.

    Power User

    Power Users of BEMS can see all BEMS Groups, all BEMS displays and allsummaries.

    General User

    Viewing & Using Energy

    Analysis DisplaysThere are three methods to View the BEMS displays:

    The BEMS Project Manager, which is inside the WebAccess Project Manager. This

    uses only port 80 (or whatever you assigned as the http port). Only Admin andProject Users can view BEMS from the BEMS Project Manager.

    VIEW. Currently only Power Users and Admin can view BEMS displays in View. The

    default method is from the Right Click, Tools menu ( Right Click -> Tools -> BEMS).

    View DAQ. All uses of ViewDAQ can view BEMS displays. The default method is from

    the Tools menu on the upper menu bar.

    BEMS Project Manager

    The BEMS Project Manager is inside the WebAccess Project Manager.

    This uses only port 80 (or whatever you assigned as the http port). The client plug-inis not needed, so this maybe an option for those unable to install the plug-in or

    unable to connect via the Primary and Secondary TCP ports (default 4592 and14592) because of firewalls. However, only Admin and Project Users can view BEMS

    from the BEMS Project Manager.

    The toolbar and status bar in VIEW and ViewDAQ are also eliminated using this

    method, allowing more area on the screen and being a little less cluttered if screencaptures are used.

    Also, using the BEMS Project Manager, the BEMS displays can be viewed even if yhe

    SCADA node is not running or is offline.

    If you have not already done so, connect to the Project Node and Start WebAccess

    Configuration.
