Zoomars is a petting zoo
located in the Historic District of Los Rios in San Juan Capistrano. Spend an afternoon and feed a guinea pig, goat, sheep, horse, emu, alpaca, chicken, rabbit, or llama. Kids love the guinea pig pen where these furry critters will sit on your lap while you feed and pet them. Food for the animals is available for purchase. Zoomars offers horse and pony rides and there is a train to ride too. Kids can pan for gold or gemstones in Miners Gulch. Adults are $10 and kids under 17 are $8. Zoomars is open Daily from 9am-5pm. This year the median price for a home in Orange County may surpass the peak in 2007 of $635,000.
Median home prices have gradually risen since 2011. Here’s a look at the progression:
2011 Median Home Price - $425,000
2012 Median Home Price - $435,000
2013 Median Home Price - $540,000
2014 Median Home Price - $595,000
At the end of June 2015, the median price for a home in Orange County was just shy of the 2007 peak of $629,500. Typically, home prices rebound after a recession, increasing higher than the peak before the recession hit. With low interest rates, the cost of homeownership is less than it was in 2007. Even though the prices are near 2007 highs, the monthly payment is less, allowing buyers to qualify for a more expensive property.

Polish wood furniture with 3 parts olive oil and 1 part distilled vinegar. Be sure to test it on a small area first.
Buff streaks on stainless steel with a little olive oil on a terry-cloth rag and then shine with a dry paper towel.
Silence noisy doors by applying a bit of oil to the squeaky hinge.
Unstick a zipper by running a cotton swab, dipped in oil, on the teeth.

Keeping Tenants Longer
Put Money into your investment! Everyone wants to love where they live. No one wants to “move down” from where they currently live. For their second or third year, upgrade something. Changing an appliance or replacing faucets makes them feel special and it’s cheaper that re-renting. Treat tenants with Respect! This one doesn’t cost anything. Respond to resident calls quickly and with empathy. If something has broken because it has worn out be nice to your tenants. They didn’t cause the problem. They will come to appreciate you more because of the good attitude with which you treat them and the way that you handle their inconvenience. (Yes, their inconvenience.) If Someone’s Leaving, ask questions. Perhaps changing the date the rent is due, the 5th versus the 1st, will allow them to stay. Every resident is different and so are the things that are troubling them. Give good service and your tenants will stay longer!
