Présentation
DEVELOPMENT
This estate will appeal to a buyer interested in putting its own mark on
an wine making estate which has been operating for over 70 years, in a
new “appellation” – in a fast growing quality touristic area.
Direct commercial sales under its own “Domaine Puech Saint Martin”
label should be brought back (stopped in 2014). Included in the price is
6-12 months worth of help and advice from the current owner to show
the buyer how to operate the vineyard and winery. This should ensure
quality a smooth transition for the new owner.
A promising wine tourism activity should be developed (to cater a
growing demand) by converting available surfaces to additional
B&B/guest houses.
The new owner can generate a yearly income of 122,000€ - a 3.5%
return on investment:
Winemaking: net income of 60,000€ on gross revenues of 416.000€
with 30 ha in production, 100,000 bottles, 4,2€/bottle, 3 employees
Tourism/oenology seminars: net income of 62,000€ on gross
revenues of 97,000€ with one full time equivalent employee (2
guesthouses, 36% occupancy rate, 15 seminars/year with 15 clients,
sold at 990€/person)
Estimates of investments that the new owner should consider:
Real estate convertion/decoration: from 300,000€ to 780,000€
Winery upgrade: from 100,000€ to 200,000€
Vineyards: from 25,000€ to 100,000€ for 3 to 12 ha (3)
Cash flow, start up and legal: from 30,000€ to 50,000€
3 : Not taking into account subsidies which can cover up to 70% of investment

LOCATION
Between Nimes and Alès. The area is bordered by the foothills of
the Cévennes to the west, the Lussan limestone massif, to the
north, while vast limestone plateaus and woodland expand out to
the east and south.
CLIMATE & SOILS
Mediterranean climate, though slightly gentler due the distance
from the coast and the high ground that curbs the maritime
influence. The temperature varies more widely than in coastal
regions. Small formations with pockets of sandstone, marl,
pebbles, scree, alluvia, hard limestone are dotted across the
landscape and form a mosaic of soils. In 1985, a survey mapped
the area’s winemaking potential, finding uniform parcels of land in
order to organise planting and optimise the grape varieties.
FLAVOURS
The wines of the Duché d’Uzès are all blended wines. Grenache,
Syrah, Viognier, Cinsault, Carignan, or even Mourvèdre and
Marsane all release the full flavours that make the Duché d’Uzès
wines so distinguished. Aromatic, spiced, and fruity, red wines
often bear a hint of liquorice, pepper, and black olive. Deep red,
they are made using the Mediterranean grape varieties: mainly
Grenache Noir and Syrah, with Carignan Noir, Mourvèdre Noir, and
Cinsault Noir. Rosés present a bouquet of white flowers and red
berries and boast a rose petal shade, dominated by Grenache,
blended with Syrah or Cinsault. With golden colour and bouquet of
citrus notes, white wines are mainly Viognier and Grenache Blanc.

HISTORY
The Greeks first planted vines in the region in the 6th century BC, a
practice continued by the Romans, and during the Middle Ages. In the
15th century, vines were planted on the sun-kissed hillsides reclaimed
from the scrubland. At the time, there was talk of an excellent vineyard
and “Noble Wines”. In 1989, the Duché d’Uzès began the process of
earning registered designation of origin AOC status. This appellation is
not intended to produce vast quantities of wine, but rather a high-end,
top-quality wine. The journey was rewarded with AOC/AOP
certification in July 2012.

History and upscale tourism
Often called French Tuscany for its vineyards separated by dark
cypresses, village squares, country mansions, culture, and its
Renaissance buildings, the Uzège (350 sq.m/900 km² around
Uzès, just West of Avignon and North of Nîmes) is a preserved
corner of western Europe that has somehow escaped the notice
of the world's tourist hordes. At the same time in Provence and
in Languedoc, the Uzège region has a number of terroirs in
which wonderful, distinctive goods such as olives, apricots, wine,
cherries, peaches and truffles are produced,
Completely restored, Uzès (pop. 8,500/20,000 in summer) has
retained an architectural heritage that spreads over a landscape
dotted with villages and planted with fruit trees, vines and
truffle oaks. The city centre is listed as a protected historical
sector. The very powerful Ducs d’Uzès were the first dukes of
France and the town was marked by the Wars of Religion, but it
was little affected (if at all) by the Industrial Revolution.
Uzès/Belvezet is located minutes from the Roman Pont du Gard
(with 1.6 million visitors a year), about an hour from Avignon or
the Mediterranean beaches.
.
Wine and truffle coutnry
Black truffles (tuber mélanosporum) have been found in the
calcareous clay of the Uzège area since Antiquity. Uzès was the
French truffle capital during the 19th century. Harvests have slowly
decreased as wheat, olive, vineyard have grown and taken over.
The black truffle renaissance has been on is way since the 1990s
with the organisation of a month-long truffle festival in January
every year (with Michelin star chefs), the relaunch of a truffle
