P enrith’s own sky high luxury is coming to Thornton.
From December 12, buyers will have the chance to snap up one of 204 brand new apartments, including 26 prestig-ious loft-style penthouses.
Sheffi eld at Thornton’s two 10 storey buildings will line the Thornton skyline, and are expected to become the tallest in the Penrith city centre.

Planning For The Future
Starting a family and fi nancial planningS tarting a family is a really
exciting time in all our lives; it also presents a number of fi nancial
opportunities and challenges.It is stating the obvious to say
that starting a family represents a huge change and all aspects of your life will never be the same again. Though for most of these changes it is impossible to prepare, we can at least make some plans for the fi nancial aspects of this life change.
Starting a family dramatically changes both our expenses and our income. It is likely that one or both parents will initially have some parental leave and/or poten-tially reduce work hours, reducing the family income. Expenses are also likely to change completely, a number of things you currently spend money on will no longer be part of your lifestyle, but instead will be replaced by some new expenses such as child care
and nappies. Essentially the household budget will have to be completely re-worked.
It is quite possible that initially you will have a cash fl ow defi cit, particularly if either parent is planning on having time off , if this is the case this defi cit will need to be funded.
Too many people don’t prepare for this period of negative cash fl ow and have no plan to deal with the problem; they normally end up funding the shortfall with credit cards, the worst type of debt!
The best way to prepare for this is to calculate how much you will need to supplement your income by and for how long, and start a saving plan to ensure you have a cash reserve to supplement your income for this period of negative cash fl ow. For many this will not be possible, other options need to be explored. Options include changing loan repayments to
interest only to reduce costs, using the equity in your house or selling an asset. The sooner you start preparing for this, the more options you will have to avoid racking up credit card debt.
Once you have a family it is prob-ably the fi rst time in your adult life that you are fi nancially reliant on someone else, and them on you. To put it bluntly, if something was to happen to either of you, it is likely you would be immediately under fi nancial strain. Things like life insurance and income protec-tion become more important.
As discussed above, it is likely that funds are going to be tighter than usual, so increased costs like life insurance probably aren’t desirable; however these can be funded by your superannuation.
Of course this initial planning is just the beginning!
Once you have a family your fi nancial planning goals will change forever.

O ver 80 per cent of fi rst home buyers who are planning to purchase a property within the
next two years believe housing is unaff ordable in their state, with fi rst home buyers in NSW consid-ered to be the most discouraged.
According to Mortgage Choice’s annual First Home Buyer Survey, 86.9 per cent of respondents in NSW stated housing was unaf-fordable in their state.
Local Mortgage Choice franchise owner Rob Lees (pictured) said this issue was more predominant in certain states.
“The percentage of fi rst home buyers who consider housing to be unaff ordable is signifi cantly higher in New South Wales and Victoria than it is in Queensland

Mr Lees said the issue needs to be addressed.
“At Mortgage Choice, we believe it is time for the government to act and introduce measures that would make it easier for fi rst time buyers to purchase property,” he said.
The average home loan size in Australia is now approximately 4.5 times larger than the average wage – up 25 per cent in the last two years.
In 2013, the average loan size was 3.9 times the average full-time Australian wage.
Mr Lees said it’s clear what needs to be done.
“Our data shows the majority of potential fi rst home buyers would like to see the government re-introduce a grant for estab-lished properties,” Mr Lees said.
“While the various states currently have fi rst home buyer grants in place for those who purchase a newly built property, nothing is given to those buying established properties, which is approximately 80 per cent of all fi rst time buyers.”

Meanwhile, the average Austral-ian full time wage grew just 3.6 per cent from $77,225 to $80,054.
“These statistics are worrying as they clearly show wages aren’t keeping up with property prices,” Mr Lees said.

That way if the police or emergency services need to contact you for whatever reason, they will have an understanding of where you are and how to contact you.
The little things: If you have someone looking after your house, make sure you give them a proper tour and include little things like where the electricity box is located. If the power was to go out, it could be very confusing for someone unfamiliar with your house to find their way around.
