The shadow impact study illustrates the existing site conditions and potential impacts of high density developement through the placement of 15 (45 m), 20 (60 m) and 25 (75 m) storey buildings. The potential impacts are more apparent during the winter solstice at which time the shadows reach maximum extension.
The present diagrams illustrate three adjacent building of heights ranging between 15 and 25 storeys. The diagram facilitates a study in which shadows are shown, at 60 minute incriments, on the day of September 21st between the times of 9:00 am and 4:00 pm.
It is evident that a simple addition of five storeys in building height will produce a vast difference in shadow extension.

The adjacent legends illustrate seperate aspects of the analysis. The radial graph reprsents direction and speed, while the gradients represent average temperature and frequency of the wind. Finally, the wind roses are alligned in orrder of month beginning with January and transitions from June to July at the break between pages as illustrated below.

ANALYSIS The extremely low densities, found thorughout this site, offer an exceptional oppurtunity for intensitfication. However, this opportunity must be approached with caution as a result of the major challenges presented by wind and shadow impacts. Therefore it is the strong recommendation of this report that thourough shadow and wind analyses be conducted on all proposed devleopements. Furthermore, a concentration of wind frequency from the west should impact the placement and position of open spaces and intensified vehicular corridors. Although topographic elements may be used to offest shadow impacts of higher density developements, it is recommended, based on these shadow studies, that 20 and 25 storey buildings are excessively high in the context of the current conditions. Developement should also be considered based on the floodplain, and a further analysis should be conducted based on those constraints because of the inherent challenges that those conditions present.
