DESIGN: METICULOUS,

The designs created by Sobha’s in-house team

are modern and contemporary where form follows

The structures are timeless and of lasting splendor

with focus on design aspects of light and space

Sobha's comprehensive design output is a

combined effort of its state-of-the-art Architectural

and Structural Studios, along with self-reliant

Mechanical, Electrical, Plumbing and

Environmental Design Teams.

FLOORS & WALLS: LONG

LASTING, ELEGANT & FUNCTIONAL

Tile spacers are used for an even appearance.

Aluminum or PVC beading is used to avoid

chipping of tiles on the edges.

Joints are filled with silicon sealant to prevent

water from seeping into the walls, accumulation

of dust and growth of fungus.

Common areas are tiled from floor to ceiling for

easy maintenance.

DOORS AND WINDOWS: WE

MANUFACTURE THEM OURSELVES

All doors and window frames have architraves that

conceal uneven joints to improve visual appeal.

Weather strips are put on doors and windows to

protect them from dust elements.

Large windows are installed to maximize the use

of natural light and provide better ventilation.

Wooden skeleton of door frames are filled with

honey cell.

Silicon is filled between door architraves and walls

to prevent cracks.

Masonite skin is fixed to avoid cracks and

expansion during humid conditions.

Six layers of waterproofing is applied to prevent

water seepage.

Wall-mounted water closets are installed for easier

cleaning of the floors.

False ceilings are built with removable tiles for easy

access and maintenance.

Bathroom floors are sloped for proper drainage.

BATHROOMS: APPEALING

AND EASY TO MAINTAIN

Terraces are coated with a layer of 50 mm

expanded polystyrene.

The process ensures insulation that reduces heat,

minimizes thermal expansion, contractions and

prevents the formation of cracks.

Special water-proofing technique is employed to

avoid seepage.

TERRACES: MADE FOR

COMFORTABLE LIVING BELOW

PAINT: FOR HOMES THAT

STAY NEW, FOR YEARS

Waterproof primer is applied before painting the walls

to avoid patches.

External walls are painted with textured, weatherproof,

waterproof and dust resistant paint.

All horizontal surfaces like window sills and parapet wall

tops are finished with granite slabs.

All service lines are well concealed within shafts.

Cracks are prevented by fixing GI extended mesh or

fibre mesh at the junctions of concrete and masonry.

Granite coping is done in all ledge walls and wash basins.

FINISHES: THOROUGH FOR AESTHETICS,

PROTECTION & MAINTENANCE

ROADS & PAVEMENTS:

WELL PLANNED AND WELL LAID

Walkways and footpaths are overlaid with pavers.

Carriageways are properly ended with best quality

kerb stones.

Heavy duty cast iron drain covers are used.

Service lines are concealed under the walkways

and are color coded for easy identification and

maintenance.

PARKING LOTS: CONVENIENT

AND THOUGHTFULLY PLANNED

Wider driveways enable easier maneuvering of large cars.

High quality Vaccum Dewatering Flooring (VDF) is done

to provide an even surface and smooth flow of water

towards the car wash drains.

Fenders are used in all exposed columns of parking

bays to protect them from chipping.

High level service lines are designed with cable trays.

Closed shaft bottoms are used to avoid collection of

dust and water.

Dedicated Quality Department, comprising experienced

German experts, independently carries inspection and

manages quality at every stage of construction.

Detailed snagging process is completed before handover.

Handover is initiated only after all checks and approvals

by relevant departments are obtained.
