This tender brief is meant to highlight only some of the
principal points of the tender and does not form part
of the tender documents. All tenderers shall comply
with the terms and requirements as stipulated in the
“Conditions of Tender” and “Technical Conditions of
Tender” contained in the “Developer’s Packet”.

1 The tenderers shall deposit the duly completed form of tender :-
(a) under sealed cover in the envelope provided in the Developer’s Packet
(b) in the tender box at Room 10 -1, 10th Storey, Tower, The URA Centre, 45 Maxwell Road, Singapore 069118
(c) on 4 December 2012 at or about 12 noon
of that day. Room 10-1 will be opened by 9 am on that day
2 The following tenders will not be considered:
(a) Any tender submitted after 12 noon on the tender submission date
(b) Any tender with a tendered sale price less than $211,300,000
SUBMISSION OF TENDER
TENDER DEPOSIT
1 Every tenderer shall pay a tender deposit of 5% or more of the tendered sale price.
2 The tender deposit mentioned in paragraph 1
above (hereinafter referred to as “the Tender Deposit”) may be paid by any one or more
of the following methods:-
(a) Cashier’s Order (b) Bank Transfer(c) Bank Guarantee (d) Insurance Guarantee
(Please refer to the Conditions of Tender for detailed requirements.) Payment in CASH or by CHEQUE or any other means WILL NOT BE ACCEPTED.
3 The Tender Deposit will be returned to all unsuccessful tenderers.
4 The Tender Deposit shall be forfeited if the tenderer withdraws his tender after the date and time for submission of tenders.
5 Tenders submitted without the Tender Deposit shall be disqualified.

charges applicable) for local and overseas purchasers.
PAYMENT OF THE SALE PRICE
The successful tenderer shall pay the tendered sale price and the Goods and Services Tax (GST) thereon by Cashier’s Order as follows:-
(a) 25% (less the Tender Deposit) and the GST on 25% of the tendered sale price within twenty-eight (28) days of the acceptance of his tender;
(b) 75% and the GST thereon within ninety (90) days of acceptance of his tender.
ACCEPTANCE OF TENDER
1 Tenders shall remain valid for acceptance for four (4) weeks from the said date for submission of tenders. However, the Authority may by notice in writing to each tenderer extend the validity period of his tender by such further period not exceeding 2 weeks.
2 Selection of the winning tender will be based on tendered sale price. However, the Authority reserves the right to reject the highest or any tender.
FLEXIBILITY OF USE
The 0.66ha White site can yield around 28,000m2 of GFA. At least 30% of the maximum permissible GFA for the development is to be allocated for hotel use and the remaining GFA can be developed for residential, office, retail and other complementary commercial uses.
CHOICE SITE WITH HIGH ACCESSIBILITY
Conveniently situated next to Novena MRT Station, the site enjoys excellent connectivity through the Mass Rapid Transit (MRT) system. The site is also highly accessible to the City Centre and rest of the island via Central Expressway (CTE) and main arterial roads like Thomson Road, Newton Road and Moulmein Road.

SYNERGY WITH SURROUNDING DEVELOPMENTS
The Novena area is also a well-known medical hub, with Tan Tock Seng Hospital, Novena Medical Centre, National Skin Centre, National Neuroscience Institute and Mount Elizabeth Novena Hospital all located within the vicinity. The proposed development will serve to provide hotel accommodation and commercial services supporting the surrounding hospitals and medical hub.
COMMERCIAL HUB AT THE CITY FRINGE
The land parcel is located within an established commercial hub at Novena, which is located at the fringe of the city and a stone’s throw away from Orchard Road. This area is home to many existing commercial developments, such as Velocity@Novena Square, United Square and Square 2.
