There have been a lotof changes in the realestate industry in thepast few years and onearea Realtor wants tohelp educate homeown-ers, buyers and realestate agents.
Broker Susan Teixeira,of Better Homes Realty inAuburn, will be holdingseveral workshopsgeared to answering
questions many mayhave about the currentmarket.
There is a lot to learnfor new agents.
As a broker, I conductcoaching and mentoringsessions for my agentsand guide new andprospective licenseesthrough the process intoa new real estate career,Teixeira said. There ismuch to understand dur-ing this process.
With so many changesin the ever-fluctuatingreal estate market sheencourages new andreturning agents to checkout the workshops.
So much of real estatehas changed in the lastdecade. To be effective intodays market, agents
need to educate them-selves and stay currenton market trends, shesaid. Real estate is no
longer your grandfatherscraft, nor a way to earnan easy income.
Workshops for home-owners will provide avariety of information.
Topics range fromexploring options fromdownsizing, short salesand renting to guidance
for routine, deferredmaintenance issues,Teixeira said.
She said she expectsthe real estate market willpick up by spring.
Fall and wintermonths are generallyslower months for sales. Ibelieve the market will
remain active and heatup in the spring, shesaid.
According to the Cali-fornia Association ofRealtors, California home
sales declined in Augustbut continued to main-tain a strong pace,recording five consecu-
tive months of year-over-year sales gains, while themedian price reached afour-year high.
A lack of inventoryremains an issue, as the
housing supply fell morethan 30 percent from lastyear, said LeFrancisArnold, president of the
California Association ofRealtors. Inventory lev-els are at the lowest levelsweve seen in seven years,and we are starting to seethe supply shortage con-ditions having a negativeimpact on sales.
Fewer houses on themarket has meant a sell-ers market.
Typically low invento-ry is an indicator of a sell-ers market and low inter-est rates are an indicatorof a buyers market, Teix-
eira said. Well, we haveboth and at the sametime. Its a win-win situa-tion for all.

Decisions, decisions, deci-sions ... The technologicalabyss we live in has given
us more choices than we cancontemplate. The decisionprocess is overly complex andexhausting even for simpleitems.
A few weeks ago I was shop-ping for a new refrigerator. Ithought I would shop online,find one, order it and be done.Wrong! The more I researched
refrigerators the more confu-sion consumed me. I felt asthough I was exhausted oninformation overload.
Three hours, two bloodshoteyes and one poundingheadache later, frustration wonover and I gave up. I closed mylaptop and moseyed into thekitchen. I had an epiphany Iloved my refrigerator. I didntwant for a different one. I wasmaking this simple decision sohard. So I opened the refrigera-tor door, pulled the model num-ber, popped open that laptop,opened my browser and foundthe most recent version of myfavorite frig. Voila! One of lifeslittle decisions that had beencomplicated by too many choic-es was made easy by recogniz-ing a good thing when I saw it.
I was laughing about the inci-dent with a client who is being
relocated from the east coastand is considering the greaterSacramento area. As I relayedthe story she chuckled amoment and said, If you thinkthat was confusing, imaginehow I feel! This decision is sobig I dont even know how totackle it.

As much as I love the oceanand the cool crisp nectar ofsalty sea air, I still prefer theconsistently clear days ofspring, summer and fall thatPlacer County delivers. If I longfor the ocean I can hop in thecar for a day trip to the coastand get my fill. As a longtime
resident of Placer County I havecome to cherish the changing ofthe seasons year over year.
The winter is mild down thehill where I live in Rocklin. Lastyear I grilled hamburgers in thebackyard while the kids swamin the pool ... on New Years Eve!The pool had to be heated, butit was well worth it. The kidswere a little tired from snow-boarding their hearts out atSquaw Valley that morning.
Having a ski resort just up theroad that has the forever honorand bragging rights of havinghosted the Olympics, is worththe price of admission alone.
Donner Summit and SugarBowl are familiar haunts as welland this year our goal is to hitevery ski mountain in PlacerCounty during the season. It is
sure to be busy, there are a lot ofthem. As my 12-year-olddaughter Sofia would say,Snowboarding in Placer Coun-ty is epic mom, epic.
When I need the excitementof the city to get me feelingworldly and connected I amquickly satisfied. I can be inSacramento in a few minutes toenjoy world class theater or takea meeting at the State Capitol.
If I am not in the mood forcity bustle, I can drive up I-80 tocatch a local artist in Auburnshowcasing their treasures inone of the many galleries thatline the historic streets stillpulsing with the excitementand history of the gold rush.
LifestyleAward-winning schools prac-
tically grow on trees in thiscounty. From elementary edu-
cation to a full university cam-pus, every school has a trophyand its not one for mere partic-ipation. We have baccalaureateschools and nationally rankedhigh schools with a bevy of col-lege bound students.
This is one of the few coun-ties in California that is actuallyadding more schools. Why?Well, I suppose i f you make itawesome they will come.
Did I mention the sports pro-
grams? They come in all shapesand sizes ranging from the citybased tot shot clubs to theserious programs that breedlocal heroes like Granite Bay
native and world-renownedgolf great Natalie Gulbis.
Shopping anyone? From thesprawling Galleria in Rosevillefeaturing stores like Nordstrom
and Louis Vuitton to the quaintoutdoor shopping mothershipknown as The Fountains, this istruly a fashion connoisseursparadise.
The dinning is world class aswell. Perhaps on your way toFolsom Lake you can enjoysome of the fine eateries at theQuarry Ponds on DouglasBoulevard in Granite Bay. Thecheeseburger at Paul MartinsAmerican Bistro is pure love ona plate.
Placer County has a tremen-dous sense of community, adiverse fellowship of peoplewho want a great place to live.Smiles abound and people aregenerally pretty nice. Relaxationdoes wonders for a persons dis-position. Living the good lifepermeates everything.
Value
The economy has testedeveryones patience these lastfive years. Placer County hasseen a recovery that is a testa-ment to the areas desirability.The inventory of availablehomes is half of what it was thelast couple of years. The text-book definition of supply anddemand is dictating that PlacerCounty is on its way up in value.Pending sales have increaseddramatically as well, including
vacant lots. Permits for build-ings are being pulled at a ratenot seen for several years.
Recently, I was speaking withcontractor Barbie Davis of Mis-
sion West Builders, she relayedto me that everyone she knowsis getting busy again. The con-crete contactor I use has pouredseven foundations in the lastcouple months which is morethan he did all last year, she toldme.
She went on to say, Fromremodels to new builds peopleare gaining confidence in themarket. Placer County isbeyond compare for value and
quality of life and the peoplehere are realizing this is a per-fect opportunity to jump infront of the market that will onlybe heading up for years tocome!
Interest rates are phenome-nal. Dawn Jarman, a loan officerwith Wells Fargo bank, stated,We are seeing several residen-tial home buyers grasping thisopportunity.
Moreover, we have many cur-rent homeowners ceasing theopportunity to seal in low inter-est rates by re-financing theirhomes. This is evidence that themarket is a perfect combinationof value and purchasing power.Smart consumers are definitelyacting in this opportunemoment to assure their longterm investments.

superintendent of cur-riculum and instruction,said is due, in large part,to the enrichment pro-grams and rigorous aca-demic instruction thatEUSD staff provides.
Were probably luckierthan most because manyof our enrichment pro-grams have continueddue to support from theEureka Schools Founda-
tion in the face of budgetcuts, Williams said. Westill offer music in fourththrough sixth grades andband and choir as elec-tives at the junior highschools.
In addition, the districtoffers Spanish enrich-ment before and afterschool, teaching up to 400
children each year, and ahost of additional pro-grams like Challenge 21,which focuses on skills
above and beyond statestandards.We want to provide
students with a variety oftools before they leaveour district, and the feed-back we get from the highschool agrees with that,Williams said. We wantto provide electives, likethe STEM Elective atCavitt (Junior HighSchool), that is challeng-
ing and gives students theopportunity to apply theskills in a real-life setting.
The STEM Elective,short for Science, Tech-nology, Engineering andMathematics, teachesstudents robotics, whichincludes programmingrobots to performincreasingly complex
tasks, engineering, wherestudents create structuresthat will withstandextreme force, and foren-
sics all designed toincrease math and sci-ence skills, in a fun,hands-on way.
The content of theseelectives are so engagingthat they are really attrac-tive to kids, Williamssaid.
Garbolino-Mojicaexplained that areaschools offer quality pro-grams that will appeal to a
wide variety of students.The schools have cre-
ative programs to help at-risk, struggling students,and creative gifted pro-grams, as well, she said.We place a high priorityon staff development, andthe API scores, our stateaccountability measure-ment, is high.
