The
CONDOMINIUM IMPROVEMENT CLUB
is considering new projects to undertake. Attend the next
meeting on July 25 at 7 pm to hear about an update of the
telephone directory, the possibility of renovation of the
men's restroom in the clubhouse and additional ideas.
The Club needs your comments and ideas.
As usual, there will be a 50/50 drawing and yummy
treats.
For our newer residents, here's a brief introduction to the
C. I. C. Our motto: Having fun while doing good.
We all know that buildings need periodic renovation and
improvement, furnishings need re-upholstery or
replacement. Just as many of our residents work to
beautify their gardens, our many volunteer groups
beautify our common areas. The C.I.C is one of these
groups, raising money for projects that take thousands of
dollars. For that, they organized Spring Flings, the pan-
cake breakfasts, the luaus, and on and on until today.
The raised money has been spent on the covering over
the picnic tables, the kitchenette added in the lounge , the
signs at the accesses, and, more recently, the complete
new porch on the Clubhouse, and the new elevator.
Let's not forget last year's complete renovation of the
upstairs restrooms.
Come to our meeting, let's get acquainted.

Willie Lucas passed away on July 3, 2013. His Celebration of Life was held on July 12 at the
Rolling Hills United Methodist Church, with a reception following the service.
Our condolences to his wife Lorene, daughter Bridget, two sisters, six nieces and seven nephews.
TO OUR BOOK READERS
Thank you, thank you, for the books you've all
donated lately. I would like to remind you that we
cannot use the hard backs because our shelves are too
narrow. Please take your hard back books to the
public library on Torrance Blvd. or to the YMCA on
Sepulveda. When you do bring books to be donated,
put them in the drawers below the shelves and we
will put them in their proper spot.

III. BOARD OF DIRECTORS’ REPORTS
Architectural-Gary Smith: Continuous work on buildings
in a timely manner. Doing touch up in between finished
building and starting new project. Working on work re-
quests. A notice will be in the newsletter, FHA and VA
loan process approved. VA approval is permanent but
FHA has to be renewed every 2 years.
Business Information System-Bud Brown: Ad Hoc com-
mittee is working on project in storage garage on old files.
Thanked his committee for stepping up and volunteering
on working on ideas with the Newsletter Staff on doing in
house printing.
Building and Pools-Carl Aleccia: 2 to 3 pin hole leaks this
week. Please check attics in B units periodically for these
leaks to catch early so they will not create damage travel-
ing down to A unit. Our men are working on redoing
some front and back balconies and patios. Annual fire
extinguisher check should be done this week. Good news
they have all been check out to be ok, we do not have to
buy any replacements.
Civic Affairs-Gail Standley:”Red Curb” situation re-
solved. A broken curb that was reported in June has been
repaired. Edison Co. started replacing their pedestals.
AT&T will begin refurbishing the stand alone pedestals.
Torrance Adult School and Cal State Dominquez will be
making a presentation on Thursday, August 15th at
1:00pm in the Town Hall. Watch for info in Newsletter.
Clubhouse-Gerry Johnson: Projects that are under way,
Clubhouse Committee taking consideration on raising
rental of the town hall/lounge areas, purchasing a divider
rope for the Clubhouse pool, and Bulletin Board re-
organization, on going bids for Clubhouse/Lounge securi-
ty system. Info on the camera that was presented as a gift,
camera is 2 yrs old, warranty is transferable to new owner,
LED lamp has 50k hours of shelf life, cost to replace lamp
is $79.99. Tech support available phone or online.
Condo Code Enforcement-Arlo Creamer; Questioner in
Newsletter concerning Handicap Parking spaces. Still
working on excess car situation in area 6, garage inspec-
tion will be happening soon, Residents will be notified in
advanced, garage doors will be opened up by our men,
violations will be given out where necessary.
Grounds Maintenance-Joyce Harrington: All rebates for
the water sensor system are in. Basic cost was $21,000,
rebates $18,600, our cost $2,462.00. the rebate money
will go back into Grounds Maintenance Budget. Recycle
topic: Removing bin in area 7. Over flow of trash, resi-
dents in that area are concerned about “dumpster divers.”
A corral around bin in access #1 is being considered.
Palm tree trimming will begin Monday, July 22, watch for
falling debris.
Insurance-Tom Kasterko: Starting to get bids in August
for New Horizons Insurance.

BOARD OF DIRECTORS. Minutes of board meeting
Wednesday, July 17, 2013.
Chairman, W. Scott Munro called the meeting to order at
3:00pm. Following the flag salute and welcome, roll call
showed the following Board Members present: W. Scott
Munro, Kathy Lindbergh, Gary Smith, Bud Brown, Carl
Aleccia, Gail Standley, Gerry Johnson, Arlo Creamer, Joyce
Harrington, Tom Kasterko, Jacob Aslay, and Jeanne
Rennhack
Board Members Absent: Bob Lombardi, Jim Kenny
I. The minutes of the Board Meeting of June 19, 2013 were
approved as written.
II. Motion read for approval and vote:
#1 Emergency Motion presented by W. Scott Munro
Move that the New Horizons-South Bay Association Board
of Directors’ approve the Nomination of Gail Standley, as
Secretary to the New Horizons-South Bay Association Board
of Directors’ effective immediately after this vote from the
Board. Question was asked for discussion, there being none.
Arlo Creamer moved to approve this motion, 2nd Gerry John-
son, vote called. All Board Members present approved.
#2 Motion presented by Carl Aleccia, Building and Pools
Chairman
Move that the New Horizons-South Bay Association Board
of Directors’ approve the amount of $4,000.00 for annual fire
extinguisher inspection. (3) Bids are in. The vendor is Max-
imum Fire Protection. Source of funding to come from
Buildings and Pools Maintenance Fund. Question was asked
for discussion, there being none. Arlo Creamer moved to ap-
prove this motion, 2nd Jeannie Rennhack, vote called. All
Board Members present approved.
# 3 Motion Presented by Gerry Johnson, Clubhouse Chair-
man
Move that the New Horizons-South Bay Association Board
of Directors’ accept a gift of a Document Camera from the
Conservation Club. Value is $275.00.
Explanation: Document Camera will be used for the Board
Meetings in the Clubhouse Town Hall. Question was asked
for discussion, there being none.
Carl Aleccia moved to approve this motion, 2nd by Joyce Har-
rington, vote called. All Board Members present approve.
#4 Motion Presented by Joyce Harrington, Grounds Mainte-
nance Chairman
Move that the New Horizons-South Bay Association Board
of Directors’ approve the amount of $4,900.00 for annual
trimming of 96 Palm Trees. (3) Bids are in. The vendor is
Finley Tree & Landscape, Inc. Source of funding to come
from the Grounds Maintenance Fund. Question was asked
for discussion, there being none.
Bud Brown moved to approve this motion, 2nd by Gary
Smith, vote called. All Board Members present approve. Page 2

Project under consideration, in house printing, and
this project is still being discussed with the commit-
tee, not ready to present to Board. Need Articles for
Newsletter.
Recreation Council - Jeannie Rennhack: July 4th pic-
nic was a success. Looking forward to Labor Day
Picnic. Family and friends are welcome.
Resident and Orientation-Jim Kenny: No report, ab-
sent
**Treasurer - Bob Lombardi: in Bob’s absence Mary
Lee Lombardi read his written report: Six people were
turned over to our collection agency, we have collect-
ed two outstanding debts in full, approximately
$4,600.00. One owner is making payments including
collection fees. We received partial payment
$6,000.00 from another owner to whom we have sent
statements for a period of 18 months along with re-
quests from our collection agency. Another letter has
been sent to this owner, stating that collection fees
and his monthly HOA dues are to be paid. California
law says, “the Association is entitled to collect all at-
torney fees and cost of collections from delinquent
owners.” We will not disappoint our 599 other own-
ers or make the other owners pay for these fees. Var-
ious departments are running over budget for 2013.
This will impact 2014 maintenance fees. We have
begun 2014 budget process. The Budget Committee
consists of Tom Schmidt, Mary Lee Lombardi, and
Paul Cohen.
**Vice Chairman-Kathy Lindbergh: Vandalism in
area 6, graffiti on block wall, and lights broken, sus-
pects apprehended. Our employees are removing the
graffiti and replacing the broken light fixtures. We
will try and seek restitution from the suspects. Our
employees are very busy this week with the annual
fire extinguisher check, leaks, the vandalism, and the
curb repainting.
* Gail Standley made a motion to replace the vacant
seat on the Board of Directors and to fill the vacant
position of Civic Affairs. The nomination was made
to have Pat Artman fill the vacant seat of Civic Af-
fairs. 2nd by Gerry Johnson, with little discussion,
vote was taken, 11 votes yes, 1 abstention. Pat
Artman, voted Civic Affairs Chairman.
III. Residents’/Owners Question/Comments
Question about pipes in attic, water in pipes all the
time, would be easy to detect leaks early if attics were
inspected frequently to avoid heavy damage. Carl
Aleccia mention if residents do not have keys to their
garages, get one from office, In case of power outage,
it is necessary to open garage door only with key.

TRAVEL CLUB UPDATE. 7/19/13 by: Ed Reilly,

On Saturday, August 10, we will be attending a special out-
door concert of the California Philharmonic Orchestra. This
concert, called “Festival on the Green,” will take place at the
beautiful Santa Anita Race Track, (and no, it has nothing to do
with horses). We will have reserved table seating in the in-
field to enjoy the 7:30 PM performance of the “Rodgers,
Hammerstein and Gershwin” concert. We leave at 5:00 PM
and return at 11:00. This outdoor experience will be similar to
going to the Hollywood Bowl. Just prior to the concert we will
enjoy a boxed dinner from Boudin’s Catering. If you have any

I would like to thank those who responded to our request for
two more folks to fill in for two cancellations we had for the
“Festival on the Green” concert. Our trip is now once again
full.
Future trips:
In September, we are going to the Glendale Center Theater.
The date is Saturday, September 21, 2013, and the blockbuster
show we will be seeing is the matinee production of the musi-
cal “Hairspray.” We have been to the Glendale Center Theater
a number of times and the productions at this theater in the
round have always been top notch. I would expect nothing
less of this production. Prior to arriving at the theater we will
be sitting down to a wonderful lunch at the Outback Steak-
house. Entrees include ones choice of: Outback’s Signature
Sirloin Steak, Grilled chicken on the Barbie, fresh Atlantic
Salmon or a vegetarian plate. Dessert will be served as well as
coffee, tea or iced tea. The cost for this deliciously fun after-
noon is $77.00. We will be placing this signup sheet on the
board after our meeting on August 1. Come join us, it will be
a blast!
On Saturday, October 19, we are slated to enjoy a grand old
German tradition – Oktoberfest! This year we will be observ-
ing this long standing tradition among the pines at Big Bear
Lake. This is Big Bear’s 43rd
annual festival, making it one of
Southern California’s favorite Oktoberfests. To add to the fun
we will have a full German luncheon with all the traditional
fix’ens (beer of course, bratwurst, chicken, sauerkraut and
bands direct from Germany) and a guided tour around Big
Bear Lake with a costumed host. The cost for this wunderbar
trip including deluxe round trip coach transportation, the trip
around the lake and the festival will be $70.00 assuming we
can entice 38 or more folks to join us. This signup sheet will
be going up on the board right after our September 5 meeting.

Monthly Reports:
There are two work requests pending. They will be taken
care of once bldg. 413 is completd
Work on bldg. 412 was completed on 7/9/13
Work on bldg. 413 started 4/15/13 Before starting Bldg.
413, three days were spent doing touch-up work and a pro-
ject related to the new fascia boards for Bldg. 300
Open Discussion
Gary Smith was given a copy of a budget outline for
2014. It shows the budget figures from 2009 - 2013, and
will be used as a guide for preparation of the 2014
budget. Bob Lombardi and Paul Cohen will be working
with Gary Smith on the budget planning.
