Metrolinx invites you to view an updated presentation for the Mount Dennis Mobility Hub Workshop. The purpose for the presentation is to present a preliminary station design concept and a series of more refined concepts for how the lands around the station could develop over time. Mount Dennis Mobility Hub Update + Station Design Directions

2

Meeting Objectives • Present what we heard at the public meeting on December 12, 2012 • Present and get feedback on

• More refined concepts for the areas surrounding the new station that will form the basis of the Mobility Hub Plan

• Suggested station design directions (to inform tender documents)

3

was created in 2006 for the purpose of providing residents and businesses in the Greater Toronto and Hamilton Area (GTHA) a transportation system that is modern, efficient and integrated.

What is a Mobility Hub?

51 mobility hubs identified in The Big Move

Mobility hubs are major transit station areas within the GTHA that are particularly significant given the level of transit service planned for them and the development potential around them.

13 Mount Dennis is a hub in the growing regional transit system

16

Mt. Dennis Mobility Hub Study Objectives • A fully integrated transit station to

facilitate transfers between rail and bus services, and the surrounding area

• Re-purposing the Kodak building

• Improvements to the public realm including streetscaping

• Enhanced pedestrian/cyclist connectivity

• Potential uses of lands adjacent to Metrolinx property for transit oriented development

• Phasing of implementation of the mobility hub components

17

How will the Mobility Hub Study be Implemented?

• Metrolinx will: • Incorporate recommendations into the concepts for LRT

facilities and stations • Work with the City of Toronto to support Official Plan

and Zoning By-law updates that reflect the study recommendations

• Work with the City of Toronto to prioritize recommended infrastructure and public realm improvements

18

What is being planned

19

A New LRT Station With Two Entrances

• Western Terminus of Phase 1 of the Eglinton Crosstown LRT • Located beneath the Rail Corridor on North side of Eglinton Ave. • Entrance addressing Weston Road • Entrance east of the Rail Corridor

LRT Station

20

A New Transit Overpass

• Span Black Creek Drive • Descend towards Weston Road to travel beneath the rail corridor

Transit Overpass

21

A 15-Bay Bus Terminal

• Required to accommodate the substantial number of bus routes accessing the station

• Intended to be reduced in size following the extension of the LRT west

Bus Terminal

22

A Future GO Transit Station

• Design of station is being coordinated with LRT facilities

GO Station

23

A Passenger Pick-Up and Drop Off

• Designed to accommodate “kiss n’ ride” traffic for GO and LRT passengers • Will include parking for future uses in the Kodak Building

Passenger Pick-up and Drop-off

24

A Maintenance and Storage Facility

• Designed to serve the Eglinton Crosstown LRT on opening day and over the long term once the line is extended west to the airport

• Required to accommodate 168 vehicles with facilities to service and maintain them

• Plans to comply with the Toronto Green Building Standard (LEED Silver equivalent)

Maintenance and Storage Facility

25

The Mobility Hub Study focuses on five areas

26

4. Black Creek Triangle

1. Kodak Lands

5. Black Creek Business Area

27

Lands Metrolinx has control over

Metrolinx Lands (In White)

28

Why are we looking at lands outside Metrolinx’s ownership?

• A Mobility Hub is not just a transit station, but the lands around the station that support use of public transit (within a 10 minute walk)

• Recommendations for lands outside the immediate station area should support broader community objectives

• It provides guidance to the City so that they can: • Proactively update their zoning and policy framework prior to

completion of the station • Prioritize investments in new infrastructure • Respond to development proposals with concrete

recommendations that support a wider vision for the station area

29

What kind of development can we expect? • A weak market in comparison to other parts of the city makes it difficult

to attract investment of any kind

• Over time, improved transit access (LRT) and relatively low housing prices may lead to a gradual increase in existing housing demand and values

• Improved housing demand will help to improve the viability of retail on Weston Road which in turn will make it possible for higher density forms of residential development

• Office development may occur in the long term, however it will need to be economical to construct and require a supporting urban environment (streets, housing, retail)

31

What We Heard 1. Maintain and repurpose Kodak Building No. 9 2. Design the station as a connection 3. Provide for a future road connection 4. Design the MSF to face the street and preserve for new development 5. Explore other alignments so that development can address Eglinton

113

The Long Term Vision Bringing It All Together – Long Term Vision

114

How does the long term vision get realized? • Metrolinx will be implementing transit-related infrastructure + public realm

improvements • Transit investment alone is unlikely to result in significantly more private real estate

development in the neighbourhood • Achieving the Mobility Hub vision will require investment and coordination from a

range of stakeholders to improve public realm and attract development
