Baby boomers may wellbe on the move over thenext five years, but
don’t expect them to be downsiz-ing to condos — they love theirgarages and their yards.
In fact, they love them so muchthat 40.6 per cent of 1,011 boomerssurveyed for the study said theyplan to move out of the familyhome to another house — some25.9 per cent into one of a similarsize and almost 18 per cent of theminto something even bigger.
While 54 per cent of boomerssurveyed said they do intend todownsize, less than a quarter (22.9per cent) are looking to condo-miniums or apartments, the reportnotes.
That could mean lights out inmore than a few of those glass-and-steel units over the next
decade, given that Generation Ykids born between 1980 and 1994were also part of the survey andmade it clear they don’t plan to beliving the high life in the bustlingdowntown forever.
Expect a rush to the suburbsover the next few years as they hittheir child-bearing years: Almost77 per cent of the Gen Ys surveyedsaid they will be looking for town-houses, bungalows or single fami-ly homes and less than 25 per centof them close to downtown.
Like their parents, they dreamof owning a lovely house in thesuburbs, which provides value aswell as access to parkland for chil-dren to play and the perception ofgreater family safety.
Less than 20 per cent of theboomers surveyed said they arelooking to buy multi-storey homes.
Instead, almost half — about 40per cent — are looking to buy abungalow, a housing type that’squickly headed for extinctionbecause of escalating land valuesand intensification efforts that aredriving houses up rather than out.
Relatively few boomers, itturns out, are being wooed by thecall of the wild and the romance ofliving on a lake: Just 5.9 per centsay they plan to buy a cottage, skichalet or other recreational proper-ty as their primary residence, thesurvey shows.
Most boomers simply can’tfathom downsizing yet — theyneed the space in their oftenmortgage-free homes for grownchildren trying to get on their feet,or aging parents too frail to live ontheir own.

On Saturday, February 16th the Superstore in Grimsby
hosted a BBQ & Bake Sale Fundraiser to help raise
money for "The Golfi Playroom of Dreams." A cam-
paign headed by Rob Golfi Re/Max and Golfi Concrete& Drain Limited to build an indoor playroom on the 3rd
floor of McMaster Children's Hospital (Hamilton) for
patients 12 and under. It was a great success raising$8,400 that day from BBQ, bake goods and raffle sales.

Superstore for donating all the food, beverages, space and
the 50" television that was raffled off. To the following

assisted and brought this to the store's attention, Frances
Nicolaides who made all the posters and promoted the
event, Antoinette Angelopoulos who collected donations
for the raffle, Mary Spagnuolo for the delicious chili and
all Superstore employees who took time out of their day to vol-
unteer at the Bake Sale.
A big thank you to all the people who baked the delicious bake
goods. There had been so many! We could not go with out men-

Memory loss, confusion anddementia are NOT a normalpart of aging. Although we
often hear people joke that they have“Old-Timer’s Disease”, it can be a veryserious condition. Dementia is a generalterm that refers to the progressive loss ofcognitive and social brain function. It isan umbrella term that refers to a group ofillnesses that involve behaviour, memory,communication and learning. Dementia
often starts slowly and progresses gradu-ally.
Alzheimer’s disease is the most com-mon form of dementia. The disease wasfirst diagnosed by Alois Alzheimer in1906. The disease is gradual in onset andthe signs and symptoms can vary fromperson to person.
Sometimes a person may becomewithdrawn from family and friends as away of ‘hiding’ their memory loss.
The first step is to see your familydoctor to discuss your symptoms so thathe or she can rule out any other causes.Urinary tract infections; alcohol use;fluid and electrolyte imbalances; medica-tions; low blood sugar; low oxygen lev-els; lack of sleep are only some of thecauses of confusion or memory loss. Athorough assessment and blood work byyour doctor will be the first step in theassessment process.

Naomi and Jordan Bannisterput their home up for sale inMoncton, N.B. this spring
and in late April a woman made an offerfor the $229,000 asking price and agreedto pay separately for the appliances. Shegave the Bannisters her lawyer’s nameand the name of the company that wouldbe financing the deal, adding that sheneeded to move into the house within acouple of days.
According to an article in theMoncton Times & Transcript two weeksago, here's what happened next:
The Bannisters agreed to vacate andrent the house to the buyers for a monthto allow the purchase details to be final-ized. They also made arrangements tomove to Ontario where they stayed withNaomi's parents pending Jordan's newjob in Tennessee.
When the Bannisters tried to cashthe rent cheque, it bounced. TheBannisters then learned the couple did-n’t have the financing to buy the houseand the lawyer who was supposed to behandling the deal had not been retained.
They made immediate efforts to get
the people out of their house, but thecouple resisted, saying they had the rightto stay there. Then Naomi’s father-in-law visited the home with an RCMPofficer and the couple was warned that ifthey took possession using fraudulentmeans, they could be charged.
After a lot of anguish, a threat thatutilities would be cut off and an evictionnotice, the couple finally moved out, thenewspaper reported.
The Bannisters lost thousands,related to moving expenses, the storageof their belongings and lost wages.Because of that, Naomi told the paperthey plan to file criminal chargesagainst the couple.
The Bannisters were fortunate to getthe tenants evicted so quickly. InOntario, landlords do not have the rightto cut off utilities and the police willusually not get involved. That leaves thelandlord with no alternative but to go tothe provincial Landlord and TenantBoard to evict the tenants, which cantake months.
Whenever you are selling or rentinga home, do not give the keys to the buyer
or seller before you have the purchasemoney in your hands. If it is not a moneyorder or certified funds, do not give outthe keys until the cheque clears.
Be very careful to properly qualifyany buyer or tenant in advance. Here theBannisters should have called the lawyergiven to them by the buyer immediately,before doing anything further.
To avoid this ever happening to you,remember the following:
Never guarantee a loan or add yourname to a mortgage unless you fullyintend to purchase the property.
Always know who you are doingbusiness with, if you are buying, sellingor renting a home. Conduct proper back-ground checks in advance.
Never sign anything until you know
exactly what you are signing.Find out who actually owns any
property you are thinking about buyingor renting. You either can go to the gov-ernment registry offices to do a searchfor a fee, or you can ask a real estateagent or lawyer to assist you, as theyhave access to the government Teranetcomputerized search system. If anydeposit is required, make sure the fundsare paid to the actual owners.
Never give out keys until the chequeclears.
Remember, if it sounds too good tobe true, it is.

Home defects: Even if problem is hid-den, like a stain under the bed, you mayfail if you sue. The answer is a carefulinspection.
Buyers must be very careful tocheck for minor defects in ahome by themselves, as they
may not be protected if they find out aboutit later.
One reader complained that afterclosing, they learned that one of the mir-rored closet doors was cracked. Whenthey had first inspected the home, thecloset doors were open, such that thecracked one was behind one that was notcracked. The buyer says that they werefooled by the seller.
Another reader complained that theydid not want to disturb anything on thekitchen counter when they visited thehome, only to find after closing a crack inthe countertop under the spot where thecoffeemaker was sitting.
This highlights the legal subject ofpatent or obvious defects. The generalprincipal is that a seller does not have theobligation to disclose defects that are vis-ible to any buyer. However, a seller can-
not try to conceal obvious defects either.The following case demonstrates that thisis not always easy to figure out:
Randall and Catharine Reiss bought ahome from Dr. Emil and Maria Grigore inWest Lorne, Ontario in January 2005. Thesellers had been in the home 14 years.
The buyers had two opportunities tovisit the home before making the offer.The second visit took at least two hours.As Mr. Reiss was an electrician, he did notbother with a home inspection. He hadasked the sellers whether they had experi-enced problems with the air conditioning,furnace or plumbing systems and theanswer was no.
He asked whether all the windowsopened and the answer was yes. He onlytested one of the windows himself. Healso checked under many of the rugs inthe home.
After closing the buyers discoverednumerous problems with the home andsued. Some of the complaints were as fol-lows:
There was soapy water and dishes inthe kitchen sink at the time of the visits.After closing the buyers noticed that the
entire sink was rusted and had to bereplaced.
Some of the window cranks did notwork so the windows would not open.
There was a large stain under the bedin the master bedroom, which resulted inthe buyer having to replace the entire bed-room broadloom.
There were 50 cracked tiles aroundthe bathtub and on the bathroom floor thatwere concealed by a combination of a rugon the floor, a vase and a stack of towels.
According to the buyers, even thoughthese were minor defects, they wereactively concealed by the sellers.
According to the sellers, they did notsay anything untruthful and did not con-ceal anything. They permitted the buyersas long as they needed to inspect theirhome before putting in an offer. They didnot have a dishwasher so it was notunusual for dishes to be piled up in thesink.
The dog slept under the bed and musthave had some accidents that they werenot aware of. They tried to remove thestain when they moved out and noticed itfor the first time but were not able to get
the stain out.The case was decided on June 30,
2010. Justice Lynne Leitch noted that thesellers were long-standing members of thecommunity, who had family in the areaand were not trying to move away andunload a home with problems. Sheaccepted the sellers’ explanations anddenied the buyers any damages.
As to the readers who discovered thecracks in the mirrored closet door orunder the coffee machine on the kitchencounter, in my opinion they would proba-bly lose their cases as well.
The lesson is that buyers must bevery careful to do their own due diligencewhen visiting a property, before makingany offer. This includes testing all win-dows, looking behind pictures, under rugsand lifting anything off the counters.
Test the appliances, electrical outletsand faucets as well. Being prepared beforeyou make an offer will prevent unwantedsurprises after closing.
