The Lowderman Auction Company, over the last 4 decades, has been based upon: Honesty, Integrity, Reputation, and Trust. Our priority is doing the best job possi-ble for our clients. The most cherished compliment we receive from a client is “ A job well done”. The auction business is our passion, and because of the

Results matter, and in chal-lenging times, results are more important. The Auc-tion Business is our life. We sincerely care about our clients and customers experiences and results.
The decision to sell is often a difficult one to make and certainly one of the most important. In many cases a lifetime of memories and treasures are in-volved. Selecting who to handle the sale is key to success. When choosing a doctor, do you choose the least expensive? Of course not ! You choose the one most competent and trust worthy. When se-lecting an Auction Company, the same criteria should be used to evaluate who will conduct your auction. Your commitment in time and finances should produce a positive result. Ask these Ques-

tions to evaluate an auction company: Integrity and Honesty. Do they tell you the truth, or do they “sugar coat” the facts? Equality. Are they fair and unbiased? Do they promote their own agenda or pro-tect yours? Reputation: Are they trustworthy? How are they perceived in the community? What is their character? Do they give back to the community by participation in worthy organizations and functions? Acceptance Ratio: What is their tract record? Are the results successful? We hope this will help in mak-ing your decision easier.
A Family Business Built on Integrity, Honesty, and Character, covering 4 decades
resulting in a value added service with experience, and a proven reputation of results.

Hood and Warden Land Auctions Set Records
Recently, our company held land auctions for the Hood Estate and Warden Holdings, LLC. For this past cycle, it has been a sellers market, when marketing farm land. This has been evidenced by the con-tinuous upward prices achieved at each land auction throughout the Midwest, over
the past several years. Prices today are breaking the $12,000.00 to $15,000 per acre barrier on prime farmland in Cen-tral and West Central Illinois.

The auction method brings all interested parties to-gether at a specific point in time. Everyone is put on an equal playing field, using the same terms and condi-tions set forth prior to the auction by the seller. The auction is driven by competitive bidding, and is not a “list & wait” method”, that uses a pre-determined, estimated, and inflated value, that is open to negotia-tion; as well as, setting a top price for the property. Years ago, selling a home at auction was a last resort or the ending of an estate. Today, the auction method is being used by many as a first choice to also market their home.
By utilizing the Auction method, the Seller takes advantage of:
Time, with a listing to closing ration that is typically 60 days or less. Cost Effective, eliminating carrying and holding costs and maximizing net dollars, and hav-ing a time definite sale. Control, eliminating having to deal with offers and counter offers. 98% of our auc-tions have closed with the terms of the sale predeter-mined and stipulated prior to the sale by the seller.
Market Acceptance, the auction industry is over a 240 billion dollar industry. The Lowderman record stands above the crowd with a 98% sales ratio, creat-ing liquidity and fair market value in the market place. Market Presence, as each property is marketed above the mass of the market place.
By utilizing the Auction method, the Buyer takes advantage of:
Opportunity, as each auction is open to the public. Each sellers motivation is absolute in wanting to sell the property. All bidders are treated equally with no hidden agendas. Equality, as each bidder is on the same playing field using the same terms and conditions set forth in the contract of sale. These terms are al-ways pre-stipulated prior to the auction. Value, as the prices are driven competitively, solely by the bidders. Market Value is created and determined by the high bid and not the estimate of others. Time, as the auc-tion date is time definite and each auction usually take 15—30 minutes. Each bidder can come to a Lowder-man Auction having the confidence that the high bid-der is usually the new owner of the property. Market Acceptance, as more and more people are attending and buying at auction. Buyers confidence has risen and buyers have attended a Lowderman Auction knowing the property will be sold.
