OUR HISTORY
A general partnership, The Evergreen Company was formed in 1981 and has a reputation for providing well located, quality product at the most competitive rates in the market. Prior to forming Evergreen, the partners held various senior positions within the real estate industry. With over thirty years of operating history as Evergreen, we have developed or repositioned a variety of properties ranging from large floor-plate suburban office buildings to a Downtown high-rise, as well as neighborhood and regional serving retail projects.

Evergreen has brought a unique direction to the industry as it is not a fee or tenant-location driven developer, but one that is focused on sustainable real estate. Our operating philosophy is to deliver strong performance and exceptional service to our tenants and partners at all points in the real estate cycle.

COMPANY BACKGROUND PROFILEThe Evergreen Company is one of northern California’s foremost real estate development and investment companies. The 34-year old Sacramento company has six partners: Dan Cole, Dan Petrocchi, Don Timmons, Ray Gundlach, Ted Messner and Trey Gundlach. Prior to forming Evergreen, the partners held various senior positions within the real estate industry. The company has a reputation for providing well located, quality projects at the most competitive rates in the market. All projects are delivered on time and on budget. As one of the most active developers in Northern California, Evergreen has developed six million square feet of office and retail space, in addition to controlling 250 acres well located in the Sacramento area for future commercial development. Nearly half of the above development have been build-to-suits.
The Evergreen Company currently has over two million square feet under management. Historically, it focused on commercial properties and was responsible for such signature projects as the Capitol Bank of Commerce building on Capitol Mall, division headquarters for California’s Employment Development Department, AT&T’s regional wireless services offices, Intel’s Bradshaw Campus, Delta Dental’s four building campus, and Headquarters California National Guard. More recent projects include the Micron Technology build-to-suit in Folsom, the Waste Connections headquarters (now SAFE Credit Union) in Folsom, VSP Global, and the two-building Verizon Wireless campus both in Rancho Cordova, the Kaiser Permanente medical office in Folsom and the Creekside Ridge office park in Roseville.
In the last fifteen years, Evergreen has expanded its focus to retail projects such as Creekside Town Center and The Ridge at Creekside in Roseville, which include Nordstrom Rack, Buy Buy Baby, Bed Bath & Beyond, REI and Macy’s, as well as the Folsom Gateway project including Sam’s Club, Best Buy, Staples, REI, Bed Bath & Beyond, PetSmart and DSW. The majority of Evergreen’s projects are joint ventures with the Lewis Trust Group, an international investment company which has been Evergreen’s equity partner since 1982 in over a billion dollars’ worth of projects.

BUILD-TO-SUIT EXPERIENCEOver the last 20 years, The Evergreen Company has had the opportunity to develop office buildings and campuses in the greater Sacramento region for some of the world’s most recognizable companies. Notable clients include Delta Dental, Kaiser Permanente, Micron Technology (formerly Numonyx), the State of California, Agilent Technologies, Level One Communications (acquired by Intel Corporation), Sterling Software and Vision Service Plans.
