A huge thank you to everyone on the team for their contribution making Aventus a fantastic place to work. Culture is often difficult to see… it is what our teams are doing when no one is watching, it bonds us together tightly and keeps us achieving great goals. Culture can’t be copied and is our competitive advantage.
Welcome to our 3rd edition of the Culture Book. This book is a unique piece which celebrates the Aventus Way, our teams who work incredibly hard, with passion and most importantly the fun we have along the way!
It’s been another big year and despite having $2 billion worth of property, our number one asset is our people. They are the key to making a difference to our shoppers, retailers, and our investors.
In 2004 I started Aventus with Brett Blundy with a team of one (me) and one centre (Cranbourne, Victoria). Today we proudly have a talented team of 70, 20 centres in 5 states and over 3,000 investors listed on the Australian Stock Exchange.
Our Culture is everything to us. Thank you for bringing ‘the Aventus Way’ to life everyday, and working together as ‘one team’.

We have welcomed new team members to grow our team to 70, who work as ‘one team’, dedicated
to create the best experience for our 40 million shoppers, expand relationships with our retailers and
maintain trust and integrity with our investors. Our team have a passion for Large Format Retail and
whether we work in one of our 20 centres or in our support office, we are all focused on our core purpose;

A lot of companies talk about their commitment to customers. Very few walk the talk with shoppers and retailers like the Aventus team.
Another big year with everyone contributing to successful execution.
This year has been another of great challenge and change. Internalisation has dominated the work of many while all the time the focus remaining of all on continuing to deliver on the business. Our capital program, remixing of our tenants, negotiating our debt structure are all some of the major achievements of a very busy year. A great year doesn’t happen without a great team. I look forward to operating in our new structure and delivering value to all of our stakeholders.
It’s been another strong year in the history of Aventus. I am proud to be part of Aventus with a team that has a winning culture and a ‘can do’ attitude. A culture of a company is continually reflected by its people and is the driving force for our continued success. At the heart of Aventus is our customer, the shopper. Our shopper is the “real boss” and we exist to satisfy them and their expectations. Aventus is in the home improvement business and Australians are house proud and our job is to create spaces that inspire our customers. The team have much to be proud of, from the way you transform your centres as you have in Tuggerah to your tenancy selection criteria to create the best centres with the customer in mind. When I look at the culture commitments, I know that the Aventus way is lived each and every day in everything we do, and the shopper is at the core of your commitment and purpose. The customer is front and centre so we should be loud and proud of this and add customer to the culture commitments. To each of the team that is on the journey with Aventus, I hope this edition of the Aventus Culture book reminds you of the importance of our culture and the part you play in defining the culture each and every day. 2017Was promoted to a role in Special Projects. This was a role to build on my lateral thinking and to move away from processing to a more analytical role as a Property Accountant. This involved implementing project job costing, automating payment receipting and transitioning our banking platform.
2018Was promoted to Assistant Property Accountant and was responsible for the financials of 6 properties in the Central Coast and Hunter regions. The ‘Hunter Gatherers’ became my extended team.
2016Having graduated from the University of Sydney, I was offered 2 roles. I chose Aventus as I knew it was a company on the move, having recently listed on the ASX and completed a 5 centre portfolio acquisition. I joined the Sydney Support Office as an Accounts Assistant, handling payments across the portfolio and the Finance side of Lease Administration.

For me, continuous improvement is extremely important, may it be in my career or personal life. It feels great to work for a company that shares this mindset and is always looking to grow and find a better way.

2018Was promoted to Property Accountant with a focus on forecasting. This required me to work closely with the Leasing and Development teams to provide real time information for senior management on where the portfolio was heading. I am currently responsible for handling forecasting duties for 12 properties.

2014Was promoted to a Centre Manager for Tweed Hub which gave me experience in running a Centre.
2016Aventus acquired Epping Hub and I moved to Melbourne to step into the Centre Manager role for Epping Hub, Shepparton Home & Ballarat Home.
2017I became Centre Manager for all of our centres in Victoria; Epping, Cranbourne, Peninsula and Ballarat managing a team of four.
2013While finishing my studiesin Property Development I was working at Freedom Jindalee Home when Aventus purchased the Centre. As part of my university course I did an internship with Aventus atJindalee which quickly turned into a full time Property Assistant role.
Personally, there’s nothing more important to me than integrity and openness.Working for a companythat values the same isimportant to me.

deal
Retail billionaire Brett Blundy will back the expansion of the listed Aventus Retail
Property Fund after investors yesterday approved the $143 million purchase of the trust’s
management company despite a substantial protest vote.
The internalisation deal — which delivered Mr Blundy about $96.5m for his stake in the
management platform, with Aventus chief executive Darren Holland picking up about
$46.6m for his interest — drew a 28 per cent protest vote as it was opposed by a group of
Melbourne-based investors.
The proposal to internalise management was labelled as “overpriced” by broker CLSA as
it delivered a lift of just 1.1 per cent in funds from operations this year, and it warned that
the trust would have to cut its gearing.
There were no questions at a Sydney meeting on the transaction, on which about 53 per
cent of the register voted, with Mr Blundy, who held 29 per cent, unable to vote and not
attending.
Independent expert Deloitte said the deal was “fair and reasonable” and it was backed by
four proxy houses.
Support from passive funds helped it get up, despite the opposition to the price paid from
some active managers.
Aventus independent chairman Bruce Carter said the deal would allow the group to
become master of its own destiny and said the move had been made as Aventus had
grown faster than expected. In only three years it has bought two major portfolios — one
from private equity group Blackstone and another from LaSalle Investment Management.

Aventus has been created as a property investor in big-box retail premises, an area of the
market where Gerry Harvey of Harvey Norman is the biggest landlord. It will operate in
a property sub-sector that has been under-represented in the portfolios of the larger listed
and unlisted property investors. The attraction of the sector is that there is less
competition from online retail alternatives, suburban bulky goods retailing centres are
cheaper to build, zoning is more flexible, and rents and property costs are
commensurately lower per square metre.Aventus has capitalised on these features to enhance rental yields through upgrading the
tenant mix and amenity of these car-convenient locations. The result has been an increase
in earnings, which has allowed the manager to raise additional capital and purchase
additional properties. Aventus is now the largest owner of bulky goods centres in Sydney
and significant across the nation, with a strong hold on customer catchments.

since then the restaurant has performed strongly.The Aventus team delivered our impressive looking new restaurant on time with very positive feedback from the GYG construction team, you had our back.Culture is important at GYG and I can see that Aventus have a high performance culture with a focus on urgency, ownership and customer obsession. I saw this first hand when the Centre Manager Oliver Misso dealt with some visibility issues within 24 hours of me raising them. GYG looks forward to growing our businesses together in the coming few years as we reinvent fast food.

Earlier this year I was approached by Aventus to share some learnings from our business within their Re-Tale Therapy Magazine. When the
question was asked as to what I am most proud of when it comes to Beacon Lighting, it had to be without a doubt the culture and the team values. From our small family beginnings, we still embody these values, despite now operating over 100 stores and employing over 1,000 people. Culture plays a huge role in our day-to-day business operations.
